10% u pay when signing spa, the remaining 12.5% will disburse on the date of VP with water n electricity supply ready for connection, the remaining 7.5% will be held by ur solicitor. So base on 90% loan, Total disbursement amount after spa will be 70% of the purchase price. if said anual interst 4.2% and 4 yrs construction period. It will roughly as 4.2% x 4 yrs x 1/2= 8.4%. With 70% disbursement during construction period, 8.4% x 0.7=5.88%. If the additional discount for 5-6% will be ok.

But the disbursement of the 70% is done periodically. Such as 6-9 months to complete foundation. Maybe another 6-12 months to reach certain floors.....

Just a anggaran , 4% sure with some risk, 5-6% will be safe provided that the blr no change la. Actually it will not much diff is the blr remain same it base on what I observed my loan disbursements record la. Maybe im wrong too.

No impact to those got loan approved before 15 Nov. For those haven't apply for loan yet, they just ask to act now. Whether it will impact or not, still early to conclude.

If not mistaken, all loans approved before the cancallation of DIBS which are tied to EcoWorld (EcoSky), the prevailing interest rate is 4.50%, for construction period 23-Oct-2013 till 22-Jan-2017.
Means the BLR 6.60-2.40 (which is 4.20%) is not applicable anymore during construction period?
The difference can come up to RM2k !!
Anyone can help clarify this issue?

some banks offer fixed rate of x.xx% during y number of years or during construction period. some do not.
the blr-z.zz% also varies. remember i quoted some might get 2.4%, some might get better, some might get worse? so it again varies.

and of course, there are also fixed rate players such as AIA.

so bottom line, each package actually varies and depends on purchasers' needs.

personally, i do not find the 4.5% fixed rate for certain period attractive at all.

The computation didnt take in loss in interest income...that would take the 2.5% up to 3.7%. Really tight.

Check with a friend who working in property development industry & she said only the last 5% will be paid 2 stakeholder upon VP.

The another 2.5% ll be paid upon the application on subdivision.

The rebate of 4% is in between what klgateway is offering at 3% and ekocheras is offering at 7%. Both r 4 yr projects. Uoa removed their dibs 4 Southville block B at bangsar south without giving any compensation..

Uoa south view gives rebate 3% for removal of dibs

It really depends on how much u borrow 4 ur purchase. If 70% LTV then mayb breakeven. Do take into acct that OPR will most likely increase 25bpa in 2nd Q next year. 2015 may see another 25bpa increase. So the current low int rate of 4.20% will not hold any longer.

No need to calculate so much. Think it's break even in most cases. However make sure u r able to fork out the installments as they start earlier. It's no longer attractive this project. Period.

Govt move to ban dibs seems to be the right thing in cooling down property. Ecosky is caught in between and perhaps caught in the worst situation possible. Huge success during booking with dibs as many were willing to give it a try with its new concept even at a high psf (comparable to the good condos in MK). Replacement with a 4% only shows how much profit incline is this company and I doubt they r customer centric and will do top notch finishing. It's their maiden project anyway.

Agree. With uncertainty with dibs removal, loan, etc, ecosky should be more generous at least for their maiden.project.

If 90% loan and increase in BLR, the purchasers may be in a worst off position especially those on the lower floor. Thinking off dropping the unit.

A few of my friends already drop out as they think there will be increase in BLR next year and don't want to take the risk. They think 4% rebate is not enough to cover 4 years construction period for those on lower floors. If all of you are walking out, i will go along.

I think people towards Rawang, Gombak, Selayang or Kepong will be the main target for the commi. However, cannot compare with DPC and Solaris, cos different market.

Was told by the girl who rang me up to say no dibs s&p signing in 2 weeks. That was a week ago which means it should happen next weekend. Question is if we sign everything in 2013, then y no dibs? Didn't come across my mind when she called.

Because this project have no APDL yet. Those project which have APDL before 15November2013 and have already been empanel by banks earlier before announcement will have DIBS till 31st December 2013.

Among those projects that still have DIBS:

-Fennel @ Sentul East
-Tropicana Metropark
-Ferringhi Residence

I believe due to APDL yet to be approved, they are not allowed to disclose the pricing, layout, etc in public. They can only show u personally.

Again they should have get the approval before launching.

Maybe they know gov will crub the dibs so launch earlier. But then screwed up because can't get.

When launching block c, that will be the time they can show the layout pricing to public.
