shocking.gif Well... maybe u can call that lucky... but u cant denied that ROI from every SP series by Mayland make the buyers fat fat.... its not because of Mayland good reputation but its because they hold the strategic land.... So u can call them watever u wan and curse them to hell... but u also happy of the return of investment when u sell ur unit later on... I guess this is a kind of love/hate relationship rclxub.gif

Anyway... I personally feel lucky that my loan get approved... I plan to rent it out or keep it for own stay for another 2 years... after that when no more RPGT.... I will sell it... who knows how much i can gain by then... thumbup.gif thumbup.gif

I'm not agree that only Mayland property will make you rich. Rivercity, Sang Suria, etc also increases the same time as Sp1, Sp2.

Actually what Bro Building.Up and I mean is SP series will make the buyers rich... I didnt say only Mayland developer will make the buyers rich... I understand that there are few other choices.... SP series have the advantages just purely because of its strategic locations... nothing more... Yes the developer is sucks but atleast they provide the end result nonetheless... I dont know whats the market rate now as I dont plan to sell it rite away... thats why I am not angry or frustrated at all when it was delayed... I just hope they dont deliver a crappy workmanship at the end of the day.

I actually have good feeling for Royal regent... based on some of the latest photo and comment on those who been there... the workmanship is rather good compare to their previous development... just keep my finger cross and hope for the best rolleyes.gif

The downside is it uses Jalan Kuching address instead of Dutamas, hence Dutamas properties are easier to get popular.

Guys,
I received the VP letter de... but they date it at 31/12/2013 and below they write a statement stated that they wont entertain any complain defect of our unit after 14 days of the VP letter issuance date... now already 18/1/2014... Can they do that? This is really unbelievable... anyone of u received the letter sooner?

Guys,
So do we need to start to service the installment for the month of January? Since we cant get the Key yet, we suppose to skip this month of installment rite? I think they try to avoid another month of bank interest by date the letter as 31/12/2013.... very evil thought in deed... Can we counter this issues? Cause as I know bank interest for the month of January is not settle yet...

They dont even allowed us to go in unless we settle all the loan and payment... I call Mayland this morning... they say once all payment is settle only call them for a clearance letter... worse part is we need start pay bank progressing interest start January no matter wat... so if the bank late realease the final loan amount... we need to keep on pay interest even we didnt get the key yet... money wasted...

I feel been rip off... actually I call and say its not fair that they put VP at 31/12 but letter arrived at 18/1 but they say it does not matter...its based on the VP date... I was like WTF...but no point argue with the small potatoes answering the phone cause they are told wat to say to us anyway... so I feel there is no point argue.... same goes to the maintenance fees... I feel they will just answer us based on the script given to them...

Excluding the amount owe from the bank... i think we need to fork out around 2k ++ depending on the size of ur unit... cause need 4 months advance maintenance and sinking fund payment plus all the miscellaneous payment... correct me if I am wrong...

Yes... I was charge for late payment interest too...which I already make complain... but they dont care and deduct the interest from my 5K booking fees anyway... cause from the letter they sent me, I can clearly see my 5K gets deduct till 3k ++ from all the miscellaneous charges and the late payment charges.... they dont give a damn to all our complain actually... My guess is if we wanna charge them for LAD payment or ask for the release of our 5K booking deposit, they will drag until end of the world... but when they wan their money, "GIVE IT or no Key" policy.... its a classic chinaman company... they wont afraid of us unless we join together to form a committee and hire a lawyer or something to F**KING sue them!!!

7K is a lot man... its the letter stated wat kind of charges they wan from u that can accumulate to 7K?? I think u better check properly before make any payment... and better do it fast as they wont release the key to u unless u clear all payment... bear in mind that we will start the installment on january which is already end of the month now...and we still not have the key and bank still not received the letter from the developer!!!

Yeap... ur correct... Mayland are too tricky... they purposely try to avoid the January progress interest installment... Thats why they put VP date as 31/12/2013 when they not even release letter to bank to release the money for them...damn cunning vmad.gif

I give a call to my bank (AMBANK) this morning and they inform me that the last payment have been transfer to Mayland... So I guess I can get the KEY soon... but wats the next course or action should I do... go to Mayland office to get the approval letter? With this CNY week... I dont think the office will open too... might be after CNY only can get Key I suppose.

Where is their HQ in Jalan Munshi Abdullah? Is it near Menara AIA? I cant locate Menara May in google Map. Can give me some landmark near their HQ? Cause I am working on weekday...so i jut take some time off and go there... wanna save some time and dont wanna get lost otw there...
