BTW, from the latest bulletin, seems like there will be another request for $$$ for the water pipes since sinking fund proposal has been shot down at the last AGM. Even the repainting fees not all have paid, as far as I know...sigh.
*
Is block 9 painted? The last time I went there, the elevator lights were flickering while the hallway/corridor was poorly lit. Kinda like a scene for a horror movie.

Even in the bulletin, management is pleading to residents not to litter. Read one mentioned about the appearance of red sireh stains! You and I know which nationality likes to chew those kind of stuff! Blame it on owners who rented their units to dirty and uncivilised tenants.
*
Are there still people throwing rubbish from their windows too? Sigh! It seems nothing much has changed over there. sweat.gif

I'm thinking of selling my 775sqft 1+1 bedroom unit for RM200K.

Condition of my unit is quite bad.
- Tiles falling off, kitchen & bathroom area.
- Parquet "eaten" by termites
- Verification not done. Strata title not applied for yet.

Feasible?

Sounds like a reasonable price but which facing and which level are more important factors.

Facing swimming pool/garden area, 12th floor. Not that near to the LRT lines, so hopefully the noise level will not be so bad.

If the verification not done, you should have expectation that the whole transaction might be dragged quite long, a year or more ? By then you might consider aborting the sales due to different prices already.
Something the seller and buyers must be prepared for.

Ya, had a talked with my hubby, we will do the verification and application of Strata Title before deciding to sell.
We may fixed the place up a little and rent it out until we get the title and see how it goes from there.

I already submitted documents for verification of my unit 1+1 unit 775sqft with Bessie Loo & Assc. Total lawyer cost + 2% to liquidator for verification = RM3,028.

It'd take about 1-2 months to get the verification letter from the liquidator. As for Strata Title, it may take longer and other charges applied as well. (MOT, stamp duty etc)

Ms. Agnes did mentioned that I can sell my unit with the verification letter from the liquidator but buyer may have apply with local banks to finance - ie. Public Bank the best choice. Citibank and OCBC totally out of the list.

Hi all,

Anyone here has done the internal/inside unit piping replacement work? May i know which contractor did you all engage? External or Internal (Ricky)?
*
I did mine with Ricky, but mine was a total gut job so it was easier. Unit was empty.
