Earlier it was discussed that between Bukit OUG and KR1 there is this dewan komuniti and asrama. The other day I took a closer look, it seems there is a "gap" between KR1 and this 2 storey building but there is no wall. Is it going to be used for islamic activities ?

The Asrama and community centre will not be part of KR1. Just an agreement to build it free for Islamic division. Not sure if both will be seperated by perimeter wall once developer start building it.

Aiya....just went to Management Office today and they said the Resident card can only be applied from January onwards.... :S.

BTW, from the latest bulletin, seems like there will be another request for $$$ for the water pipes since sinking fund proposal has been shot down at the last AGM. Even the repainting fees not all have paid, as far as I know...sigh.

pls dont shoot me....

actually i dont mind forking out money for the maintenance, it was a badly managed condo b4 the new one took over. so they need funds and all....

if u dont feed them how are they doing to do their maintenance work? and we shld penalize those tht nvr settle their due....

They have improved but they are still quite bad if compared to the better managed ones.

In all condos, there will be many people who are not paying management fees. Can't manage it based on text-book based procedures. They have to learn how other management offices "make" their owners pay the management fees !

Even in the bulletin, management is pleading to residents not to litter. Read one mentioned about the appearance of red sireh stains! You and I know which nationality likes to chew those kind of stuff! Blame it on owners who rented their units to dirty and uncivilised tenants.

Block 11's elevators have been malfunctioning.....AGAIN!! Those of us living in this block are pissed off by now.

It seems almost every month, at least one (or sometimes both!) of the elevators will break down. I pity those who stay at the higher floors.

This time, elevator 1 has been stopped. Apparently, there's a water seepage problem. No definite dates have been given. ABSOLUTELY NO TIMELINE ON HOW THEY ARE GOING TO FIX THE PROBLEM!!!

I wonder, why the hell is the management fees we are paying not being used to fix the elevators for good? Why is it being allowed to keep breaking down almost every month?!

Community hall is not the same as a surau right?

Anyway, the mgmt office mentioned the access card merely for walk-in resident as they will print the resident picture in the card.

I will ask them to cover who come in by taxi as well. Normally, our guards seldom check on taxi.

I will start to attend their monthly meeting by next month onward, who interest pls join in😀

Regarding to lift issue not only happen at block 11, block 13a & block 5 also got problem. The mgmt expected to collect some bad debt back after implemented resident card.

Who not pay maintenance fee unit, not allow to apply any card, without the card not allow to enter building.

yes, this is a great suggestion.... also why dont they block off the parking lots of units that don't pay their maintenance fee? Thot they used to do it last time

but seriously they need to be very careful who they bring in as tenants... i See more blacks coming in now... owners, please refrain, almost all of them are major trouble

Is block 9 painted? The last time I went there, the elevator lights were flickering while the hallway/corridor was poorly lit. Kinda like a scene for a horror movie.

Some prayers.... best thing is they put huge speaker to blast the songs from their balcony to face outside. So the whole pool area damn noisy...

Those.units beside the dustbin.... any of u got experience the loud sound... like pipes banging together?

Happens like once a day. Spoke to the cleaners they say thats the pump doin g its work....

Wah but so loud... anyone know how to reduce the sound?

The lower area need to paint darken colors (dark blue or black) so those kids foot print will not be seen easily lah. If paint white / light colors , sure got problem.

Hmm...I'm wondering if I should make time to go over AGAIN to attempt in getting the resident's card. So far, I've gone to the office twice (as per the timeline indicated on the notification board), but each time was told the card wasn't ready to be issued yet.

I think the LRT will be delay to 2016 ~ 2017 due to land acquisition issue. sad.gif but the good news is the first 3 stations will start operation first somewhere around early of 2016. tongue.gif

Haha....550k not difficult to reach leh....I know some owners now ask agent to sell their unit at 500k leh.... biggrin.gif

Somemore, few months later the title will out.....another 50k of selling price should be not problem..... thumbup.gif

I think it's going to be compulsory. That's what was agreed to during the AGM where the majority rejected the setting up of a sinking fund but to make cash calls instead.

Hmm...I truly pity those households who are struggling to make ends meet.

Many, if not most, of the home owners at Bukit OUG Cobdo are low to middle income earners, having bought their units when the price was rock bottom.

Now they are being compelled to pay different kind of 'fees' in order to maintain the condo.

