Ytlreit have yet to announce its Q4/FY14 results ended 30/6 to Bursa
However, they have sent the AR to shareholders on 22/8 which include P&L ended 30/6/2014 (audited)
Looks like co sec forget to release announcement to Bursa ohmy.gif doh.gif

I could not understand why the investor undervalue UOAREIT so much it is trading at 26% discount relative to NAV. Any insider know why?

U invest in REITs for its dividend yield.

U don't invest in a REIT that trade/flip properties, hence u don't expect the REIT to dispose off its undervalued properties for fast capital gain unless that property has very low tenancy.

Investors perceive office REITs has having higher risk due to the glut in KL office space.

But to be frank I see UOAREIT as having potential due to its rather strategic/premium locations.

As minority shareholders,
you cannot "touch" the NAV, you only can "touch" the distribution of cash into your hand, so investors value based on its yield.

There are many property stocks that traded at 30~50% discount to its NAV for years and decade.
Why?
Because unless the company is liquidating and distributed all the proceed to the shareholders, then NAV matter, if not, it is just a valuable asset that stored in locked cabinet.

Just like you own a property that worth 1 million, but you cannot sell it.
Do you have 1 million?

I was wondering, now I manually track dividends received from the receipts mailed to me. Does any brokerage in Malaysia have a feature of generating a summary of dividends received for a client?
Probably not, but just asking.

I use a tool called jstock.. pretty useful for me to track down all div payment year-by-year..
