maybe he meant RESIDENTIAL property bubble

REITs with exposure to offices, industrial and retail with locked-in tenancies still safe, maybe hmm.gif

They are highly correlated together one.
You cannot possible have residential valuation plunge down while industrial price going up.

Yes, sill safe with locked in tenancy, but market is always future looking one, if future looks bleak, market will send the share price down one.
Just like O&G stocks, many still have billion of contract signed, which near term to next financial year, we may not see drastic drop in their revenue, but their share price plunge 30~50% according to oil market price.

but lorry transporter fees remain same...

One or few residential pricing drop is not a property bubble burst.

Bubble burst - property valuation across nation plunge significantly.

When it happens, it means something serious wrong on the economy.
Bank loan default rate goes up, economy slowdown, eventually will hit business, office, industrial across.

We have several property bubble history that we can look as example/lesson, Japan, HK, US.

Because lower or not lower, you still need to use, why lower then?

Only until nobody ride/rent time, only then price can lower.

this only happen to Short term leasing especially residential...tenant can opt not rent by giving 1 month notices.

commercial also can happen to those location not so strategic and pulling customer.

...but Premium MALL reits. already hv 3year tenancy and somemore have list of waiting tenant list to rent the from small lot. laugh.gif


I not hoping to see major anchor tenant(Aeon,Tesco or Parkson close shop)..then BIG discount we may seeing.

I do agree MReits will have shock if the bubble burst..adjustment definelty will price during the period.

The most important of Reits business is continue get quality tenant.

UOAREIT breaks 1.7, I never thought this was possible. How can this price be possibly justified? AMFIRST is an example of an office reit that hasn't rallied.