Compulsory only looks good on paper. The implementation is extremely slack in B OUG. Only those willing to pay will pay. The stubborn ones will conveniently ignore.

Of course. Maintenance fees goes towards maintenance of the condo facilities that you don't get with a landed house. It's not a fair comparison.

Just bought a unit in Bukit OUG condo because it is still one of the cheapest per sq feet condo ard in Klang valley, with a lot of underlying potential still for appreciation though the price has escalates recently.. Just feel great to join the community there! ^^

My friend sell her unit @ 350k 3-4 month ago. Another unit sell @ 380k 2 month ago.

Now, bank valuation roughly 300 - 320k onli, so u need prepare more money to topup. Good luck brother.

Bro, nowadays if you can get below 400k is already considered cheap, looking through the list in iproperty or property guru ppl are shouting for 400-450k for similar unit. Unless i think those facing lrt should be cheaper lo. No choice lo it's more expensive compared to few years back due to the almost-finishing LRT and the crazy property years from 2009-2013, but still it is one of the cheapest condo in the whole Klang Valley.

Really ah? Cause the agent told me PBB give higher loan, even asking me if i wanna mark up the price to get 100% loan. But like if u say the last few transactions are in the range of rm350-380k, the bank evaluates based on that too right? Wuwu, hopefully no prob with the loan la, still dealing with it. If not can't be ur neighbour there d bro, haha.

my friend just got valuation for 1465 sq ft unit at 460K so based on that the 1222 sq ft shld be about 385k.
If can get 395k valuation means the 1222 s feet units should start transacting at 410k... means the 1465 units should be valued at 475k meaning should soon start transacting at 500k

Once the link roads are opened, B. OUG will enjoy superb accessibility to a lot of places of Klang Valley, LRT and the shopping malls will add appeal to it.

The only setback is the performance of lift and the condition of the common corridors which requires repainting (have been hearing that it will be executed but still no progress), and most importantly tightening of the security. If these internal issues can be settled. Then 550k for 1400++sf is easily achievable.

The shops in bk oug also sibeh jialat. Too many shops and sibeh run down. Quite a eyesore. The numbers of shops impossible just sustain within bk oug. Mickey mouse n pest everywhere. Any solution on that? Outsider want come in just mention want go shop cari makan...the guard will let them masuk. Still like that?

FYI, as outsider i quite often walk inside straight makan at the mamak locate at the corner front. After that go inside the . garden n to swimming pool area jalan jalan. As I like. N also can freely walk around car park see any nice car around if I want.

Water bill and maintenance not paid and nothing is done. Bad debt is a cancer.

All the condos I come across they cut water supply if maintenance (and water bill) not settled for 3 months.

Maybe u r right, bank normally based on last transaction as reference to determine the value of the unit. It is possible value @ 350k and above, but if the agent told u can get 100% loan, jz forget about it, they jz want close the deal and get their 2% commission onli. Normally @ hot area, the market price always more than bank value 10 to 20%.

460k is really high value almost match wt selling price. If the bank keen value match the selling price, I think there is no reason boug still selling below 500k (large unit). Look @ zr & kr1 - 1k sf sell @ 500 - 550k and 1400++ sell @ 700k.

Last one year, there hv a few transaction hv drop because the request price and bank value different around 20%.

Actually, the resident card oledi take effect on 1 apr, but the guards still not fully enforce it. I oledi highlight to management. They will improve on it.

Agree with that, the empty shop lots are really an eyesore. But still I believe there are rooms for improvement if only the management is willing to put in more effort. If the number of shops are too many to rent out all, just cut down on the number by making each units more spacious. The management should also target the tenants it wants based on the demand of the residents such as cybercafe, light musics pub with TVs for football matches perhaps, center for yoga/dance classes, mini library, home repairing services etc which could be sustained by its over thousand units of residents alone. This does not only lift the whole chemistry and value of the condo up, but also a great place for the residents to gather. Moreover, renting out means more income for the management instead of letting them rot. Actually i quite like the idea of the commercial level with bukit oug condo like a small town of thousand units, you rarely find such concept in other condos apart from serviced apartment which is a different story. Anyway, just hope for better changes to come! 👍

But if we really want to open the shop lots to outsiders too, we have to really tighten up the security. This involves putting up gates at each lift entrance so that only residents with access cards get to enter the lift area. And also fencing up the whole car park as well as garden and pool area so that only residents with cards can use the facilities. This will attract more tenants for the shops as there will be more customers flow plus the upcoming LRT furthermore, but again security for residents will be compromises if not properly planned.

