I think any time is still a good time for property investment, just depends on whether the project is with good value or not...
Ekocheras is 3 in 1 combo .. MRT covered link plus shopping mall with cinema plus freehold prime location...only lacking is the experience on sales and marketing and knowledge on mall management...
Anyhow, this can be settled as long as u have money to recruit experience ppl to take care of it...

Hi guys, do we not need to pay the property stamp dduty as calculated by this: http://www.jpph.gov.my/V2/kira_dutisetem.php?versi=1

If yes, when do we need to pay this fee?

pay 3% if you take non-DIBS for your loan
pay 10% if you take DIBS for your loan

During SnP, a Dibs buyer will pay (10% of house price - 10k).

Meanwhile, a non-Dibs buyer will pay (10% of house price - 10k - 7% rebate ). So the net payment is (3% of house price - 10k ).

I cant recall all the feebies they promised:

1) Hood and Hob
2) Kitchen cabinet
3) Aircon for living and master room
4) Curtain? (did i heard wrong)
5) Heater? centralised?
6) ?

U didnt asked 4 letter fr d developer on all their freebies? They hv prepared a ltr. If u asked 4 the written ltr, they will give u a copy of it.

Visited leisure mall which is oppossite ekocheras during weekend. Noticed quite a lot of people in d mall. When d 1.2m eko mall is up & running sure will attract lots of people ..

Well, it may complement each other in future. To have this, eko mall must offer something different from leisure mall which results a similar impact like pavillion & malls in bukit bintang i.e. draw more crowds due to variety of stores especially leisure malls n ekomall ll be linked by a covered bridge.
