Funny, so many people concern about the travel distance n time from semenyih to KL centre. Y still looking property in this area? SEH investor confident that from SEH to KL centre can make it less that an hour, eco majestic should be around same right? Further this 2 project is something town ship with consist of Residencial n commercial, later may work stay there, work there n have entertainment there too. Should not be too worry gua.

Semenyih has been long being categorized as a remote location, that's why people concern. Furthermore the LEKAS link has not be in place yet, and people have to travel through Semenyih town which is fairly jam. That's why people point out the worry loh...

I stay in PJ also more than 1 hour travel to KLCC. But my family members need not travel far or face much jam because almost everything good can be found in PJ.

In future Semenyih can be a good township with the strong determination of master planners.

One of my fren who bought it told me its cement. For internal house, its 2x1 porcelain and upstair is 1x1( he not sure but smaller than ground floor ) while the stair case is also 1x1.

Maybe he gave me wrong info.

to be honest, it might still be tricky unless the main road is enlarged.
At the moment, the main road is already bottleneck / overcapacity.

One may say that the Lekas exit will relieve the traffic, yes undoubtly true, but the additional residents brought in by EM will strain the main road as well.
Unless the commercial area is completed and shifted some business away from the main road, it will forever jam.

No doubt it can grow to be a bigger town, but to grow beyond that, it requires more effort to solve the effort.

A good example can be Seri Kembangan town, main road super jam until recently it was changed to one way and then I think it relieves the traffic a lot.

Following the is specification given in SPA for my DSL unit:

Living/dining: ceramic tiles
kitchen / yard / utility 1: Ceramic tiles
Master bedroom / bedroom 2 / bedroom 3: Ceramic tiles
Master bath / bath 2 / bath 3 : Ceramic tiles
Family hall / staircase: ceramic tiles

hmm.. now we see the problem as expected... I didn't talk down semenyih project for nothing leh.. only those flexi hours worker, retired, business not in KL and etc... quite limited


distance & location will remain prime forever... they could geh by pass it but all money.. look at Plaza toll loke yew, 4 years to 5 years to be completed, still jam in cheras never reduced, but ampang folks, sg besi ppl benefited, last day today, tomorrow onwards charging di..

Whoa...this is very basic. This will explain the PSF difference. EM has mostly porcelain tiles inside with larger one at important areas like living, dining, MBR, etc..

Carporch is homogenous 2x1 or so..... No cement render....

Terrace in EM looks like a steal IMHO.

Yeah, but that's not to say it is bad place to live. Just that, for chores which required travelling to Semenyih town, its gonna be headache.

Robert gor, Boleh land always like that, just try to solve the current problem, no foresee for future requirement.. Whenever there is more requirement, then they will build some extra to ease the condition, after sometime, when the population growth, problem will arise again.

Jalan Semenyih 7-8 years ago mostly are single lane, already jam for quite sometime. After MKH set up Pelangi Semenyih in 2008, the jam become more severe, then only MPKJ try to widen the road near Kajang East, current location of McD and some additional area. The traffic ease for a while, however, when there are more phases coming in to Pelangi Semenyih 1 and starting of Pelangi Semenyih 2, jam problem arise again and become more severe. It used to be only jammed in Semenyih town in peak period, but now has been dragged till the widen road that near to the traffic light of Pelangi Semenyih. No more space for road widening..

That's a good timing when SPS purchase the land in Semenyih and promise to build a direct link to Lekas, with the hope to ease the traffic going to the Semenyih town. Lekas currently still very much under utilized, but starting to notice the car number increment. Nobody will know whether lekas can sustain the requirement 5 years from now, when there are many houses in SEH and EM are in the VP stage. I heard LDP in Puchong also only can sustain about 5 years before reaching the congested stage.

When Semenyih develop to more mature stage, I presume more connecting roads will be built as well. In fact, I am looking forward to the expressway that will connect EM to Putra mahkota and hence to NSE. I am hoping this connecting road can be completed during the VP of EM, as this will definitely divert some traffic to NSE too..

That's why I said EM is an "upgrade" version of SEH but of course you need to pay higher premium for it, although SEH have a better location compare to EM currently.

Anyway, to cover up the car porch with 2x2 homogenous tile won't cost you a big fortune as well. Individual title, you can renovate according to your taste... tongue.gif tongue.gif
