Nevertheless, I already can foresee the super jam area, east west link from Desa Water Park till interchange of Federal Highway, then jam again along Federal Highway to UM. Just from Desa Water Park to UM alone, I presume already need about 1 - 1.5 hours. Since your mum stay in Mahkota Cheras, does she ever drive to UM from mahkota cheras during peak hour? If got, just plus another 15 - 20 minutes, coz I can assure you, from Semenyih using Lekas + silk highway, only need to take about 15 - 20 minutes to reach Sungai Long / Mahkota Cheras.

Yes, Cheras currently undergoing MRT project, road realignment and become smaller now, sure jam now. I always travel to KL using Cheras Kajang highway, the most jam part currently is after Batu 9 toll, all the way to Cheras sentral (Phoniex plaza), then leisure mall until the first flyover bridge near Tesco Midah. This stretch of road only about 3-4 km, but during the morning peak period, can take you 30 - 45 minutes. Then you can have slightly less jam traffic until you reach Jalan Loke Yew, super jam again until to KL center...

Therefore, as you can see, the most jam is not in Semenyih, is somewhere near to KL. If you stay in Batu 9 area, typically 500 - 600k only entitle you buy a condo, you will face the similiar jam as well. Perhaps you can reach KL 20 minutes earlier than your friend who is staying in Semenyih.
Since you compare the cost, now let's do the same again. Assume you get a 1100 sqf condo in Batu 9 at a price of RM 580k, you will still need to fork out the RM 2,500 as well.
The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485 per month and for 30 years.
The cost of staying in Batu 9 condo is RM 2500 + 0 (toll) + RM 350 (congested area consume more petrol) + 220 (1100 sqf * 0.20) = RM 3,070 per month and for 30 years..[/B]
Difference = RM 3485 - RM 3070 = RM 415With extra RM 415 per month, you will stay in 2000 sqf DSL landed houses, with great landscape design, beautiful fountain roundabout and recreational lake with jogging path... So, it all depends on your personal judgement to see which one more worth for you, right?
Semenyih currently is a small town, under the stage of transformation. Currently of course no MRT line extended to this area. As a matter of fact, some more developed area, such as Setia Alam and Kota Kemuning also don't have MRT extended to that area yet. As an alternative, there are 3 MRT Stations in kajang and all are within 10-15km radium from Semenyih. Semenyih residents do have a choice if they want to take MRT to work, but all depending the location of office, personal preference and of course convenience.. It's hard to determine now and we also no sure how many Semenyih residents will be going to take the MRT, but one thing for sure, MRT is a choice that can be considered by Semenyih resident as well...
