Was checking out the whoe stretch of Jln Bangi Lama last weekend.

Serene Heights sales office/gallery is ready.
No one from UEM is operating there. Guess they will only start utilizing it once close to launching date.

There is also 1 show house ready. And there's one small water feature in front of gallery, unlike the Southville's MS ones...

Bandar Puteri is sandwitched between Pekan Bangi Lama and Nilai 3. Pekan Bangi lama is still a Malay Kampung while Nilai 3 is an emerging tekstile wholesale area. Though there are plenty of industry area in nilai, the house prices in nilai still considerably cheaper than any KV housing, mostly because they are already in Negeri Sembilan and still have plenty of lands not yet developed. Don't be surprise you can easily get a fenced and guarded SemiD in Nilai for less than 800k, compare to a DSL link house in Bandar Puteri Bangi. With the entry price of 700k, people working in Bandar Baru Bangi has plenty of better choices of subsale in Kajang, which is even nearer and with better amenities.

Don't be confuse by the road (Lekas highway) and claim SEH / EM is closer to the small town like Pajam. If you really know the road, Pajam and Nilai 3 just separated by a bridge. The location Bandar Puteri Bangi is actually even nearer to Pajam if compare to SEH / EM. In terms of industrial area, kawasan perindustrian Mahkota, Kawasan Perindustrian Beranang, Kawasan Perindustrian Sri Hanesco, Bandar Teknologi Kajang all exist for some time already around SEH/EM area. I presume there will be a Tesco building up beside Bandar Puteri Bangi later, but around SEH/EM area, Tesco already there for more than 5 years..

It's nothing wrong about Bandar Puteri Bangi to be located at the border of Selangor / NS as well, as people always has his / her preference to stay in a little outskirt from the city and enjoy a better living environment. But if there is a statement claiming Bandar Puteri Bangi is located at a more developed area compare to SEH / EM, there is a strong no no from me... tongue.gif tongue.gif tongue.gif

EM and EC enclave geographical is near, but accessibility to major industry area is still "challenging"..

Denso, Sony, Hitachi mostly in Bandar Baru Bangi, from Bangi toll to Mahkota toll is about 10km south, from Bangi toll to Kajang toll is 6.5km, to UPM toll is 11km and to Sungai Besi Toll is 17km, if concern about connectivity, Southville is much superior.. If solely want to compare in terms of connectivity, from Bandar Baru Bangi industrial area to Kajang 2 / Nadayu / Tropicana also doable..

If for Nilai, plenty of choices available, especially at Nilai Impian by Sime Darby and don't be surprise can get a FnG semiD less than 800k..

Semenyih area is picking up for industry, Yokohama battery just establish a 32 acre plant in Sri Hanesco a couple years ago and I believe they will be more big player coming in the near future.

Anyhow, I believe Saville + Bangi Avenue + Bandar Puteri Bangi shall change the outlook of Bangi area in the near future.

The kampung road from bandar puteri to EM EC is taking forever to reach..

10km on plus highway takes 5 to 7 minutes until u hit bottleneck in sg besi..

Bandar puteri to bangi toll is just minutes away.. I live in this region my whole life n communte along NS highway frequently

Southville you havent seen how complicated the toll exit is.. dxmn a lot of turning until u reach the toll.. I dont see how superior is that.. plus.. not much exidting amenities, mayb need to wait for another 10yrs

another point to consider,,, how long we need to get to the entry of the PLUS highway (toll booth), sometimes it may take 30 minutes just to get to the toll booth. try the following journey:

1) UKM to the bangi toll booth,
2) Bandar Baru bangi (Centre-McD) to Kajang Toll booth,
3) serdang/bandar seri kembagan to UPM toll both,
4) Bandar putri @ Bangi to putr-mahkota toll booth.

not a fan of IOI Bandar putri @ bangi, but i find it is a nice cruise for item (4), traffic flow so smooth, even dont have to stop at traffic light as we make a left-turn, then the toll booth, merely 3 minute drive. within the speed limit drive, not more than 15 minutes sudah sampai toll sg. besi....... just comparing the journey, life in KV is a matter of time, not distance.

Why complicated? I thought it is a dedicated direct interchange?

I have been working in this area (Bangi + Kajang + Semenyih) for more than 15 years, commuting out from Bangi toll used to be my routine path. If really targeting to the Bangi Industrial executives, personally still think southville is better in terms of connectivity if compare to Bandar Puteri.. Hopefully Bandar Puteri can beat Southville in terms of price psf and of course quality spec/workmanship...

I maybe wrong, time will tell..

I do agree on this, that's why we see alot of developments trying to build their project beside highway or just building a dedicated interchange for the project (as in Southville, Ecohill and EcoMajestic). It will be disastrous if after coming out from highway still need to travel a distance passing through narrow road or many traffic lights (happen in the Bandar Makhota Cheras and Sungai Long currently).

Bandar Puteri do have this advantage as the land just located beside the tool booth. No doubt this is one of the strengths of this project.

SV needs its own amenities which at the moment, nothing..

Bandar Puteri, BA, Seri Putera and Mahkota can leverage each other, combining amenities collectively..
