290 psf. That's almost close to setia alam already (about 310psf) but setia alam more developed. I was hoping the price cheaper so can buy and hold until the whole township goes up

Heard that there will be a new link road direct to KL town, is it?

I'm very interest to buy but heard EM is strata title i hav to think deeply...

EM is Strata Title ... everything u do on your house outlook you have to get management approval such as paint different color or grill.

The garden on backyard can we do some plant..? roof install solar panel...? all have to check with management.

Look like staying in condo.
*
I would prefer to have certain control over the entire taman. different house with different painting will get the whole garden ugly though.... shocking.gif

Just received a card 'THANK YOU FOR 18 WONDERFUL YEARS' from Tan Sri Liew of SP Setia.

To Tan Sri, I will support u always. However, u must give me a chance to support u by giving me an opportunity to get a 2 storey linked house in your newly launched Majestic project. Will wait for u to extend a private invitation. Please PM me laugh.gif

My parents r now staying at a run down area. I hope to get them a more decent area with fresh air, lay back place will usually be more ideal for the elderly. So i think this Semenyih place might be a good choice smile.gif

Maneki.... They are in the midst of constructing the sales gallery and also a satellite office (off site) fronting Jalan Semenyih. I am sure they will create some awareness events or make enough noise so that potential buyers are well informed of the place where they can view the master plan, scaled models, layout and how to book?

Stay tuned....

Just came back from the actual office in Semenyih. Very easy to locate it. To share what I have gathered, the whole township will be like Setia Alam, the combination of residential and commercial hub (office buildings, shopping mall, convention centre, etc). The difference is, this is gonna be a strata title township (cos gated and guarded concept like Eco Botanic in JB Iskandar). The facade looks very British style, and for those who have visited Eco Botanic, then u will have an idea what I am trying to describe. biggrin.gif

Errr…. will the toll fee and the maintenance fee be increased in the next 30 years??

QUOTE(samkps @ May 12 2014, 11:40 PM)
Deschan gor, happy wesak day to you too.. Every time I see you, also see my shadow, both also so long winded...  tongue.gif  tongue.gif  Never mind, we both also discuss own opinion, sharing factual information, that will makes us to know more thing as well..

If I have chance to travel to UM during morning hour, I will let you know. Nevertheless, I already can foresee the super jam area, east west link from Desa Water Park till interchange of Federal Highway, then jam again along Federal Highway to UM. Just from Desa Water Park to UM alone, I presume already need about 1 - 1.5 hours.  Since your mum stay in Mahkota Cheras, does she ever drive to UM from mahkota cheras during peak hour? If got, just plus another 15 - 20 minutes, coz I can assure you, from Semenyih using Lekas + silk highway, only need to take about 15 - 20 minutes to reach Sungai Long / Mahkota Cheras.

Toll rate is[ RM 1.10 (Lekas ) + RM 1.00 (Silk)] x 2 ways x 24 = RM 100.80
Yes, Cheras currently undergoing MRT project, road realignment and become smaller now, sure jam now. I always travel to KL using Cheras Kajang highway, the most jam part currently is after Batu 9 toll, all the way to Cheras sentral (Phoniex plaza), then leisure mall until the first flyover bridge near Tesco Midah. This stretch of road only about 3-4 km, but during the morning peak period, can take you 30 - 45 minutes. Then you can have slightly less jam traffic until you reach Jalan Loke Yew, super jam again until to KL center...  doh.gif  doh.gif  Therefore, as you can see, the most jam is not in Semenyih, is somewhere near to KL. If you stay in Batu 9 area, typically 500 - 600k only entitle you buy a condo, you will face the similiar jam as well. Perhaps you can reach KL 20 minutes earlier than your friend who is staying in Semenyih.

Since you compare the cost, now let's do the same again. Assume you get a 1100 sqf condo in Batu 9 at a price of RM 580k, you will still need to fork out the RM 2,500 as well.

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485 per month and for 30 years.

The cost of staying in Batu 9 condo is RM 2500 + 0 (toll) + RM 350 (congested area consume more petrol) + 220 (1100 sqf * 0.20) = RM 3,070 per month and for 30 years..[/B]

Difference = RM 3485 - RM 3070 = RM 415

With extra RM 415 per month, you will stay in 2000 sqf DSL landed houses, with great landscape design, beautiful fountain roundabout and recreational lake with jogging path... So, it all depends on your personal judgement to see which one more worth for you, right?

Semenyih currently is a small town, under the stage of transformation. Currently of course no MRT line extended to this area. As a matter of fact, some more developed area, such as Setia Alam and Kota Kemuning also don't have MRT extended to that area yet. As an alternative, there are 3 MRT Stations in kajang and all are within 10-15km radium from Semenyih. Semenyih residents do have a choice if they want to take MRT to work, but all depending the location of office, personal preference and of course convenience.. It's hard to determine now and we also no sure how many Semenyih residents will be going to take the MRT, but one thing for sure, MRT is a choice that can be considered by Semenyih resident as well...

NOTE- for those who miss the turning, please go further straight and make a left turn at traffic light to turn back to the Satellite Office. Not easy to miss the location but easy to miss the turning.

Need to ask you this....when interchange at EM is completed, how long is the journey to KLCC, KLIA and Taman Midah,.,,
*
My colleague is staying in Sg Long. He wakes up every morning 5:45am, then start his journey around 6:30am. Reach KL office around 8:50am (sometimes 8:45am). Semenyih will grow to a medium to large size of population and by then u may need to start ur journey to KL before, say 6am?? Or u can opt for MRT? But u may need to look for the car park at MRT station as early as possible before it gets full?

I am a cluster guy. Firstly, I want the green despite just 10 feet and secondly the gate less concept kills me. Then the fully GnG is a good point plus the generous clear floor to floor height and door size...

I am sold-Ed.... tongue.gif  but was told cluster launch is scheduled later....

As for the terrace, the variation available is very mind teasing and perhaps they fit in into various needs for space. If EW can deliver whatever shown on the brochure, then it is a good buy, IMO....

As of now, they are improving the access to Jalan Semenyih while working on the red pavement bridge to Ecohill. So much things happening at site...

Oic..... Where r u presently working? Or retired?

Me too, in fact, my main concern is commuting to work everyday. More and more new developments is happening in between KLCC and Semenyih, currently may take 1.5 hours to work, who knows after 5 years may take 2 hours to work and coming back home. Anyway, the purpose of getting a unit there is mainly to get my parents settled down there. laugh.gif
