Yes boss.

CG design like classic mini castle alike but that's the design that many Chinaman like.

For me, it's so-so but the township is not bad.

I much prefer modern facade.

Still can't get SPS intention...sudden SMS yesterday morning and sales was on the same day...Caught all us by surprise.

That's not fair for the working classes ppl who need to work...Anyway, congratulation to the ppl who managed to secure a unit.

Probably they want the local semenyih people to get the units...oledi half taken by staff and business partners ma....not good for a township to be dominated by investors....

relly sorry about u, HOnestly if announced earlier many will start to camp there or via ballot the chances for you to get one is also very low too...

First come first serve is the best at least those local's who plan to upgrade still get a chance and lesser speculator too.

If I am SP Setia, who really targeted own stay buyers only and not speculators or investors, I would probably do the same strategy.

With a sudden SMS sent at morning and sales on the same day, the buyer who very keen to buy for own stay, will try all his or her best to go there with the hope of securing one unit. It may be a heartbreak for those working but unable to runaway with sudden MC or sudden half day leave or so ...

If they announce the ballot day which falls on 7 days later, investors / speculators would have plenty of time to prepare multiple cheques and asked staffs or volunteers to go que and ballot.

At the end of the day, my thought would be the SPS would be unable to please everyone with the heavy demand against a not so low supply.

But it could be paid off, if the strategy paid off with home buyers really able to secure their units instead of investors / speculators as these group might be feel too mafan, timing too tight, lazy to drive so far in sudden early morning and etc ...

I put myself into the shoe of a potential buyer, if I really wanna buy it for own, since the price is well fair compare to any other new landeds, I would do all my best to skip my work and try to secure a unit for future home.

If I am buying it for investment, I very hopeful to get one but I will put myself off if I needed to go NOW when the SMS arrives at wee hour or early morning.

It's more like 1/3 for staff/business associates only, certain not half.
And don't think we can really tell if it's for own stay or for investment.
I certainly agree that if too many empty units, it would not be good that's why in my opinion SPS did a surprise launch for those who is desperate enough to take leave (and most of them did for those I spoke with) and stayed for the entire session. Most of them that I spoke to wanted for own stay and/or 50/50 not sure yet, seldom purely for investment purpose.

And to be fair to SPS, if they wanted to advertise EcoHill, they could have announced the launching sooner and they sure can get people to camp overnight (or days before) for it thus creating the news about long queue, thousands of people camping there and etc. There were 25000 registered interest, just imagine quarter of it turned out, it would be havoc for the launch for both the interested parties as well for the staff. IMO, I think they did a good job overall launching this phase of the project except needing the purchaser to stay until later night 9pm something regardless of the reasoning.

Not a waste of time for me though as I get to make a few friends there talking about investment as well as the project. nod.gif

I think this is good strategy in order to reduce the investor but more own stay buyers..imagine if let say sp setia inform 1 week earlier, sure lots of big bosses will try his best to arrange all the relatives that he can use to help to queue up since early morning....

so with this sudden surprise strategy..if u are the real buyer who wish to buy for own stay, and u only need 1 unit, u will not mind to take a day off in order to secure the unit...those big bosses of course cannot suddenly arrange so many relatives to help him to submit the cheuqe..and himself come alone also only can submit one cheque on his own...so one unit not enough for investor la..normally will just give it a pass...so more units will leave it for real own stay buyers...

Ive seen buyers pay for people just to que for them like a week before officially launch Kinrara project. Crazy lah, no chance for real buyers to buy... after seeing the model and the que can say bye bye liao

Lol...right!! So fast built shopping mall cari mati Meh... When setia city mall look for tenant... They almost shit their pant...leg shacking for all the leasing team...lol... But have to said they damn hardworking. Come to your place n use MVP to fetch u like vvip to look at their setia city mall project. No easy ler.. Give them more time. When thing shape up. Mall will come later.

Good buy for the residential unit. Sure will profit. I trust that it will be a good place to live. But for me, i cant coz it is far from my work place. Haha...

Mall? Hahaha... You have to be brave to build a mall there. Shoplots will be just fine...
