Setia alam has excellent connectivity with NKVE reaching DIRECTLY n accessible from PJ, subang, shah alam n backend link to kelang via jalan meru. Just like what MEX contributed to cyberjaya

The direct connectivity from semenyih to LEKAS need to be completed

The Setia Alam NKVE interchange was completed in June 2006. That was after completion of some of the earlier phases in SA. I think partly due to the bridge/ramp collapse.

As for EM, I will think they will sensibly to target to complete before completion of the first parcel. Theoretically, construction of a non too technical interchange won't take more than 18 months... Slow slow taichi master, filled with rain and monsoon, with extended EOT, let say 24 months. Time is still on buyer side.

For full GnG, the SPA will be 36 months agreement despite for terrace or cluster. Timing is still okie...

Well, DIRECT link to LEKAS is already on the way, please look at the progress photo in SEH thread. EM will have its own interchange for sure, and there will be bridge connecting to SEH directly and finally will lead to LEKAS-Semenyih exit as well..

The closest township near to Semenyih is Bangi and Kajang, and these townships are very close to Cheras, Seri Kembangan / Serdang and putrajaya/Cyberjaya...

Boss, to have a feel, what is current racial composition of semenyih?

According to voters distribution: Malay 56%, Chinese 25%, indian 17%, 2% spoilt votes

According to my personal perception in Semenyih town area: Malay 45%, Chinese 40%, Indian 15%. If wrong, don't quote me though...

According to the press release by EcoWorld, EcoMajestic shall consist of following:

Residential:
1.) 2468 units of 2 storey / 3 storey DSL houses.
2.) 475 units of SemiD houses.
3.) 667 units of cluster link houses.
4.) 332 units of 2 storey / 3 storey detached / bangalow.
5.) 4960 units of low-cost and medium cost apartments.

Commercial:
1.) 326 units of 3 storey / 4 storey terrace shops/offices
2.) 66 units of low cost shops
3.) 22 vacant commercial plot - perhaps the mall??
4.) 2 units of petrol station site

Estimated GDV : RM 4,090 million (RM 4 billion)

Expected profit margin: 20% for residential and commercial units, 10% for vacant commercial land, 5% for low/medium cost apartment.

The master layout plan and site layout plan for Eco Majestic Project has been approved by Majlis Perbandaran Kajang
on 19 December 2013 and 25 June 2013 respectively. Wondering why the information still not yet available in the sales office....

By the way, with such number of houses, considered high density??

That is temporary sales office before the Eco World Gallery is ready at the site itself, just next to the Precinct 1 after thru red carpet 300 m welcome road, or since you where is the show houses which is currently on progress, the new gallery is just opposite it.

Hahaha. So, we standby every Thursday and Friday, wake up at 5am and ready to text superior, I want to have MC today.

Chris gor, so far I don't see any sales gallery is being set up in the site, beside the show houses. Perhaps they will make one of this show house as the sales gallery?? Not sure though...

Eco majestic is more beranang rather semenyih right?
