In the statement, it does state the yield is about 7% and funding of it through borrowing.
So it should be.

1. Market price has some premium (a bit high, my view)
2. Property market softening and may undergo correction phase especially office space.
3. GST introduction may hamper economy for some period of time, hence affecting property rental market.
4. Interest rate trend upward, reit becomes less attractive if the gap between FD and reit is too narrow, as well as potential higher borrowing cost for refinancing in the future.
5. QE tapering, less foreign investment money inflow, in fact, may result in outflow.

So you have little bullish factor across, quite a straight forward call for analysts.

Having said that,
future is always an unknown factor, if it is as easy as analysts pan out each time, aka following each call made by analysts (if they call buy, we buy. They call it sell, we sell)
and get it correct , we may not have any investors losing money in the stock market at all. whistling.gif

Incorrect as d calculation took latest qtrly dividend to annualize
In fact, should use 8.4613 cents as tis is actual dividend for FYE 30/6/14

The are part of cashflow (that enable the DPS amount being given) is coming from depreciation.

You can see from the Q result March 14, EPS is lower than the DPS.
EPS 1.19
DPS 2.08

Actually, the earning number or realised EPS is not that good.
If the DPS is solely come from EPS, market price for YTLreit won't be below RM1.00 with >8% already.

For growth look at IGBREIT and CMMT, but yield not exciting, net 5%+ only.

High yield? UOA and ATRIUM, 6-7%

YTL is hospital oops I mean hotel REIT, I not comfortable with the intrinsic volatile occupancy.
