10% u pay when signing spa, the remaining 12.5% will disburse on the date of VP with water n electricity supply ready for connection, the remaining 7.5% will be held by ur solicitor. So base on 90% loan, Total disbursement amount after spa will be 70% of the purchase price. if said anual interst 4.2% and 4 yrs construction period. It will roughly as 4.2% x 4 yrs x 1/2= 8.4%. With 70% disbursement during construction period, 8.4% x 0.7=5.88%. If the additional discount for 5-6% will be ok.

It really depends on how much u borrow 4 ur purchase. If 70% LTV then mayb breakeven. Do take into acct that OPR will most likely increase 25bpa in 2nd Q next year. 2015 may see another 25bpa increase. So the current low int rate of 4.20% will not hold any longer.

No need to calculate so much. Think it's break even in most cases. However make sure u r able to fork out the installments as they start earlier. It's no longer attractive this project. Period.
Govt move to ban dibs seems to be the right thing in cooling down property. Ecosky is caught in between and perhaps caught in the worst situation possible. Huge success during booking with dibs as many were willing to give it a try with its new concept even at a high psf (comparable to the good condos in MK). Replacement with a 4% only shows how much profit incline is this company and I doubt they r customer centric and will do top notch finishing. It's their maiden project anyway. Fact bout prop investment is flippers r around especially for resi. Commi in es so far stil ok. Maybe Teng sir can rectify tis. Guess onli 2 units not sold. The rest all confirmed with onli 1 unit pending booking deposit.
If tis es resi has vely min flipper around, higher chansi to push the price to the next level upon vp. Avail of rental units might oso b limited. And tis might in future differ es fr lv. Teng sir, like tis ngam boh??? |

My friend did cancel, and they will send u a letter to sign and fill up the bank details to refund your 10k. i am not sure if there is any processing fees involve, but I dont think so. what is your reason to pull out? because of DIBS? or lack of communication from ES? |

I would say most buyers are from adjacent areas waiting for a better one where they can launch two-pronged attack...I.e. Own stay or flip. It may take awhile to get good rental demand. For an outsider like me who din buy any fr es, my take is, forget bout the rebate as well as the dibs. Get a new price list. Lower down the price. Get it done with nett price in spa. Abide to the new regulation. Buyers go look for loans and try filter out speculators. Those oledi ltv70 ll not mind the lil bit extra due to no rebate style. Afterall most bank oledi access buyers with nett nett price liao. So wats the rebate about??? 4% might not b sufficient. Then why not just scrap tis idea???

Eg. 5mil -> 4.8mil etc etc. upon launch, i was sceptical of dibs. hence i repeatedly ask for assurance of dibs happening. an eco world senior representative who i shalt not name assured me that if dibs is abolished, something is already in placed. i pursued further by asking why not open up the option. the person just replied, single option less paperwork mah. fine. when budget came, i knew trouble was brewing. hence i was genuinely surprised by the 2nd meet the bankers session knowing fully well that it would not go through. this is really a big bullet to their own feet from their own gun. it was pretty hilarious from person in the industry. seriously a big laughing stock. now comes the last part. SPA signing is expected or rather informed verbally that it's gonna happen soon. again i foresee another trouble brewing. am not gonna disclose what is to come because after all, eco world is suppose to be very knowledgable right? i can only say they have two more big hurdles to overcome leh. i do wish them well and lotsa luck. |

Guess sps is gd in biz. Now ew lead by the young boy. Most decisions r not fr him. Not sure who ll make important decision. If the ew is built with experienced team, I guess they were too confident with their sps success and tot they can dupe it. Soli, egoism does not help. A newly set up coy like ew should go all out to make their 1st few projects successful. They should even bribe the involving authorities to get the promised dibs. Afterall maresia ma. How much the cost to bribe??? Few mil??? Maybe. How much the intangible goodwill??? Priceless!!! Tis es is not located in a NOT TO BE MISSED loc. So they should apply a more friendly strategy. How??? To assess whether the incineration can be built, check the pollution control technologies at the stack side. It should minimise production of acid and carcinogenic gases, dusts and foul smell. If done properly, within 20km zone should be fine. But I doubt the capabilities of Malaysia government in ensuring health safety.

for eco sky, i have the following questions:
1. is apdl obtained? i presume yes since they are going ahead with SPA. 2. is the development to be completed at one go or differently for Tower C? 3. why till to-date, there are no plans, layouts, brochures, etc for purchasers? it is not good enough purely from SPA layouts. 4. have building plans been obtained from DBKL? |

Frens...there has been a smell these days, usually at night especially after rain which is quite apparent of late. Before u sign, suggest u drive there and do a bit of intensive sniffing. Judge for urself

I have checked mine. Its 7% all in. Have to pay another RM9K and I have paid RM10k last time. RM19k divided by RM600k plus is 3%. Is yours the big unit?

