Dear Royal Regent Buyers,

For those Royal Regent Buyers, I think is time now we need to stand together to get Mayland to give the detail explanation : on the progress of this property.

Just received a letter from bank dated : 2013-Nov, in which the disbursement amount is only around 75% of the total loan amount. Therefore the possibilties to get the VP in this year is lower now.

This developer has broken their verbal promises again and again.

It's time to stand together to get them sort out the things out.

I am not a owner but i think is better than you guys take action only after the project completed.

If normal complains, they just don;t bother.
If wanted to take legal action, then it might affect the working progress on the project.

Why bother if u can get LAD from them later. But getting LAD from them is tough. Mayland may jus giv u extra carpark ha.

Actually delay two months, no need to cowpeh too much.... Looks at a Selayang Spring, one will feel better.

Anyhow, even is only two months.
Never know how long they will delay!
Based on their track record, it will be worrying.
So, lesson learnt : never ever to buy from them.

I called them this morning.
Their reply is : call them back in two weeks time.
Only 80% completion.
And the letter is ready to send out for VP, but waiting don't know what the h*ck from their top management.

Spread the words out, and let the world know : this is Mayland

As long as the main entrance in Jln Kuching is not ready, CF won't be ready - liar : saying waiting govt approval.

delay is not major issues.
They have to give the actual delivery date, so that the buyers can plan ahead : house renting contract renewal, etc.

They really treat their buyers as second class.

I thought the agent told me building will be ready by end of the year n now shock to know that it's around 80% complete only..... Well, I guess with Mayland, anything is possible.... Was shock bout the issue with Dorsett Place Waterfront in subang.

Many investors still buying ML products despite knowing their track record & workmanship, I guess bcoz of high cap appreciation.. When I bgt my 1st prop from them, some told me don't b surprise if delay vp for up to a yr. But this prop seem to b vp on time in 2014.. Fingers crossed .

Last time when to showroom, SA mention that the jogging track/ playground is NOT private. Dunno if they change it to private, but either way it is still not there.

Currently I am staying in SP2, i believes that once 2nd entrance of SP3 is open to public, traffic will be quite bad since people from dutamas/kepong site will use that road to bypass to bulatan..darn..now morning crawl to u-turn in front of SP1 (morning rush hours) strech all d way to traffic light kuarters kerajan there..

Based on my experience with SP2, Mayland will pay the late completion without hassle. Only the calculation is little shorter than the actual, they have their own argument. Whether you want the cash immediately or going to court to settle the actual delay period, Mayland gives you the options.

The playground attracted me. But looking at the condition now, I don't think it will materialize especially since its public.

They have also just put up a big Royal Regalia advertisement poster near the Publika traffic light junction. Guess many units still unsold...

Bank will call buyer to start pay installment when the disbursement is 100%.
Not receiving any call from Bank yet, better check with your bank.

I've seen their workmanship on SP2.

My concerns are:
- cars parked along roadside SP2
- private park for tenant. Is it true?
- completion date May 2014?
- direct access to Jln Kuching. is it true?

And still the same answer : Call them back in two weeks time.

Is there any buddy there are property agents?
Can share your experience about how to pressure them?
And their answer is waiting government approval, I don't know whether government also have a due date to approve this right?

In fact, I visited Royal Regent project site last weekend. The lobby there still under renovation.
To some extent this Guy - Mayland is a liar, which the actual stopper is themselves, but not government.

The developer still have some units yet to sell off. (from their advertisement from newspaper)
That could be trick to delay so that they dont compete with the sub-sale owners ?

There will be a public 'garden' just outside the condo, on the left before reaching the guard house.

As far as size in concerned, you may expect a quarter acre of green land.

It's very much depend on how you define 'grand'.

If you're talking about the design and material used plus the end result of the overall look, well, I'd say the lobby is outstanding compare to other areas.

Called mayland today, they say they are now working towards building the access road.  Before CNY, is their latest response.

They think buyers are stupid to believe this?
Actually their answer is standard : Next Month.

