sunway velo2 is strictly banning on airbnb
A tourist family from china booked velo2 airbnb but when reaching the lobby, got halau by guard

so sad, those owners are really not responsible here, to let tourists take risk just because they think they can sneak pass the guard

Velo especially velo 2 has unbelievable rental demand. Constant requests way above the asking price.

No reason to do airbnb

Yes, no reason to do so, but those agents manage to sweet talk unsuspecting or just lazy to care owner into let them do reno and airbnb. If left unchecked, everything run down then they will throw back to owner when no longer serve them any value. Even now officially banned, agents still openly talk how to sneak and curi-curi do Airbnb.

but i guess tenants from china usually gives the highest rental

i think the issue here is those owners who violate the rules despite clear instruction of no airbnb allowed
yet still want to do it

U can easily achieve higher rental than this in Velocity

sales kit prepared by sunway to sell their velocity 3
how credible it is

agent can always list higher rental demand on website but whether this is the actual rental only tenant can proof
but also if not able to rent out at this price, they will be at loss

If you're familiar with velocity rental demand you'd know easily can achieve this type of rental. Currently low stock of units for rent.

there are 1.8k units at velo2
propertyguru got 722 units for rent

I wouldn't call that low stock though

I just stay nearby, very familar with the area
the rental rate you mentioned i don't doubt it, but at the same time i don't think all the units that rented out are rented at this price

with so many units for rent, just to see how the price war goes.
There are over 700 units pending for rent, not to mention when velocity 3 is completed, the rental price war is going to be a disaster.

Go ask owners how many suffering empty units and low rent lah. Lavile already suffering, u think velo no suffer?

velo2 got 1800 units, market also cannot absorb all the units for rent, but of course not all units are for rent, but from propertyguru there are over 700 units fighting each other

not to mention later velo3 complete, another 1.5k units came out
that area including una lavile all are the same positioning in terms of pricing & layout
that makes all of them competing for the same pool of tenant

Everyday got at least 10 requests from agents with tenant profile to rent out. Takan all also lying? Simple example when got almost no 2 rooms left

Agent just want to get listing from owner, it doesn't hurt them to get more listing

I agree that SV2 is doing very well. I tried to rent a 2-bedroom unit there and contacted several agents via PropertyGuru, but either the units were already rented out or there were many Airbnb scams trying to steal the rental deposit
