If it is, I would've seen people using it dy, but based on the few times I passed by there, I still don't see people walking to and from the Cochrane MRT station towards SV. Even the sales staff at the latter sales gallery even pointed out that the bridge is not open to the public yet. hmm.gif

Update 22/08/18: I just got back from the Sunway Velocity Two property gallery and hanging out at Mytown. Apparently, there are people using it dy. Maybe when I was there 3 weeks ago, the bridge wasn't open to the public yet.

If based on the above picture diagram, then yes, the left corner will be blocked by its commercial block for lower to mid-floor (plus UNA. Not sure if higher floor can escape this), while those on the right will not be blocked but will still have to contend with Lavile, which is 39/40 storeys high, unless you take those units above 40th floor onwards.

Based on my previous comment, I was looking at it when looking towards Cheras' direction, which is the right and left corners for the Type D (969sf) unit. Hence I mentioned right will be blocked by the commercial block + UNA while the left will be practically unblocked, but have to contend with Lavile.

As for the pricing, after visiting the sales gallery yesterday, what was announced is just the indicative pricing (according to the same sales staff who attended to us previously), which is based on the average price for all units. Like what was mentioned previously, have to deposit a cheque first, only then you can ballot for it on 22nd Sept. Maybe on that day the actual unit pricing will be revealed? hmm.gif

Yes, and the sales staff there confirmed that it is 2 blocks of serviced residence units. Design still TBA, but the staff confirmed a possibility of blocking the KL-facing units in Block A of SV2.

Well, that is the general facing direction of this project. NW is in KL direction and SE is the Cheras direction. No harm in declaring that, and also no harm in mentioning what project(s) will be blocking it.

You are right to say that for the KL-facing and the Cheras facing (for the left corner). It is safe to say that the right corner of Block A based on the picture will be the one that is partially unblocked but will have to contend with Lavile, unless you get the 40th floor and above onwards. Kinda pity those who chose the larger units (Type E and F), tho, as the price is higher but will see Phase 2 in front of them.

If you ask me, I'd rather wait for Block B's launch as the view there is much better for both facing, or if you're in no hurry, wait for Phase 2 to launch as their view towards KL city will be practically unblocked.

What you see in the picture is for Sunway Velocity Two Phase 1 for both Block A and B. Currently, only Block A is open for sale (soon), followed by Block B. Phase 2 will be the V-shaped plot for the proposed 2-block serviced residence in front of it.

I believe that most (if not all) developers here just assume that the majority of those who bought condo units are investors, especially when they put in a lot of small units in a block with the odd 1 or 2 larger units at more than 1,000 sqft. Also, like any businessman, they just want to make as much money as possible, hence the kind of arrangement you see here for this project. If you're referring to that office block in front of Block A, there will still be buyers here who will buy the units facing the office block just to rent it out or turn it to airbnb because in the end, they're not the ones staying in there. It's the tenants who will have to bear the brunt of renting this type of unit.

When I was there a week ago, the sales staff informed me that the pricing is based on the average unit price, not the actual unit price. The latter will only be revealed come the launch itself. I think I'll wait until the actual pricing is announced. Quite interested in the 969sf unit due to the larger units being blocked by the upcoming Phase 2 blocks. The only thing that suck is that there is only one toilet in the main part which serves two bedrooms and the living room (assuming that you rent out the studio unit).

Worst come to worst, I'll just wait for Block B to be launched as the views there are better.

Thanks, but I already know that coz I've been to the sales gallery a few times.

If you want an unblocked view of both sides, wait until Block B is launched.

As for Block A, the Maluri/Cheras facing view will be blocked on the left half by its office block and UNA (unless you take the much higher floor). The right side will be unblocked but you'll see Lavile on one side. As for KL facing view, almost all the units will have a good view of Phase 2, unless you take the much higher floors.

That's true, but some of the members here pointed out that the pricing will be much higher. Even the sales staff stationed at the sales gallery said the same thing.

Just that the Cheras facing units will have a good view of Phase 1's Tower A units, tho. laugh.gif

Nope. It's just that you get a chance to choose any unit first before the rest come the ballot time itself (upon placing the cheque of RM 10k before that).

Not sure why its called a ballot if you can pick and choose your desired unit on the day itself. hmm.gif

We'll only know once the sale is open to the public after the balloting. For now, it's just the average price for all the layouts.

And for your info, the layouts for each floor will be the same in Block A. Only for Block B will the larger Type E (1,044sf) and Type F (1,281sf) will no longer be available and replaced with another type of layout.

Aw shucks. I just checked the official site. Looks like can only sign up after signing the SPA of any Sunway property, and the rebates will only be applicable on the 2nd purchase onwards.

Looks like can only go for their current 7% + 4% + RM xxxxx (varies according to unit type) rebates for this project.

To add, I do recall reading that you'll get points allocated into the Sunway Pals app upon signing the SPA of any of their projects, provided that you sign up on the Sunway Property Pals website, that is.

About this part, I recall that the sales staff stationed there only mentioned 7% + 4% + RM 15k/20k/25k for those who sign up to the balloting, not 8% + 4% + RM 15k/20k/25k. He even whatsapped me a week or two back on the details and it's still the former pricing, unless they changed it at the last minute. hmm.gif