Opening up the commercial area to outsider is doable. A lot of condo now is a combination of commercial shoplot downstairs and residential upstairs. The management just need to implement the tight access card system in the lift for residents only and put gate barrier in the parking lot for security purposes.

Actually I also mentiined to Charles before to get turnstile installed at main guard house and side gate... that way no need guard also to check... if u got card just tap n go. No card then let the guard ask 4 IC. Simple easy and automated

Just noticed it when exiting lift so nay have read it incorrectly

I think you can try asking Public Bank, they are the only bank so far I know willing to deal with condo like BOUG with unsettled land title issue. By the way any ideas what were mentioned in the latest meeting the other day?

Yup, and this valuation figure I have confidence as I have used the banker for a previous purchase in Bukit OUG, and he did follow thru with the valuation. Not like some bankers after loan approval will tell you maybe cannot get the valuation they indicated to you earlier

Demand is still there. Where to get studio for 300k in front of LRT in prime area like bukit jalil

Also even if the bigger units are transacted at 500k, valuation 470 meaning if 90% loan, total down payment will be 77k.

Not too bad considering prices of other surrounding developments

Actually the bank evaluation for BOUG is catching up with the market value.. I just got bank loan approval from 2 banks with 90% margin despite the land title issue.. Just a matter of time before the price going up further..

The shop very low commercial value. Stuck inside the condo.
Maybe if u offer low low price. shop owner already curi senyum.

Cannot rent out n keep paying Maintanance fee not fun man. or tenant business jialat n keep changing tenant also jialat. Many deposit pay to agent. Also the shop Plenty run down n empty...

Yalor, last auction unit for 1222sf oso end at 400k. I think 430k is reasonable price.

Zr and kr1, 1200++ sell @ 650k, really crazy price. I think 1222sf will hit 500k end of this year when strata title out.

Different product for diff people. U compare with z or kr 1 and 2 is like u compare yarl villa bungalow to tan yew lai single story house. Whats the price in kr1 and 2 and z residence??

Rental studio is already fetching 1.1k

Once lrt open then u can see the difference. Commonwealth condo renting out 2.2k for 3 bedroom. After lrt open sure one station difference only... rental diff will start closing the gap.

Og height n fortuna court psf price much higher n further away from lrt station. Plus link road to bkt jalil n enter kesas is right after bukit oug

Diff strokes for diff people. If og heights n fortuna suits ur bucket then great. Strike it there. They are good investments too

I think sooner or later the management has to take back the commercial lots so that it can plan properly the shops to be opened there. It won't benefit much to individual owners as the market is just the residence there. Hope some changes are carried cause currently the shops are eyesore to the whole condo. But all in all, BOUG still has lots of rooms for improvement = more room for appreciation! 👍

Take the analogy. MAS is not doing well, so the Malaysian government must take over ke ? Even if the management got enough money, I don't think the people running it will execute this. Is not the job of the management people to run businesses.

Hmm I think the analogy is hard to apply here.. Just feel that having a centralised mx to manage all the shop lots will be far more effective and systematic rather than all the shop lots being vacant now and all depending on the individual owners.. Just my 2 cents! smile.gif

Compare it to a serviced apartment whereby the mx control the shop tenants and those that do not, you can clearly see the difference.. Similarly for shopping malls like MV, 1U etc compared to Sg Wang and Times Square..

my condo punya few shop lots also owned by management. every annual meeting ada state the few unit lots rental income. not only the cafeteria rental at club house, club house party rental income, ballroom function income....etc

we also wrote down car clamp fine money collected from which unit, car park rental income...etc. sibeh good income.

Btw most new condos with size averaging 800sqft with 3 bedrooms will definitely have a room this size!

Yalor, there is common practice for all high rise in malaysia. I ask before the valuation of high floor and low floor ( same direction) different around 20k.

I personally prefer low floor due to :
A) water pressure
B) fire

Pavillion 2 and WCT 2 still takes quite some time to materialise.

