I dropped Trion dy. Didn't like the idea of staying in an industrial area as I used to work at Segambut for 4 years. Saw lots of heavy vehicles going in and out and the road condition isn't good as a result of that. Reminds me of the latter area when I drove around Trion for a few times.

Still considering between this project, Parc3 and Goodwood, tho. What a headache. sweat.gif

Yeah, they seem to have changed it to 'Future Development' together with some triangle-shaped block in front of the V-shaped one.

Last time both of them were Phase 2 (V-shape) and Phase 3 (Triangle shape) respectively. The management must've changed it coz they may have other plans for the both of them.

At least the sales staff who attended to you mentioned that it is shorter. The staff who attended to me, on the other hand, mentioned that it will be as tall as the current project, but the design and other details are still up in the air atm. hmm.gif

Yep, I did, but only from Parc3's side, not M Vertica. If you're referring to that big empty plot on the left, it is currently owned by SP Setia and Tradewinds. It was a JV between them to build a mixed development under a land swap deal to redevelop some clusters of flats in Cheras (link). That is until PH took over the gov't and threw a spanner in the works coz they halted the relocation of the DBKL workshop and adjacent buildings sitting on it.

Then there is a hoarded up plot next to a temple near Warisan Cityview which was also left in a lurch coz the temple and school folks protested against it (link).

I noticed a sudden change in pricing a week before the start of the ballot. The only visible pricing change is the 969sf unit where those facing the facilities and KL city is RM 10k lower than the Cheras facing one. Said it was due to a few empty plots in front of it which will be developed at some point and will result in the KL city view being blocked in the long run.

According to the sales staff there, he did inform me that there is a developer negotiating with DBKL on that large empty plot adjacent to this project. As for that empty plot in between St. John Ambulance and the Sacred Heart of Jesus church, no idea on who is the land owner.

As for the ballot, well, I saw a lot of 635sf and 840sf units (both Cheras facing) taken. Only left a handful of units on the higher floors. 969sf units facing Cheras have a lot of takers (and yes, I happen to be one of them) but still have available units scattered here and there. Those facing the facilities/KL (883sf, 969sf and 1119sf units) didn't have that many takers, tho. Still have quite a number of available units.

As for the unit choice, you can say that it's more to a 2nd choice, really. Initially, I liked the 1,044sf unit due to the symmetrical layout, but because the V-shape project which will block it in the future, I decided to wait for Block B's launch instead. Then comes the hard part, choose the 969sf facing to KL or Cheras. Chose the latter in the end to avoid being disappointed in the long run once that big empty plot is developed.

Oh well, at least I can still see the KL view when I go to the rooftop. thumbup.gif

You do realise that there is a V-shape project right in front of this one, right? If you don't mind seeing a neighbouring project up close, that's your call, but that's the reason why I ditched the former.

And me and a few others have already mentioned the empty plots adjacent to this project for the KL-facing view. You can read up a bit and understand why many folks prefer the Cheras facing units in Block B compared to the facilities/KL facing units.

Well, to be fair, Sunway did write down 'Facilities' only for the north-facing direction instead of 'Facilities/KL City'.

The only details the sales staff revealed to me about the V-shape project is that the 2 blocks sitting on it will be aligned in a V-shape with a gap in the middle and you can see its facilities from this project. It may be a bit thinner, but don't expect much with regards to the north-facing view.

Mine said it will be the same height as this current phase, similar info like yours.

Best to wait for its official launching and watch out for that carpark lot wedged in between this project and the sales gallery. When that carpark operator leaves, then you know that the pre-launch is near.

At this stage still need an agency to sell the remaining units?

I recall not many units left already. Might as well wait until Phase 2 (V-shape plot) to launch for those who miss the boat for Phase 1.

Not every buyer got it as of yet, according to the sales staff who attended to me.

Right now REHDA just approved a handful of Block A and B buyers and it will take a while to cover all of them as it is done on a unit application basis. Not really surprised at the pace as this is the first time REHDA handled the HOC and its application.

The application for the Stamp Duty and MOT waiver is automatic once you sign the S&P for a unit. Once REHDA approves the application, the sales staff will notify you to come to the sales gallery and sign on its letter.

Bear in mind that REHDA approves on a unit by unit basis, not on the entire project.

It's still not automatic as REHDA will need to process the application first. Apologies if it wasn't clear in my reply.

Even when I signed the S&P after the 2nd ballot last month, the developer still haven't submit the application for the HOC waiver to REHDA yet. Only earlier this month did they managed to do so.

But I have seen one or two of those letters from my last visit there. The one I saw was for a Tower B unit, so one can safely say that HOC waiver applies to this project, but you still need to give REHDA time to process your unit's application as this is the first time they're handling it.

I recall that the sales staff informed me that the buyer will have to pay the stamp duty amount first while waiting for the letter to come. Only once the letter is available and signed by the buyer, then the developer will reimburse the amount.

Don't have to wait until or after VP. As I said a few times already, the letter is approved by REHDA on a unit by unit basis. And yes, it's the loan stamp duty that needs to be paid first, then reimbursed later when you sign that letter. If you're still unsure, you can just pay a visit to the sales gallery to enquire further like what the other member before me suggested.

For its 2nd phase, still not much info other than it has 2 blocks angled in a V. Possibly 50-storeys. If you want to know when it will be launched, monitor that carpark operator in front of the 1st Phase closely. If the latter vacate that land, then you know it's launching soon.

When I came after the 2nd balloting, there were still available units one floor below and neighbouring the 30th floor M&E room. The 16th floor M&E room, on the other hand, is more to an emergency pump room, so there will be little to no activity. Saw the majority of the units surrounding the latter are booked, except the one directly below it.

Maybe those few buyers decided to take the chance and stay near the former M&E room, or they're investors who plan to rent out those units or go airbnb. hmm.gif

As for the construction, they seem to be quite fast. When I was there last July when the showroom just opened, the piling was already on-going. When I visited again before and during the 2nd balloting, they're already constructing the ground floor. Also hope it will be completed soon.

Never lived near one before coz the current condo I'm staying in is a 20+ years old type where that tank is located on the rooftop (below it are the penthouse units). Wonder how bad the noise really is...

From the impression I get of M&E rooms, I always thought it's some water tank where its pump are constantly running as it needs to pump water to the higher/lower floor units.

As for being near the lift lobby, I'll also avoid staying near it too due to the noise and the fact that the refuse room is located near it, but I believe some folks would rationalise that its more convenient as you don't have to walk far to reach your unit after shopping for groceries, buying some heavy items, etc. Probably they used to stay in a condo unit that is further away and want the convenience of being closer to a lift lobby for their future home. hmm.gif
