Nope. I checked with the sales staff who attended to us previously and he told me that the price is RM 950/sf after rebates.

Not looking into buying a unit there, though.

Updates on Block C for SV2 Phase 2:
680sqft 2r2b
775sqft 2r2b (DK) - Layout similar to Type B in Phase 1
922sqft 3r2b (DK) - Layout similar to Type D in Phase 1

In terms of facing, that block is the one facing the empty plot of land adjacent to it.

Block D is the one facing towards Sunway Velocity Mall itself.

Show units are currently under reno and scale model will be ready by early January 2020. Actual launch is after CNY.

For Phase 1's Block A, the starting price is around RM 850/sf. Only with the bigger units are you able to get below RM 800/sf. By the time I bought my unit in Block B, it was around RM 87x/sf.

But was a little surprised that the unit sizes shrunk for Phase 2's Block C until there aren't any 1,xxx sf units. Probably will only see them in Block D as the view there is better.

You mean Plaza 393 and Warisan Cityview? Aren't those condos targeting buyers and renters with a lower income bracket?

Don't think they're comparable to V Residences and the SV2 phases.

By the time it's launched, the balloting starts and those who put in their cheque during the registration period will get the chance to attend it and choose your desired unit. If you decided to buy after the cheque deposit deadline, then you'll have to wait until the end of the ballot to choose your desired unit. Just be warned that your desired unit will be taken up by then (along with a chunk of the units in that particular block), but if you're lucky, it may still be available. This is my experience from buying a unit in the first phase's Block B.

So yes, if you're dead set on getting a unit here, then be ready to place your cheque before the deadline. The registration for this phase dy started, so you can pop by the sales gallery across the road from SV Mall to enquire.

For your info, Tower C is the block facing the empty plot of land next to it along with the KL-view (depending on how high the future buildings are on that plot). Got this info from the sales staff who attended to me previously.

RM 950/sf after rebates for Block C Phase 2. You could pop by its sales gallery to ask for more details and which unit fall under your budget range. Do note that the pricing will be tentative pricing, similar to Blocks A & B in Phase 1's sales strategy.

Speaking of the 1st phase, it was advertised as fully sold out for both blocks, but you could try your luck if there's any loan rejected units for Block B.

If you're referring to the restaurant workers, they'd normally rent at a cheaper place such as Plaza 393 and Warisan Cityview, which is behind and next to SV respectively. Both projects look like they've seen better days, to put it mildly.

If V-Residences 1-3 are any indication, I recall that someone here once posted of an acquaintance staying in one of them and he felt that it was almost empty most of the time.

It's suspended based on the sales staff I liaised with previously.

As for the price, he only mentioned RM950/sf after rebates as I have highlighted in the previous pages.

If V-Residence 1-3 was any indication, back in 2017, I went to check on it way before SV2's launch and I was told that there were only a handful of units left, which are mostly 1 and 2 bedroom units.

Not sure why it turned out to be very quiet based on that member's friend who's currently staying there unless many of the buyers are those with strong holding power who don't mind leaving them empty? hmm.gif

This project will rely heavily on TRX to be its main growth driver along with One Cochrane, Continew and any future projects within the vicinity.

Yes, that plot is where the current sales gallery is sitting on.

Phase 3 is an office block from the last time I checked with the sales staff based there during the Phase 1 Blocks A & B launch last year.

As an update, the new sales staff I'm currently dealing with mentioned that there will be a revised package this week, but it will still be based on the tentative pricing prior to it's launch this October. Similar to how Blocks A & B for the 1st Phase were advertised.

The circle directly above SV2, I suspect one of them is Legasi Cochrane (if you look at the official site, one of their renders puts it adjacent to the SMK Yacob Latif school's football field). As for the rest of the plot towards the Sacred Heart of Jesus church, no idea, but there are a number of squatter houses there which looks like they've been around for years.

As for those 2 circles below SV Mall, I recall that it's part of Jakel's LOT 16 @ MALURI CHERAS (32 acres).

As for SV3 on the plot next door to the SMK Yacob Latif school highlighted by ryan, I'd be surprised if that were true.

Around there, but I believe it's almost the same for the Cochrane MRT station.

But at least there are link bridges + covered walkways connecting to the SV Mall and both Cochrane and Maluri MRT stations. Makes walking there comfortable instead of directly under the hot sun like what a number of new-launch projects near public transit stations are doing for the latter case.

The 1st phase units are sold at around RM 78x/sf - RM 8xx/sf. Pretty doubtful the 2nd phase will be sold at a lower price, especially when the unit sizes there are smaller than the former.

Probably will have to wait for an updated pricing after rebates this week.

I get the 'miss the train' statement as this applies to both investors and own-stayers. Probably more emphasis on the former than the latter.

Dy bought a unit in Block B back early last year for my own-stay, so not really going to lose any sleep on that.

Haven't started selling yet. Now they're collecting booking fees.

Actual pricing and sales performance will only be known on the balloting day itself, which falls on around October.

Well, to be fair, Lavile is already connected via a covered walkway to Aeon Maluri (and the Maluri LRT/MRT interchange), so there's little reason for residents there to go to SV Mall and MyTown. They're welcome to go to the latter two if they're willing to go the distance. Same goes for the residents in this project towards AEON Maluri and MyTown.

If you're a public transport user, then you will have to reach AEON before 10 pm for Lavile's case. Otherwise, you'll have to walk outside to reach the latter if you arrive at the Maluri station past that time.

For SV2's case, the previous staff who I dealt with mentioned that the developer will negotiate with the SV Mall management to allow the bridges connecting to the latter to remain open past 10pm. But in case there's no such agreement, it's still possible to use those link bridges which connects both SV2's Phase 2 and 3 to reach home via the V Boulevard. This is regardless if you're staying in Phase 1 or 2. Provided that you alight from the Cochrane MRT station, that is.
