Will I able to get back the 20k if I decide to withdraw after selected a unit? Will the 20k forfeit? Or do I need to get letter of "loan rejected" in order to get back the 20k?

Kawan,

In the event that the master title is to be subdivided into landed strata title, then the SPA is under Sch H but in our case, the master title will be subdivided into individual title, so the SPA is under Schedule G.

1. Whether your title still in master or subdivided,it won't affect whether to apply schedule G or schedule H.
2. If your property is landed, ie: terrace, semiD, bungalow , it will be under schedule G, to be handed over to you within 2 years from snp
3. If your property is stratified, ie: condo ,serviced apartment, shoplot, stratified terrace, stratified semiD, etc, all will under schedule H, to be handed over to you within 3 years (or someone 4 years) from snp

better check with sp setia stuff..i remember a stuff told me if i not yet sign snp, and decicde not to buy, just write in a formal letter than you can get full refund...not need loan reject letter...but i am not sure whether is true or not and not bother to ask detail anymore...because i never think about withdraw..

sp setia township o...why wan to withdraw?

This one I am not sure, perhaps you need to check with Developer, you can call the contact person - call card that is attached to your booking form.
Mine was Chloe and she is quite helpful. Infact, she was previously from AmBank, so, she may be able to assist in quite comprehensive manner.

Yes i cant hear anything when the lady was briefing in the hall, even now buyers dont know anything about the spec of the prop. blink.gif why SPS still not come out with the material use, points of lighthings, extra land size of corner lots etc etc ? haiz..

Yalor, this one really blind blind buy - but no choice, still need to buy - if not, no units to buy when spec sheet out.
I understood from the SA during the queuing period that they have yet to be granted the MPKJ license to print the brochures with the pricing.

Hence, all the ambiguity. However, it would be beneficial to know beforehand on what are being offered in the completed house as show unit is rather too good to be true on things like:
1) are all the tiles in the bathrooms gonna be up to the ceiling? If not, to get same colour will be a headache.
2) Will the alarm system come with vibration sensor / motion sensor - or can we engage the same vendor to carry it out?
3) Wiring is complete for all - how many airconds allowed? Should i need to add in further, how to go about it? Dont want a wire to be protruding out of the wall while others are concealed after completion.
4) All fittings are provided - how about heater points - water pump, extra water tank, built in hot shower?

Worst still, we are paying a huge load of cash and still in dark about it.

Some queries:
1) Is anyone here planning to purchase MLTA / Life Insurance instead of MRTA?
2) Should it be MLTA or Life, will it be funded by the Banker of choice under the MRTA loan allowance of 5%?

If anyone had checked this with their banker, please enlighten fellow borrowers in here. All feedback is appreciated.

1. MLTA is a seperate insurance policy to cover your upon your death. You can always transfer the policy to any if your properties. Besides, you can get back done money when you decided to cease it. However, MLTA is not part of the loan.

2. Purchase MRTA from banker can put in your loan.