No doubt B.OUG is still undervalued at this price point but the main deterrent of the further price appreciation remained to be sub-par maintenance of the place:

1. Corridor leading to the units are dark (due to design of condo) and some of the walls were stained badly. When will the repainting started? And, the floor will collect water after rain.
2. No access card yet (has been told it is going to be implemented but seems like taking forever to do it). Efficiency is so far only shown in clamping the illegally parked car and claiming penalty from the driver. rclxub.gif
3. Commercial level still looks like slump to me as walls are dirty, kitchen equipment are placed anywhere blocking the passage, lights are not working some time.

If you calculate the existing supply of studio in the belt of BUKIT JALIL-SRI PETALING-KINRARA-OUG, actually it isn't much.

So even the remotely located Bukit OUG studio enjoys good demand due limited supply.

But this advantage will be partially diluted when tons of studio up in Old Klang Road which add to supply.

Luckily there is still LRT as differentiation point for Bukit OUG to attract demand.

Try to look for studio within walking distance MRT/LRT, those should be the defensive plays in coming years with oversupply looming.

Thts not very bad...the new launch at Okr called Avantas(if am not mistaken) is in a tight area. Hope no one tries to squeeze any building in the vacant land between LRT track and Townhouse!

I don't think will sell at 700psf, so many unit with small land. In term of ppl/acre, bukit oug much better than zr and rainz.

I guess is around 480 - 520psf.

Most likely more expensive than PETALZ (circa RM600psf) due to better location (Bukit Jalil versus Taman Sri Sentosa) and proximity to LRT.

Haha....because they cannot do anything since the action need done by liquidator...

Jz update what i know ....

i) The first submission documents was rejected by dbkl due to the allocation carpark infomation inaccurate. DBKL requested liquidator redo the allocation carpark with cooperation from B.OUG management.

2) 1 month back, 1 saw there have 2 peoples come to verify the carpark. I believe liquidator already resubmit the documents to DBKL by last month. Now only waiting reply from DBKL.

I don't thing any good news will come by July-August, as you know now is puasa next month is Hari Raya celebration, I think the early will know the result at September.

If approve on September and then onli can send to Land office for subdiv tittle, maybe will take another 2 more months.

So i think the faster will can get the title somewhere around December or early next year b4 chinese new year.

As i know you can't avoid for this 2%, otherwise they wouldn't verify you as the owner of the unit.

A lot of Taikor-Taiche try to negotiate with the liquidate many time until fighting also cannot exempted, maybe u can have a try. biggrin.gif biggrin.gif biggrin.gif

If the verification not done, you should have expectation that the whole transaction might be dragged quite long, a year or more ? By then you might consider aborting the sales due to different prices already.

Something the seller and buyers must be prepared for.

We may fixed the place up a little and rent it out until we get the title and see how it goes from there.

I think if you spend some money to change all the tiles (parquet change to tiles and repair falling tiles) and change all the damaged wooden parts, you will get a much higher selling price of maybe about 300k. 200k is very cheap. As for verification, any buying/selling now will have to go through verification process with the liquidator.

I think you better do verification to confirm the unit is yours before think to sell off the unit.

There is few case who bought between 2004 ~ 2006, the liquidator not recognized them as owner of the unit, the liquidator claimed that the documents provide to them is not valid.

I already submitted documents for verification of my unit 1+1 unit 775sqft with Bessie Loo & Assc. Total lawyer cost + 2% to liquidator for verification = RM3,028.

It'd take about 1-2 months to get the verification letter from the liquidator. As for Strata Title, it may take longer and other charges applied as well. (MOT, stamp duty etc)

Ms. Agnes did mentioned that I can sell my unit with the verification letter from the liquidator but buyer may have apply with local banks to finance - ie. Public Bank the best choice. Citibank and OCBC totally out of the list.

Dahulu ada Ambank and RHB, now this 2 bank also not accept anymore due to Master title.

Anywhere jz wait for another 3-4 months, by that time strata title should be out already then there will be more bank keen to gv finance to B.OUG.

It is the reason why current B.OUG still sell at average 300 ~ 320psf while all the old apartment/condo already sell at @400psf and above.

I believe while the strata title out, B.OUG will follow the trend to hit 400psf in short period.

I used to think condo attacked by termites is a big thing but then recently I got to know more and more older condos got attacked by termites. Seems like termite attack is a very common thing.