You can try to call next month : the answer should be February 2014.
When you call on February 2014: the answer maybe is March 2014.

Hopefully they are not referring to before CNY 2015.

Agree! But maybe delay one year to get the key.
Don't think Mayland will do that.

Maybe that's the reason they can't get the vp.
The funny thing is : Mayland didn't seek for govt approval before the put their ads around to the public about the new access road. - This is really non-sense.

Why only come to final stage, our Dbkl not grant the approval for the new access?

Is another third class management showns in our county's property management. Advertisement and Flyers cannot be trusted.
And Govt simply not doing their jobs on this.

Last but not least : They said will compensate for those bought more than 3 years ago.

Squatters are always problem. the 4 lanes road from Segambut to Mont Kiara upgrade has been delayed for about 10 years because of this issue. Until now only the 4 lanes flyover in front of Taman SPPK Segambut has completed but it just end there, right in front of a river not going anywhere.

I think alot of buyers feel the same: without park and without direct access from Jln Kuching. This Royal Regent is nothing but an normal condo.

First of all, Mayland have to bear this : The promises in Ads and Flyers have to materialize.
They cannot blame the Dbkl, meaning Mayland aren't doing their job in right way. If they can't guarantee this, don't it in the ads.

I think is fair price based on current market value in Jln Kuching/ Jalan Ipoh.

Not be surprise, the Boulevard park Jalan Kuching (near to Sri Putramas) is selling at Rm 500++ psf. Which is much lower spec than Royal Regent.

it depend on size of ur unit. anything below 800sq/f can fetch that price. bigger units r much less expensive.

haha dont talk so loud. got fren bought sp1 and complain very much on workmanship say no more mayland. but guess what the appreciation is high and max roi with 10% Discount on dp. after that buy sp2 again and complain late delivery. but sp2 appreciate even more. now buy sp3 and jus keep quiet. after all he just paid 5k and make at least 200k on each MAYLAND sp series.

If you believe ML, it should be this month - January 2014. Well, that what ML said in a newspaper advertisement. Personally, I don't believe ML. It also advertised that Cheras Sentral would be opened for business by November 2013 but it never did. yeah quite lucky though. he bought sp2 230k and sold last year 580k. bought sp3 with 10% standard discount 2% early bird 1% repeat buyer = 13% discount. just rm5000 booking and refundable upon vp. sp4? hmm not sure if his loan still can approve blink.gif

The developer may not be the best but the location is very strategic indeed. no matter how bad the reputation of the developer is , the property value will still go up as I believe there will be a lot of demand for it. Initial buyers would have benefited as the property price here have increase a lot from the original purchase price. Will only just continue to go up in coming years.... congrats to those that have bought the property earlier and don't worry too much bout the delay as the developer have a good track record in late delivery.

But in general KL property has increased since 2008.
I'm not agree that only Mayland property will make you rich. Rivercity, Sang Suria, etc also increases the same time as Sp1, Sp2.

You still have also much other choices in Jln Ipoh, Sentul, Dutamas.

Actually what Bro Building.Up and I mean is SP series will make the buyers rich... I didnt say only Mayland developer will make the buyers rich... I understand that there are few other choices.... SP series have the advantages just purely because of its strategic locations... nothing more... Yes the developer is sucks but atleast they provide the end result nonetheless... I dont know whats the market rate now as I dont plan to sell it rite away... thats why I am not angry or frustrated at all when it was delayed... I just hope they dont deliver a crappy workmanship at the end of the day.

I actually have good feeling for Royal regent... based on some of the latest photo and comment on those who been there... the workmanship is rather good compare to their previous development... just keep my finger cross and hope for the best rolleyes.gif

I have been staying at SP2 and I'm not sure where the statement 'bad workmanship' comes from. For SP1 yes, but for SP2 I totally disagreed.

There were some minor defects during VP but after submitted defect list, they fixed everything in no time. After that, my unit was perfect with absolutely zero defect.

