QUOTE(yktan83 @ Apr 20 2014, 09:28 PM) All units (20x70, 22x70, 22x75 and 24x75) are fully extended at the backyard',and also with landscape at the backyard, isnt it? Yes, precisely. If i were to buy EM, most likely will go for those with extra lands, either terrace endlot or corner lot, or max limit semid cluster... Semid is way too much over my budget.. Any opinion on semid cluster? land size is 32x75 (extra 10ft land)? However The back of house is directly linked to another unit, there is no exit at the back, and no backyard landscape like terrace units.. Is semid cluster popular in msia? If I can recall correctly, only 2 sizes are actually 100% fully extended to the backyard which is 20x70 and 24x75, meanwhile, 22x70 and 22x75 has 3 feet's left at the back. Actually, you made a good choice if you are looking for those units with extra land, which looks even exclusive due to the extra land given on end lot and corner lot, it was not next to any lorong but thru landscape and garden... Exactly the same as EcoBotanic. If I going to buy for own stay, I also would pick a terrace end lot with extra 10 feet land or a cluster semi d. I reckon both price differs by RM 100k. If investment, maybe terrace end lot due to more chances to jumps further if to hold few years due to limited units. |

QUOTE(Chris Chew @ Apr 21 2014, 12:18 AM) Haha... Chris kor,Around there lorrr... 2500 vs 3500 sq Ft means 1000 sq Ft if times RM 300 psf is RM 300,000 premium Land area differed by 960 sq Ft if times RM 150 psf, is RM 144,000 Total RM 450,000 and add back to RM 850,000 is about RM 1.3 million Actually, the cost/sf of built up is less than RM150psf given such big scale developments. And, the land area is RM130psf as I was told the starting price for EM bungalow lots. Therefore, the different is less than RM275k for me for the cluster semi-d vs. semi-d. |

QUOTE(Top Gun @ Apr 21 2014, 12:32 AM) Chris kor, Top Gun Kor, hmmm, I not sure but blow water only, lol...Actually, the cost/sf of built up is less than RM150psf given such big scale developments. And, the land area is RM130psf as I was told the starting price for EM bungalow lots. Therefore, the different is less than RM275k for me for the cluster semi-d vs. semi-d. Cost of built up and cost of selling per built up is definitely a different matter. Since the average price per sq Ft of built up here is RM 300 psf, I just use this assumption. For land, the RM 130 psf was for big sizes of vacant bungalow land, while the difference I using above was only 960 sq Ft, thus am using RM 150 psf.... lol Btw, semi d could be worth a little bit more even though same land size or built up with cluster home. I no eye see on the SemiD, even cluster home small size, I also need to think whether I can afford now. This post has been edited by Chris Chew: Apr 21 2014, 12:40 AM |

Nowadays, any landed property that I am targeting, be it for investment or own stay, my first choice will be corner unit and follow by end lot. I kind of like the cluster semi-d concept as the back is fully "extended" by the developer. So far in KV, the best cluster semi-d that I've seen is the link semi-d of Bandar Bestari by KSL Group in Klang. Not only the lot size of 32' x 80' is bigger, the build up of 2,850sf also make the house looks very spacious inside. |

Honestly, I really like the sizes of Canary Garden 32x80, really long and spacious enough. Actually I am quite into the idea of cluster home due to semi d living, extended at the back to prevent break in chances ( as long as the living room wall is not next to each other ) and price is affordable btw terrace and semi d I am fine with 32x70 but I fear 32x80 could be too big and expensive for me now. |

QUOTE(Chris Chew @ Apr 21 2014, 12:33 AM) JChoo, which wind blow you from Sunway until here, kkkekeeeke. Sadly to say, the price of link semi-d of 36'x78' in SEH can't move much in sub-sale due to the developer still got quite a number of unsold semi-ds and zero lot bungalows in hand that the price starting from RM900k++. What is the price now for 36x78 SEH now? |

QUOTE(UFO-ET @ Apr 21 2014, 12:52 AM) Haha, I just feel the stratified landed is just good for me, and for the future. Investment, probably the others.Nobody talks about Setia Eco Gardens JB and EcoBotanic JB. DPC here also quiet only. Nvm, reserve me the slot of EcoSanctuary better, my favourite location and ideal for own stay in the future. |

Somemore, Bkt Rimau and Kota Kemuning already matured. And I think this parcel of lands are better location than BR due to exit to Kesas via new link much faster than BR and I expected the same concept brings into that area. Not sure if the land is higher by 10" but surrounded by lakes. I dont mind to pay premium at ES with this EM or EB concept since most likely aim for own stay and if investment, I believe, ppl around here would willing to pay premium for such concept living and stratified landed. |

Go North - Rawang (Shortest time to KL and Damansara) 2. Go South - Semenyih / Bangi / Kajang (MRT) 3. Also bcos diff land levels to the connecting part at rear, the 2storey is connecting to the 1st flr of 3 storey at the bank...n the way they connect is done nicely w only 1/3 of rear sharing wall....it gives lot of natural light as well to the rear. |