Bukit OUG got termites. OG Heights also got termites. In think in future, KR1, KR2 all will be termites. If nothing special done to the soil, the Rainz will have termites too. It's a question of when ....

Those stay long enough listen can get strata title till sien Liao. N kena con many times. paid money in group. Those so call lawyers collected the strata money n disappear call also cannot get. Good luck. Hope this time can success. If Receive low response is normal. Many first hand owner sibeh tulan Liao.

That is a very subjective opinion. What might be trivial to you and me might just be a lot for others.

Most residents who stay at the condo bought the place when it was cheap...because that's what they could afford. These people live daily/monthly on a tight budget.

Eg. A 1465 square feet unit was previously RM190.45 per month. With the increase of 2 cents, the monthly charge comes to RM 219.75...which is an increase of RM 29.30.

For these people, they literally feel the pinch of losing that amount.

Apparently, the decision was made (or voted?) during the recent AGM. But when I asked around, many residents seem to be in the dark about it. They are wondering how can such a proposal be voted in when the actual majority of owners weren't even attending the AGM (how true this is I am not so sure as I am relaying what a few of the residents conveyed to me).

I then called up the management office asking why there weren't any written notification on this matter..as I believe most of the residents here were not able to attend the recent AGM, thanks to the bad time management a.k.a. rather last minute confirmation of event date.

I myself was personally frustrated that the AGM date wasn't confirmed well in advance. I mean....how difficult is it to set a date in advance?! Especially when it's a Malaysian culture to plan out holidays and work trips in advance.

I was informed that it's in a letter that should have been received by residents by now. Guess what...I received the letter this recent weekend. It wasn't in my mailbox when I checked it early last week.

Yes someone sent me the letter. New rates effective 1 Jan 2015 as approved in the last AGM it seems. Was this even in the proposed AGM agenda????

Apparently, the decision was made (or voted?) during the recent AGM. But when I asked around, many residents seem to be in the dark about it. They are wondering how can such a proposal be voted in when the actual majority of owners weren't even attending the AGM (how true this is I am not so sure as I am relaying what a few of the residents conveyed to me).

I then called up the management office asking why there weren't any written notification on this matter..as I believe most of the residents here were not able to attend the recent AGM, thanks to the bad time management a.k.a. rather last minute confirmation of event date.

I myself was personally frustrated that the AGM date wasn't confirmed well in advance. I mean....how difficult is it to set a date in advance?! Especially when it's a Malaysian culture to plan out holidays and work trips in advance.

I was informed that it's in a letter that should have been received by residents by now. Guess what...I received the letter this recent weekend. It wasn't in my mailbox when I checked it early last week.

The management office especially the Michael Eng is a total thrash. They won't protect your safety and they even threaten their own residents. This is not a good place to stay because when you want to reason with the people there, they will just raise their voice and threaten you. That idiotic brainless useless arrogant Michael Eng should be fired. He yelled at us and said things like he is our neighbor and he knows where we live and what can we do to him? I thought I was talking to a gangster.

He forgot the fact that we, owners are the ones who actually pay for their salary and he was so damn rude. Who does he think he is? Government servant? Professionals??? Or king of the community?

Please reconsider if you want to live here. It will definitely be a better place without the bunch of rogues being your security guards. Why should I pay the management office that only creates troubles for the residents? In this case, living in flats is better than living in such condo, at least you don't need to pay to risk your safety.

If you see this Michael Eng, remember, bow to him.

The Micheal Eng was very rude.

I parked my car at my friend"s parking space which was under his name. The guard at the Bukit OUG condominium clamped my car and alleged I had simply parked. Before they clamped my car I did tell them where I was at genting and I did park at my friend's parking space.They didn't say anything during conversations and replied ok no problems. After that I came back from genting and i found my car was clamped.

Then I went to guard's house with my friend. I told them my car was clamped. They told me the owner of the parking did complain for my wrongful parking. I was so curios and my friend ( owner ) asked them how on earth they could receive a call from him that he didn't call before. Then they couldn't explain this. They told us if I want to remove the lock i must pay them RM50 or else they wouldn't remove it.

We refused to pay and went back to the parking place. Later my gf and the owner's gf ( tenant of that condominium) went to the Guard's house again to ask them to remove the lock. They refused and start teasing at them. They even started to question why we were at genting during midnight ( wdf this is our freedom and we have our own will to enjoy our holiday ). How on earth had 5 mens tried to bully the two girls.