To me SP series has the best location because its in the middle of DUKE, PLUS and SPRINT entry point. It also has easy access because beside the main road (Jalan Kuching). So during peak hour, the residents don't need to waste 15-30min just to get out from Dutamas area to Jalan Kuching.

The downside is it uses Jalan Kuching address instead of Dutamas, hence Dutamas properties are easier to get popular.

I received the VP letter de... but they date it at 31/12/2013 and below they write a statement stated that they wont entertain any complain defect of our unit after 14 days of the VP letter issuance date... now already 18/1/2014... Can they do that? This is really unbelievable... anyone of u received the letter sooner?

Defects should be under warranty. They must entertain, cannot say no. SP2 was given 18 mths warranty, anytime can submit defect.

Yeah. Envelope was dated 14 Jan 2014 by Pos Malaysia. There's no way they can assume we received delivery of possession already when we just received the letter of notice

Warranty = defect liability period. The 14-day deadline is invalid in law. You can claim warranty even on the day before the defect liability period expires. I think this is more on LAD calculation which ends on the date of VP. Keep your envelop safely. You may need it at the Tribunal later. vmad.gif

Call Mayland this morning but they told me I cant get the key now as my bank havent release the last payment to them, then I call my banker and was told Mayland lawyer havent even sent letter to bank to ask for payment. Probably every buyers have to wait til after CNY holiday. By then, definitely over 14 days period.

ya mayland quite evil in this way....and everyway...after u get your units and any complains on your condo environment, structure, etc etc...they will taichi here n there...end up no news and gone with the wind...

But if unit got problem they still fix la...at least for my case is ok but then again my unit wasnt giving me much problem anyway....just small stuffs....

and this is mayland la....but good thing is their props quite hot ...haha sigh...

Guys,
So do we need to start to service the installment for the month of January? Since we cant get the Key yet, we suppose to skip this month of installment rite? I think they try to avoid another month of bank interest by date the letter as 31/12/2013.... very evil thought in deed... Can we counter this issues? Cause as I know bank interest for the month of January is not settle yet...

They dont even allowed us to go in unless we settle all the loan and payment... I call Mayland this morning... they say once all payment is settle only call them for a clearance letter... worse part is we need start pay bank progressing interest start January no matter wat... so if the bank late realease the final loan amount... we need to keep on pay interest even we didnt get the key yet... money wasted...

the last time mayland did this to me......really farked up!!
MAYLAND charged me interest for their mistakes (bank mlate payment to them) and didnt wanna waive it off summore...
but in the end i paid up coz they didnt wanna release my keys if i dun pay up....argh!

I feel been rip off... actually I call and say its not fair that they put VP at 31/12 but letter arrived at 18/1 but they say it does not matter...its based on the VP date... I was like WTF...but no point argue with the small potatoes answering the phone cause they are told wat to say to us anyway... so I feel there is no point argue.... same goes to the maintenance fees... I feel they will just answer us based on the script given to them...

I've received the letter too..what rubbish 14 days when clearly stated there on the envelope stamped by pos malaysia the date is 16th jan..but the letter by mayland is dated 31 dec..con ppl..I bet it's one of their tricks put that date but purposely send out the letter late so it will past the 14 days period by the time all of us receive the letter..so anyone has any luck settling the payments n getting their keys yet?would be nice if someone can share their progressive experience from getting the letter of VP to getting their keys..cheers guys!

We should follow Windsor Tower owners example to take class action against ML - after dust settled down. Were you charged a huge late payment interest? Yes. Was also charged late payment interest, of which we have already complained back in 2011 when it first happened. Plus, it was not even our mistake that the payment was late.
Now just waiting for the bank to disburse the remaining balance. Hopefully this can be settled before CNY.

I was charge for late payment interest too...which I already make complain... but they dont care and deduct the interest from my 5K booking fees anyway... cause from the letter they sent me, I can clearly see my 5K gets deduct till 3k ++ from all the miscellaneous charges and the late payment charges.... they dont give a damn to all our complain actually... My guess is if we wanna charge them for LAD payment or ask for the release of our 5K booking deposit, they will drag until end of the world... but when they wan their money, "GIVE IT or no Key" policy.... its a classic chinaman company... they wont afraid of us unless we join together to form a committee and hire a lawyer or something to F**KING sue them!!!

