QUOTE(Calculator2013 @ Nov 28 2013, 03:26 PM) Kochin kor, one question. u ask me openly, how do i answer wor.If not mistaken, all loans approved before the cancallation of DIBS which are tied to EcoWorld (EcoSky), the prevailing interest rate is 4.50%, for construction period 23-Oct-2013 till 22-Jan-2017. Means the BLR 6.60-2.40 (which is 4.20%) is not applicable anymore during construction period? The difference can come up to RM2k !! Anyone can help clarify this issue? but you know me lah. very blunt one. some banks offer fixed rate of x.xx% during y number of years or during construction period. some do not. the blr-z.zz% also varies. remember i quoted some might get 2.4%, some might get better, some might get worse? so it again varies. and of course, there are also fixed rate players such as AIA. so bottom line, each package actually varies and depends on purchasers' needs. personally, i do not find the 4.5% fixed rate for certain period attractive at all. |

you have heard of group buy.
but let's create a first group drop out. hehehe. to those who wish to drop out, maybe we ought to compile a list and organise a joint drop out date. hopefully can have more than 30 people? |

QUOTE(simeonelee78 @ Dec 4 2013, 11:16 AM) For own stay is ok.... the commercial blocks just for the residences of Ecosky..outside people who wan to go there shopping or hang out???... better go solaris dutamas tat so near... SD very near meh?actually SD is meant for servicing MK. Jalan Ipoh is such a long stretch that it is starving of a place of its own. I believe if it's done nicely, people would visit lah. but so far based on past track record, i must admit things are not looking very rosy indeed. how's setiawalk doing? |

SA starts calling waiting list and registered guest to pick up drop out units.
I wonder which rate is faster. Rate of dropping outs or rate of picking up drop out units? |

looks like more units are available.
some pretty decent units up for grabs too. absolute at less than RM600k. suddenly looks more tempting and palatable. but still....... |

QUOTE(ManutdGiggs @ Dec 10 2013, 08:58 AM) For an outsider like me who din buy any fr es, my take is, forget bout the rebate as well as the dibs. Get a new price list. Lower down the price. Get it done with nett price in spa. Abide to the new regulation. Buyers go look for loans and try filter out speculators. Those oledi ltv70 ll not mind the lil bit extra due to no rebate style. Afterall most bank oledi access buyers with nett nett price liao. So wats the rebate about??? 4% might not b sufficient. Then why not just scrap tis idea??? that is exactly my same thoughts too.Eg. 1st list price = 700psf. New list price = 650psf. Isnt tat sound beta in another way? Of cos, es gonna hit with lower margin, but afterall, its now mental war between dev n buyers ma. Tis is a single pc land dev, not a township dev. So margin is there. Its possible 25% rather than 30% for the entire project. Rookie ma. Try sthg new n keep some of the buyers who spent time lining up n hard work following up. So those who r listening n reading, u hav lil time to decide on tis b4 WWIII. Best if shops oso lower down lil bit. Eg. 5mil -> 4.8mil etc etc. upon launch, i was sceptical of dibs. hence i repeatedly ask for assurance of dibs happening. an eco world senior representative who i shalt not name assured me that if dibs is abolished, something is already in placed. i pursued further by asking why not open up the option. the person just replied, single option less paperwork mah. fine. when budget came, i knew trouble was brewing. hence i was genuinely surprised by the 2nd meet the bankers session knowing fully well that it would not go through. this is really a big bullet to their own feet from their own gun. it was pretty hilarious from person in the industry. seriously a big laughing stock. now comes the last part. SPA signing is expected or rather informed verbally that it's gonna happen soon. again i foresee another trouble brewing. am not gonna disclose what is to come because after all, eco world is suppose to be very knowledgable right? i can only say they have two more big hurdles to overcome leh. i do wish them well and lotsa luck. |

QUOTE(issac0myfly @ Dec 17 2013, 04:24 PM) Just double confirmed with Ecosky's sales admin. huh?The SPA signing date will be set on this Saturday & Sunday (21st & 22nd Dec) They are now preparing the invitation letter for all buyers. Lets say YEAH! CHIAM MIA LOH there would be a huge outflow of KL people back to outstation for winter solstice festival. furthermore, even if purchasers receive their notification today or tomorrow, most likely plans for the weekend has already been made. ecosky ah ecosky, how many rounds of inconveniences you want to make to your purchasers? |