When they told me about the way the guards treated them i went to the GH again. I tried to talk nicely yet they refused to remove it. During the conversation, the phone rang ( Micheal Eng wad calling ). The guard answered it and asked me to talk with him ( i did ). During the conversation, I was very polite when talking to him. I tried to tell him the whole picture but he kept scolding me. As he told me " I don't care who are you, if you want to remove it , u must pay rm50! " Then he kept scolding and scolding. I replied " erm and ok " ( trying to calm myself down although he kept scolding me ). Who knew he would say this " you keep on erm erm erm, erm what !" After this I couldn't bear for it anymore then I started to scold him back and cut off the phone.

The way he talked to me was like a gangster or Mafia. After i cut off the call,he called back to ask where was my friend living ( the address ). I didn't want to trouble my friend hence i paid them RM50 and they did unlock.

Seriously I am so dissatisfied and disappointed with the attitude of the guards at Bukit OUG condominium especially the Micheal Eng. My friend who was the tenant at that Bukit OUG condominium was so angry with the service or attitude provided by them and wanted to find a new house to rent ( i advised him not to do so because he still have two months of deposit with the landlord.). They acted like the gangster at Bukit OUG condominium. If the management of Bukit OUG condominium wants to take action , please fire that Micheal Eng or else I will suggest to everyone not to stay at Bukit OUG condominium ( if they have others alternative ).

From the episodes above and from my general observation, it does look like management is going all out to try to get as much money as possible via whatever means. LOL. Anyway I would suggest you speak to Letchumy instead who is a more reasonable person to deal with.

Recently see manyak zr poster n bunting everywhere even in mamak shop waiting to rent/sale. Macam rental market this area start to turn aggressive. Zr rental can go as low as rm1200 pm. Think some kena burn liao. Manyak Susah for boug push up rental liao. Og heights also Susah naik rental. But og height parking still very cheap around rm50+-pm only.. Cp fee is Last year told by agent.

I hardly forget how sucks is their attitude towards me when I visited the condominium. I don’t know how others think, but for me, if you want to clamp somebody’s car, clamp it only if you receive any complaints and/or the car in fact disturbs other residents, don’t be a money sucker and simply clamp people’s car as you wish.

We initially took a visitor pass and parked at a visitor bay but later before we departed to Genting, the owner asked us to park at his parking lot as we all knew that visitor is supposed to park for only 4 hours, this is to avoid our car from being clamped.

Later (apparently after 4 hours), one of the guards called my bf and asked him to remove his car immediately but my bf apologized to him and told him that we were in Genting, not like we can go back and remove our car immediately. I could still remember vividly that the guard answered him and said ok ok no problem (I just stood next to my bf so I could hear their conversation).

Ok, as he said ok ok, so we thought it was ok. Who knows when we came back, we found that our car was clamped. My bf and his friend (the owner) went to check it out with the guards but the guards claimed that the owner complaint so they clamped our car. LOL. They didn’t aware that the owner was just standing right in front of them. They failed to explain why they clamped our car, but yet they were so fierce to tell them that the only way to remove clamp is to pay RM50.

Being so frustrated, myself and the owner’s gf went to see them for the second round. Of course, we started our conversation politely and asked them to remove clamp as we couldn’t think of a reason why they can’t simply remove it and solve the matter nicely. You think what he said to me? “I called your bf last night, asked him to remove his car, but he said you all were at Genting. Pergi Genting Genting…”. He said it in a despise manner. So I asked him back immediately, “Pergi Genting ada salahkah?” He looked down and kept quiet (meaning he failed to answer me). Immediately another guy said: “ I yang clamp you punya kereta, you cakap cakap cakap apa pun tak guna, letak saja RM50, I pergi unclamp you punya kereta, itu saja.” I was stunned, are they a guard or are they a samseng? Are they there to protect our safety or put our life at risk? I felt like he was threatening me, as in NO MONEY NO TALK.