What the reason ecosky hiding it in giving additional 2% discount to sp setia repeat buyers? Why don eco sky announced it during preview? The silence way is unfair to other investor.

I find it laughable that they can use repeat customers of SP to qualify for 2% discount. Where is the legal link between the company and SP? Do remember that companies are legal entities on their own.

If not mistaken, the balance of the downpayment can be paid by credit card instalment. 0% interest, for period of 36months. Only Maybank and CIMB credit card can. Just for info.

I have just gotten myself a small unit on Friday. According to the SA there are very few units left. Was eyeing on this project a long time, I couldn't get a unit last time, however manage to get it this time.

It will take 2-3 years for the entire integrated project to work out well..hopefully the commercial would be great..it turns out. Based on their video screen on the tv showroom..it gives me the feeling of setia walk feel..especially the waterfall design and link bridges..didnt really pay attention to it as busy signing the spa. So far from my "makan" experience, Ecoworld is No.1. They really took care of the purchasers. Most developers will just give fried rice, fried noodles, mixed veg, cordial drinks served in buffet style, Ecoworld serves ala carte, fully course from tea/coffee to starter to main course to dessert. Best!

Personally, I have no point arguing because I am small potato who did not purchase previous SP projects. My opinion is, everyone has to have their first purchase in order to enjoy these loyalty rebates. So, I will wait for my turn. My SA told me that EcoWorld will launch a Loyalty Program next month, in order to encourage repeat buyers. So for those repeat customers, they will be entitled for more rebates next round. I also checked regarding the launching of Eco Majestic in Semenyih. Tentatively, they will launch in April 2014. Size of terrace link house is 20*70, strata landed. Price starting from RM500k. Incinerator will not solve the problem. Incinerator is not suitable for Malaysia type of domestic wastes. There is still a chance that it wont happen. So chill.......no need to panic.Looks like it's gonna affect Lakeville, EcoSky, Kiara East and other projects as well. Sigh....... so anyone thinking of giving up or continue with it? Please share your thought on this. Landscaping wise...think ecosky is top notch judging from their show house. Incinerator supposed to be built 50km from any development, 20km within radius will have full impact. Particulates can travel far. Istana, KLCC and Dataran Merdeka all are within radius if 10km. However, I am not the pro if this issue. Hopefully it will not go ahead. |

Ok jokes aside. You guys are debating about the incinerator still?
If it doesn't then it is a bonus. If it does, am pretty sure ecosky would not be the only development nor the worst hit by this incinerator. There are so many more projects closer to this then ecosky. Fortuna would be one of them. And if shit hits the fan, who knows couple with strong wind forces and Murphy's law, even Kajang to rawang would be affected. |