7K is a lot man... its the letter stated wat kind of charges they wan from u that can accumulate to 7K?? I think u better check properly before make any payment... and better do it fast as they wont release the key to u unless u clear all payment... bear in mind that we will start the installment on january which is already end of the month now...and we still not have the key and bank still not received the letter from the developer!!!

Anyone gotten their keys yet?my bank(ambank) haven't release the final disbursement either..hope they release it soon..called Mayland and the lady said the 4months advance maintenance fees and misc fees can be offset from the 5k initial booking fees so no need to fork out additional..so only left bank disbursement now..waiting for them then can go collect clearance letter from Mayland..

Agree. We have at least 3 years to claim back what is ours. So, get the key first. Just some cashflow problem but look at it this way, we can charge them interest at 10% pa. Better than FD rate! So, better starts keeping evidence. Envelop with post mark utmost important. Gather name of fellow victims handy as they can be your witnesses. Take action against ML does not necessarily mean expensive: see link:

mine only 4 months advance maintenance + 4 months sinking fee, followed by the standard deposit for electricity meter / water meter and also quit rent. How come some of us here got bill up to 7k?

I give a call to my bank (AMBANK) this morning and they inform me that the last payment have been transfer to Mayland... So I guess I can get the KEY soon... but wats the next course or action should I do... go to Mayland office to get the approval letter? With this CNY week... I dont think the office will open too... might be after CNY only can get Key I suppose.

This is good news! But mayland will call you once they are ready (that's what I was told)
Chances is after CNY given their efficiency level. The place looks like still have quite a bit to tidy up and the park is still flat.

Not surprise because ML don't have intention to give key before CNY
I can still see workers touch up the building.

Their staff complaining them as well. You can check in their Facebook.

Went to Mayland office today after making appointment with them yesterday,and managed to get letter of clearance and will be heading to Royal Regent on 7/02/14 to collect keys..apparently the woman I dealt with,Vijaya said the first appointment to collect keys from the site is on the 5th of Feb..

How u pay the miscellaneous payment and the maintenance and the sinking fund? You ask them to deduct from your 5K booking fees or u pay cash upfront?

The clearance letter we must collect from their office or they can mail to us? If not can we collect the clearance letter and the keys on the same day?

Collect clearance letter from their HQ in Jalan Munshi Abdullah because need to settle any payments owing to them or not..once the checklist is cleared,you sign off then they'll issue you the clearance letter to collect the keys and also to set up the appointment date to go collect the keys..I'm not sure if can collect same day because in the letter of clearance it says that need at least 3 working days in advance to make appointment to go collect keys.

Where is their HQ in Jalan Munshi Abdullah? Is it near Menara AIA? I cant locate Menara May in google Map. Can give me some landmark near their HQ? Cause I am working on weekday...so i jut take some time off and go there... wanna save some time and dont wanna get lost otw there...

Yeah got the keys yesterday too and workmanship not too bad just minor defects here and there like tile chip,toilet bowl seat cover crack and aircond leaking.but overall quite satisfied..

Bros, I just received the VP letter today which dated 31/12/2013 from Mayland. I haven't collected the key yet and my bank call me the January 2014 instalment is due, so I need to pay or developer to pay?

For now I guess u have to pay the interest service to avoid further penalty... I guess we can join force to make a complain to Mayland for the delayed and stuff... cause we all need to pay for january maintenance fees although we only can get the key after CNY which is February... we might need to teach this blood sucker a lesson or two... but this can only be done if we join force... else its a waste of time if we shoot them individually... they just treat us as ant!!! blink.gif

i tink mayland is one of the most problematic developers around.

regalia jalan sultan ismail - cf issue.

dorsett waterfront - cancelled because permit issue.

royal regent - delay.

but they really good at choosing strategic development location.
so their projects all have potential to appreciate.

