I will be going for 2nd viewing again this weekend with my family, hopefully positive outcomes. Few drawbacks would be no SK or SMK nearby, hospitals too. SH location seems to be secluded. Hope UEM step up for more commercials nearby. cheers!

I am concerned about this too and the bottleneck of traffic cause of small Jalan Bangi Lama. But there is school coming out in Setia Alamsari, so you might want to take this into consideration but no approval yet.
Do let me know here what you find out at Saturday, curious about the current sales status of Eugenia 2 and Dahlia 2.

been living here one year already. SK is near, but its a rural school. I foresee commercials will start 3-4 years later. So in 5 years time there will be.

Secluded, yes it is. Thats why its serene. Note that bangi semenyih area now constructions are ramping up. Hills cut down already haha. If you use the old trunk road, you will see constructions going on up the hill.

Residents are using alam sari road to go kl.

1) Traffic condition at the road toward LEKAS via Jalan Bangi Lama at office hours.
2) Same as question 1, but the opposite road of Jalan Setia Alamsari. Do you encounter bottleneck at the KWSP traffic light and the KTM station at office hours?

3) Which SK school you mean? So there is no SJK and also SMK?

4) Nearest LRT/MRT from this township is where?

5) Where do you usually do your grocery shopping? Doesn't seem to have any Tesco, Aeon, etc nearby.

6) Is the Jalan Bangi Lama road got any widening work on-going? But this widening (if it is on-going), is not going to widen till the entrance to LEKAS right?

1) Traffic condition at the road toward LEKAS via Jalan Bangi Lama at office hours. - seldom use it, but its just 2-3km to lekas entrance. morning rush if use lekas, you have to get to grand sage before 830 to use the contra lane.
2) Same as question 1, but the opposite road of Jalan Setia Alamsari. Do you encounter bottleneck at the KWSP traffic light and the KTM station at office hours? - no bottleneck there. the real bottleneck is at ukm gate and the 2 roundabout towards ukm bangi tol entrace. I work like a boss so flexible working hour. go out at 830, reach office 930 in bangsar south. kl you need to add another 30 min.

3) Which SK school you mean? So there is no SJK and also SMK? Bangi/semenyih race composition is malay>indian>chinese. sjk indian got, chinese in kajang.

4) Nearest LRT/MRT from this township is where? mrt kajang. but takes 30minutes to go there. I did try and took me 2hours plus total journey back from office. As a mid age guy i can't take it. some ppl will drive towards a few more mrt stations for their start journey such as bukit dukong.

5) Where do you usually do your grocery shopping? Doesn't seem to have any Tesco, Aeon, etc nearby. - Aeon nilai is just 15 minutes away. If need to buy chicken/fish go CS bangi avenue. ecohill mall construction now at 3rd floor already. next year siap can go wayang. aeon nilai no wayang, only at mesa mall as nilai council dont want 2 movie so near each other.

I second this!! And this is why i told my husband to buy 1 unit at SH and cant wait to move there since Ampang is too busy for me - our housing area now is so busy w the construction of the new highway. SH is far from the busy-ness of the city, have foggy weather especially in the morning because there are still many trees there. That is my definition of healthy environment.

I even once told my husband - why people want the commercial area cepat2, when it will only damaged the serenity of SERENE heights? We can go to Semenyih and Bangi to get/buy stuffs what. Lol!
But yeah, I know we want something reachable, easy access and if possible by walking distance.
Because nowadays - everything must do cost benefit analysis.

I used to live in rural area with many trees, when I was a kid (my father was a plantation manager) and live in a big city, Ampang - since my secondary school until now. Now, Ive decided to go back to nature. Lol.

So, it is all up to ones preference.
Of course we wont pay for something that we dont prefer.

Those who bought Eugenia 1, your house roofing is metal deck roofing right?
Not the traditional A shape roof.
If not using aircond at upper level, how's the temperature like?
My mother's house use concrete slab as roof, afternoon until night time need full blast aircond. So, wondering about the heat insulation, temperature etc etc. Dont want to rely on aircond only.

I saw they put heat insulation material. Seems like proper to me. U may need to query them directly on method/material used.

I see. Alright2. Thank you. Miminapis mentioned the material for roofing is Zincalume which is great due to long life span, high resistance to corrosion and high thermal efficiency. So hopefully no need to rely so much on aircon full blast.