Megawalk 2.0 Kuala Lumpur Putrajaya 23-24Feb 2014
DEC 21, 2013 HARAKAHDAILY KUALA LUMPUR: Jawatankuasa Bertindak Kuala Lumpur Tak Nak Insinerator (KTI) ingin mengumumkan Megawalk 2.0 akan dianjurkan pada 23 dan 24 Februari 2014 berjalan kaki dari Kuala Lumpur ke Putrajaya. KTI dalam satu kenyataan hari ini memberitahu, memandangkan memorandum yang dihantar oleh KTI ke Parlimen dan DBKL tidak disampaikan kepada Perdana Menteri, KTI memutus menganjurkan Mega Walk 2.0. Pada 23 Februari 2014, KTI akan mengadakan Mega Perhimpunan 2.0 dan bermula jalan pada pagi ke Putrajaya. KTI jangka perjalanan ini sepanjang 45 km dan akan sampai ke Jabatan Perdana Menteri, Putrajaya, pada 24hb Februari 2014. Seterusnya, KTI akan menyerah Memorandum Tak Nak Insinerator 2.0 kepada YAB Perdana Menteri. Sehubung dengan itu KTI ingin mengadakan ceramah-ceramah kesedaran terhadap 3R dan insinerator di kawasan Selayang, Batu, Kepong dan Segambut sepanjang bulan Disember 2013 hingga Februari 2014. Maka, KTI memanjangkan jemputan kepada wakil rakyat kawasan tersebut bekerja sama menjayakan ceramah tersebut. Selain itu, KTI ingin memberikan maklumat terkini mengenai keburukan membina loji pembakar sampah (insinerator) berbanding dengan loji pelupusan sampah (landfill). Daripada kajian kami, Insinerator Taman Beringin yang berkapasiti membakar 1,000 ton sampah sehari akan menghasilkan 250 ton baki habuk yang akhirnya perlu juga dihantar ke Loji Pelupusan Sampah Bukit Tagar. Oleh itu, kos operasi insinerator terdiri daripada kos pembakaran dan kos penghantaran baki habuk ke Bukit Tagar. Berbanding dengan pengurusan sampah sekarang yang melibat loji pelupusan sampah Bukit Tagar sahaha, insinerator akan menambahkan lagi kos pengurusan sampah. Kiraan KTI ialah jumlah kos pengurusan melibat loji pelupusan sahaja ialah RM112.2 juta, penglibatan insinerator ialah RM137.6 juta. Pendek kata ialah kos pengurusan insinerator lebih mahal RM25.4 juta daripada pengurusan sekarang. Di mana DBKL dapat cari pendapatan baru untuk menanggung perbelanjaan tambahan ini? Jawapan ialah daripada kenaikan cukai pintu dan tanah. Menteri Wilayah Persekutuan Tengku Adnan telah mengakui kenaikan dadak cukai pintu Kuala Lumpur adalah berkaitan dengan pengurusan sampah pada 26 November 2013. Sementara itu, KTI difahamkan kapasiti maksimum Bukit Tagar boleh menampung 120 juta ton sampah. Sehingga hari ini, loji ini dipenuh dengan 1.4 juta ton sampah, masih ada 116 juta ton kapasiti kosong. Mengikut kadar penghasilan warga-warga Kuala Lumpur sehari 2,500 ton, setahun adalah 912,500 ton. Ini bermakna loji pelupusan tersebut masih boleh beroperasi 120 tahun lagi untuk memenuhkan 116 juta ton kapasiti kosong itu. Maka tidak ada keperluan untuk membina insinerator yang mahal itu lagi. KTI juga ingin memaklumkan pengoperasian insinerator memerlukan pakar-pakar dan pekerja-pekerja berpengalaman, dan kemalangan senang berlaku jikalau kekurangan unsur-unsur tersebut. Sepertimana insinerator di Shanghai, China, telah meletup dan mengakibatkan kematian satu orang dan 5 orang cedera pada 5hb Disember 2013; Insinerator di Tuas, Singapura, telah terbakar dan 3 orang mengalami cedera parah kerana kebakaran pada 8hb November 2013; Insinerator di GuangZhou, China telah meletup dan lima orang cedera parah pada 7hb Januari 2010. Laporan Ketua Audit Negara 2012 telah menunjukkan dan membuktikan kerajaan tidak ada pakar-pakar secukupnya untuk mengoperasikan insinerator. Tambahan lagi, KTI telah memerhatikan DBKL tidak dapat menyelesaikan masalah pengutipan sampah di Taman Sri Murni. KTI merekodkan kekerapan lori pengutip sampah datang dan mendapati kekerapan adalah tidak tetap dan rendah. Yang paling mengejut ialah Syarikat Alam Flora membuangkan semua sampah-sarap merata-rata di tepi jalan MRR2, sebelah Transfer Stesen Sampah, Taman Beringin pada hari pagi ini. (Gambar bawah) KTI difahamkan contraktor Transfer Stesen telah hilang diri dan stesen tidak berfungsi mengakibatkan pekerja-pekerja Alam Flora terpaksa membuangkan sampah di tepi jalan. I am a loyalist. Die die will not leave the country no matter what. Maybe cannot speak English too well and love to eat roti canai and nasi lemak. If civil service's pay and pristige in Malaysia is like Singapore, I think a lot of people will queue up to work in civil service, as hot as Ecosky property sale. Not everybody can afford peanuts.. Ho ho ho.......waking up to a sampah smell xmas day. Smell becoming too frequent these days and there doesnt seem to be a pattern.
On a separate note, if u look at star paper today..u can see all major developers advertising cmas messages on a full colored page, including ecoworld. Cant they just save that money and all those free lunches and give a better price to buyers instead? No need to advertise for property....ur quality and location are the determining factor. Try asking tropicana to build something in bukit beruntung and see if they can sell as well as damansara or not... |

If I were to join government sector, I will either choose JKR or MACC. I will make sure I will turn every stone for Teoh Beng Hock case and all the high profile cases.

At tesco selayang just besides eco sky this morning.... The atmosphere full with the damn strong rubbish smell, make me feel vomit, how to live in this kind of environment....