Th overall is still bad workmanship, for internal and external. U can expect some internal walls were wavvy and exterior patching works was not patching up !! Especially the outdoor compressor slabs area!!!

I believe many of you by now have received your apartment keys. I collect my keys 2 weeks ago and currently waiting to sort out with the developer on the LAD (Late delivery penalty).

I face with a branch of people trying to short change me and giving all sort of excuses not to pay up.

I have decided to take legal action and get a full refund. Normally, more people co-operating in a group and filing legal action together has a stronger voice and also cheaper legal fees.

There are many people wanted to get what they entitled in FULL from ML. You may wish to join the owners group in facebook. Link to facebook is in earlier post. You would have noted that CTCT already filed his claims against ML with Housing Tribunal. And many of the owners will take that route. Simply, it costs little in terms of actual outlay as no lawyers are allowed in this type of proceedings. You just fill up forms and present your case to the Tribunal. It is also very fast - CTCT got the hearing within 1 month from filing. Unless you have plenty of cash to spend, and time to wait, Housing Tribunal is the way to go.

I have filed the claim with Housing Tribunal and get the hearing date less than a month.

The process is super simple and wont take you more than 10 minutes to file a claim, and the fees is just RM 10.00.

ML just pretend do not have LAD when i first collect the key and until i ask they offer 50% and then max 70%, which this is based on discounted price. They do not pay for the LAD on common facility.

After checked with my friend, we can actually claim based on the S&P price and include additional of 14 days after Vacant Possesion. Also, we can claim for the LAD for common facility too, 20% x 10% x Purchase Price x Number of days late (additional of 14 days) / 365 days.

Will keep you guys update, once i complete the hearing by end of this month.

Hi guys... anyone get the booking fees back yet?
I try to call them and they keep on ask me find this william guy who never at office... wtf I am so damn piss... its not much but its still our money... anyone of u guys able to get back the money? Have u collected you key?
If not, just go directly to their office and get to see anyone of themin charge of RR face to face.
Else they will keep yours in low priority.

The key handover is pretty fast, but you will face another low class management in their defect handling.
Say no to Mayland next time. Really troublesome! Sigh!

In other words they want us to hire lawyer to fight them. Is anyone here planning on a class action or any group complaints to lodge against them?

sad.gif gave them a call, asking them if they gonna pay up after losing the tribunal court case against me. But they refused and told me that they will take this to the high court (meaning he wants me to hire a lawyer against them)

obviously as individual, it's not worth it because the costs is going to be hefty, however if we start a class action, I believe it will be a different ball game.

And this is the procedure: Jika responden enggan mematuhi Award, penuntut perlu mebuat aduan ingkar kepada Tribunal serta lampirkan satu salinan surat kepada Bahagian Penguatkuasaan, KKBPKT.

If I not mistaken... they will pay for the LAD but will not pay in full... I heard they only will pay us around 70% of the LAD... so if its 10K... u will only get 7K....
well...I guess its better than nothing rite? sad.gif

Housing Tribunal is final. I don't think they can bring it to highcourt.

They just scaring you because once you think that you need to hire a lawyer, you will back off because lawyer is expensive..

HBA has lobbied that the AG Chambers appears for House Buyers / Housing Tribnunal when Developers appeals to High Court.

Please seek their advice, HBA also has team of volunteer lawyers

At least they pay. I had a case with another famous dev last time. Tribunal awarded but don't want to pay. Sister company prefer to go bust and liquidate. 1 sen also tak ada.

Name already busuk until cannot develop properties. but i believe they still have lands around though.

Hi, just curious of the outcome of this. Currently me together with 40+ buyers of Dorsett Residence Hartamas been waiting for handover since Dec2017. Most of us only signed SPA in mid 2017 so contractually they are to deliver within 36 months from SPA, but most of us signed the SPA when the whole building was 75% completed so we were given the assurance it would be completed by 2017. So until now, no news on the VP.