What I cannot accept when I recalled the whole story is, (1) the initial purpose they called us was to ask us to remove our car as they are supposed to clear the visitors’ bay before midnight, but during the call itself we already informed them that we had removed our car from the visitors’ bay and now parking at my friend’s parking lot (which he, as an owner, authorized us to do so), for that reason I thought we should have already cleared this issue. So their next question, (2) but I need you to return the visitor pass, and again my bf apologized and said we will return the visitor pass right after we came back from Genting. So again, what’s the issue? Then, next question, (3) he asked me, you try to think for yourself, how would you feel if somebody parked at your designated bay? Sure you are unhappy and you will complain. This is in fact a very brilliant question, as if he was setting up a trap and jumped in himself. He asked a good question, of course if somebody complaint and you should do your job but now nobody complaint PLUS we were authorized to park at that particular bay, but why you still want to clamp our car? Even if you clamped, after we explained to you, you can just unclamp. Why must you force us to pay the RM50? It is hard for me not to think that after we told them we were in Genting, they purposely go and find our car and clamp to earn the RM50 income. So ridiculous. What’s more (4), he said the reason why he clamped our car was because he saw our car without a resident sticker but parked at a resident’s bay. This is the funniest part. Immediately we looked around, at least 5 to 6 cars besides or in front without a resident sticker and yet they are parking at the resident’s bay. Do you know how ridiculous his answer can be? He said those cars are belonged to the residents, just that they were too lazy to put on the sticker. Come on, don’t tell me you can remember all cars in the car park and you can recognize which car belongs to a visitor, which car belongs to a resident. Give me a better excuse even if you intend to fool me.

They claimed that they go rules by rules. But they failed to give reasonable reply to all questions that we raised to them. More importantly, they shouldn’t act so rude to us. Can you imagine? They shouted at us and demanded for money. What immediately comes to your mind when you read this? “Ah Long”? “Samseng”? “Cari gaduh”?

Personally, I felt so reluctant to step into the premise ever since I left the place that day. The guards scared me off. Seriously. Especially Michael Eng, please please mark his name. If he as a head of security guard acts like a samseng and scolds whoever he wants, what do you think about his subordinates?

Hopefully there will be some improvement from bukit oug condominium Management.

K n I are the vistors for FayFay( tenant ) but we were so bad luck to encounter this incident. K was just sharing her feeling after the incident.

Letchumy is the Indian lady at the management office. Or you can also speak to Adrian, chairman of the JMB. They are reasonable people to talk to.

I understand your feeling because there was a time that i was very upset and unhappy with the attitude of some security guards, especially a Malay teenager. His attitudes is terrify and was so rude to me. Even i saw him took a steering lock wanna hit a middle east man who refused to leave an identity card or license to him. Luckily now that burglar was no longer working here. Lastly, i'm pursuing every owners to use our rights to complaint to the management as we paying extra management fees starting early of this year. Hope they are doing better in coming days.

What's the difference ?

If it is not due to liquidator trying to dilly dally make the maximum money out of it, so what do you think is the delay and the slowness due to ?

Right...every transaction need to go through liquidator verification and that means more $$ for the liquidator.

I believe you're refering to Haji n his wife? I have'nt seen them for a while too. Then again, perhaps they changed their numbers. Their officially contracted to Ricky Young and his brother Adrian Young's companies. At least, that's what Haji told me the last time i saw him.

It isn't only my unit. Many other have kena also.

Mine, i used his services to renovate my unit a few years back. Did whole bathroom and floor tiles for whole house. the workmanship was very poor, because he also rushed his workers for other projects. He will promise you the world but end up you get a subpar job. End result, you get not so straight floor tile line and disjointed surface at certain areas. After about 1.5 years, floor tiles start popping up and cracking at the grid. He will rarely be around. just come in talk to workers a bit and then he will chao and you won't see him for a while.

Then, my brother hire him to do another unit for electrical. He use B grade China electrical wire which burned out within a year. We only know this after there was a mini spark fire in the house a few months back and when we bring in a qualified electrician from bomba, he said the work is subpar and the wiring schematics wasn't correct. Plus, he (the bomba electrician) pointed out the cheap wires used. When call him, Ricky won't answer. After many times, my brother get through to him, he kena scold pulak from Ricky! Nia seng...

I know many other home owners ate Bukit OUG Condo also kena from this man. His brother also use almost the same team of workers as Ricky. So be careful......

There was argument on car park allocation to each unit during AGM. Look like will delay another 6 months to 1 year.

Today go to test new LRT, the condition of the train very good with 6 cabins interconnect. But one thing no good, the train move very slow, less than 40km/h, really cannot tahan. Maybe not fully function yet.

