700k for 22 x 80 seems ok wor, pricing wise is the cheapest compare with the recent launches in Kajang and semenyih, few minits away from southville mahsing, can consider for own stay la, flip a bit tough

For Bumi purchasers is a good deal.
7% bumi discount can be used as part deposit.
3% balance deffered into equal 3 payments 6 month,12 month and 18 month..And up to 30% diff sum.
If take 90% loan..They just need to pay booking 10k, MOT stamp duty around 15K n loan legal n stamp duty 6K.
90% loan, 30 years...monthly around RM3,200.00

For non bumi only..This Friday RM29K rebate for the first 70.
Same package as Bumi, balance can be deferred into 3 equal payment.

No maintenance fees as it under individual title..depend on residents community how they going to manage the guard house and perimeter fencing.

Facilities - club house etc. TESCO is confirm to be built next to sales office.

Competition : Avens (RM296 psf), Puisi 3 (RM288psf), Nilai Impian (RM270 psf) or can wait for Serene Height (too slow)

The choice is on our hand. When there is a opportunity to own a house in easy way...better to grap it...later don't complaint when the price in this area beyond our reach again. Or with this price you can own a condo at Puchong Bukit Jalil Subang or even Denai Alam etc...or what ever they can call prime area.

Happy shopping guy. I m ready with my cheque book with money in the bank after keeping it for sometime saving...which property price moving faster than my gaji...

Ladtly I own a house...n ready to change my ic address in 2 yrs time to Bandar Puteri Bangi, 43000 Kajang ( sound look nicer than S________ n B______ heee).

I was initially targetting this project for own stay/investment but backing out...
Location is good IMHO...I'm looking at factors of transportation, connectivity, schools, hospital to name a few.

Can anyone tell where is the nearest Chinese school from this spot or an international school?

International nearest I think it's Tanarata at Kajang toll exit. Correct me if I'm wrong...

Bandar Seri Putra & Lion group project seems to have slower growth despite being there for a while now.
Perhaps IOI could be a pulling factor to turnaround this place with Tesco being brought in.

This township will be easily 10yrs to see the value of it if you're willing to wait.

Take note there won't be semi-dees or bungalows within this development...Only terrace, townhouse and condo's.
Terrese is the 1st phase for terrace house. There is only another 2 more phases for terrace houses. The rest will be townhouses if you're looking at landed prop's. Terresse 1st launch is 111 units and there'll be another 100+ units launched subsequently.

Those who interested in corners and end lot...cheapest I saw was 930k and end lots from 758k (30k difference compared to inter unit for additional windows/ventilation/natural light) which is worthwhile to opt for....

I think people can invest in Bandar Seri Putra DSL which are currently priced below 400k for 20x60 and below 500k for 20x70...not sure how old are this houses but it's F/H too. Semi-D about 900-1M possible to get...

Any opinions from ppl around this area ????

Lagundi Cluster Home at Seri Putera now sold at RM 1.4 mil
And Lion now also selling townhouse at RM 500K.

The nearest chinese school is Sekolah Jenis Kebangsaan ( C )Yoke Min at Jalan Aman 5, Pekan Bangi Lama. It around 5km away. Correct me if I wrong.

Correct!! +/- 6km...

To those whose going for the launching try visiting Pekan Bangi Lama...The old shop lots are with wooden structures inc exterior for 1st floor and zinc sheets as their side panels for corner shops...nice nostalgic feeling to those who appreciates history & antiques wink.gif

i concur with whatever you said above,,,, categorically true. i live in BSP.

if i'm not mistaken, the earliest projects there were townhouses and low-cost apartments 2-3 years before yr 2000. the 1st landed project was putra terrace DSL back in 2000-2001 with price 198k. The progress slowly took place until the latest LANDED residential project LEGUNDI. The wont be any landed residential project there other than Bungalow units that BSP's developer UMLand is currently focusing on together with high-rise 2 condo projects, PUTRA 1 and PUTRA 2.

There is a big gap of price for secondary landed properties here, and definitely LEGUNDI cannot be used as reference, LEGUNDI IS TOTALLY DIFFERENT LEAGUE IN TERMS OF DESIGN AND PRICE. LEGUNDI was launched when the price of KV properties was in the category "beyond reach" by general KV population.

if you are looking for a secondary landed properties in BSP and the price is your main concern, go for the earlier projects there,,, (nothing against LEGUNDI!). The owners of houses built during previous/old phases are willing to let go lower than the prevailing current market level as their cost was much much cheaper.

e.g. semi-d 45x80 28++ sf at D'sentral (project started in 2005, VP in oct 2006) for sale below 1m, bank valued in 2013 700-800k.

Not actually.. Bandar Puteri Bangi is between Bandar Baru Bangi, and Nilai area which are already well establish industrial area. North South Highway has been there for few decades

EC and EM is between Semenyih and Beranang which still pretty much agricultural area.. although it is also near Negeri 9 border, but is closer to Pajam, Mantin of negeri 9 which are still small towns.. Lekas highway is still very new..

Beranang, Pajam and Mantin are still way backwards compare to Nilai

Nothing bad about it.. EC and EM are closer to nature.
