Just bought a unit in Bukit OUG condo because it is still one of the cheapest per sq feet condo ard in Klang valley, with a lot of underlying potential still for appreciation though the price has escalates recently.. Just feel great to join the community there! ^^

Unless i think those facing lrt should be cheaper lo. No choice lo it's more expensive compared to few years back due to the almost-finishing LRT and the crazy property years from 2009-2013, but still it is one of the cheapest condo in the whole Klang Valley.

Cause the agent told me PBB give higher loan, even asking me if i wanna mark up the price to get 100% loan. But like if u say the last few transactions are in the range of rm350-380k, the bank evaluates based on that too right? Wuwu, hopefully no prob with the loan la, still dealing with it. If not can't be ur neighbour there d bro, haha.

This does not only lift the whole chemistry and value of the condo up, but also a great place for the residents to gather. Moreover, renting out means more income for the management instead of letting them rot. Actually i quite like the idea of the commercial level with bukit oug condo like a small town of thousand units, you rarely find such concept in other condos apart from serviced apartment which is a different story. Anyway, just hope for better changes to come! 👍

But if we really want to open the shop lots to outsiders too, we have to really tighten up the security. This involves putting up gates at each lift entrance so that only residents with access cards get to enter the lift area. And also fencing up the whole car park as well as garden and pool area so that only residents with cards can use the facilities. This will attract more tenants for the shops as there will be more customers flow plus the upcoming LRT furthermore, but again security for residents will be compromises if not properly planned.

I think you can try asking Public Bank, they are the only bank so far I know willing to deal with condo like BOUG with unsettled land title issue. By the way any ideas what were mentioned in the latest meeting the other day?

Actually the bank evaluation for BOUG is catching up with the market value.. I just got bank loan approval from 2 banks with 90% margin despite the land title issue.. Just a matter of time before the price going up further..

Hmm I think the analogy is hard to apply here.. Just feel that having a centralised mx to manage all the shop lots will be far more effective and systematic rather than all the shop lots being vacant now and all depending on the individual owners.. Just my 2 cents!

Compare it to a serviced apartment whereby the mx control the shop tenants and those that do not, you can clearly see the difference.. Similarly for shopping malls like MV, 1U etc compared to Sg Wang and Times Square..