Wonder what happen if we pay but many residents are not paying then what will management do? Do you guys receive any letter that explain regarding this issue? I got to know this when drop by management office to pay monthly maintenance fee.

Wow who is then coming to do water reading and billing ? Syabas or management ? Many people have their meters locked up inside the main door grille, how is Syabas going to do the reading after this ?

Those who owned puki oug long enough... 10years+ above.. The strata title just a gimme to con money only. I got frens and his neighbor kena con n con until tulan liao. Every time said sure can get it done after collect money liao... Later no sound no air Liao. after a year or 2, another lawyer pop up and said can do it... after collect money liao.. also no news liao. the cycle keep going on and on...

Please go to management office for requesting TIME Fibre internet to come into Bukit OUG Condominium.
One of the TIME staff told me, that she has rejected by the management officer for saying, "we are satisfied with TM service".
I hope we have more choice than only monopoly of one service provider.

I moved out from there after a while....too many foreigners....lift spoil all the time...car park always banjir....If you don't mind all these...then its a good place to stay.

Carpark banjir? Probably yours is the lower level carparks. Hmm. My block's lift seems ok, though can be a bit slow at times. I noticed they've added CCTV too.

It's the liquidator which holds the entire decision and they are supposed to execute it on ensemble basis.

They won't be doing it individually.

So the money paid to xyz lawyers is like falling into the salted water sea ?

Any of you went for the water migration briefing last Sunday? Such a waste of time since the forms are not available yet. Pity those owners from outstation. Also I heard talk from the folks there that most likely the contractor chosen will be none other than A.....

Anyone resident or tenant please beware ur car inside the condo, my car was stolen 2 weeks ago, after a week another one car was going...its so sad and very dissapointed bcoz happend inside condo and own car park...i suspected the' penyangak' always rounding and watching inside without any security issue....easily in and out....Security and. Management need to improve more n more and much better than now....almost 4 yrs here i am very happy and all resident here very freindly, but nowdays i saw many strangers and blackman inside..i dont know they all are resident or outsiders...thx also for management team for ur good services for me..many issue need to improve but still need cooperation with the owner's..

Anyone familiar with the water leaking issue during heavy thunderstorms? My unit living room near the bay windows a bit flooded after heavy thunderstorm. Is it caused by the windows or some leakage along the walls? Strange thing but the curtains remained dry!

Management also dont know how to do it, juz i saw hv improvemet in visitor incoming gate side (main gate) until become jammed..(always guard kena marah), also small gate will never allowed for resident/visitor without finger scan..incoming maybe pedistrian main door will doing finger access scan..

Inside doggy?? I not sure, i dont want to blame anyone...CCTV juz saw my car move out thru main gate..using my access card left inside the car..picture also can grid his face...but..i dont know how far police investigate...lets them doing their job...waiting and waiting...but beware yea...its same person doing this job...

Time is here in BKT OUG.

I am switching to TIME since i am currently paying RM189 a month for 30mbps and not using the hippo tv service.

24 months contract, 100mbps for RM149, no more hippo tv, full fibre connections (might need drill small hole around door area), free installation, need pay RM10 stamp duty sahaja.

Will this be a full fibre connection from outside right up to inside our units? There are many cases of condos having the fibres up till their guardhouse or even the ground floor of their blocks, after which the connection piggy backs on the existing TM wire lines.

I like it there. But since the newer condos came up. Traffic has increased. But location wise, very near to Kesas, PJ, Sunway and Mid valley. So thats a plus point.

This thing is normally the added job for the Joint Management. I know of other condo with title difficulty, the dirty work also goes to the JMB. Is the JMB working on it ?

Never had that problem before during my stay there 7 years ago. My parking at Ground floor though.

Don't bother. I stayed here for a year (rent). While the unit was well maintained, the overall condo is very poor in condition. The lifts break down often (almost once every week), the pipes leak. Very very minimal visitor parking. I also just had an issue with the management earlier. I moved out on 1 Dec 2017 then to my knowledge I've paid every water bill I've received in my mailbox and kept the payment receipts. Now they are saying I have unpaid water bills of a few months but when I called, the person just kept saying "I don't know" and hung up on me when I asked to show me which months. I called back and the office refused to pick up. Poor service.

On top of that, every morning you have to queue 10-15 minutes just to get out of the condo due to the traffic build up.
