layout not bad for investment...Tower B is more suitable.

If you see the white building in front of Tower A that will be the offices / Service apartments. Higher level would have skip it but u might look down to no so nice cooling towers / roof top

Integration wise , UNA is just next to the commercial office block. Residents can always walk to the commercial block and use the bridge to SV.

investment have to look at starting price point too ma... it will determine your future appreciation and your rental yield too... and the whole SV masterplan connects to various mrt/lrt stations.... depends on how far u wanna walk... lol

Still need to walk down..and given the fact the office will be built slightly later would means UNA buyers have potentially a construction site next to them. Pretty sure sunway would place the site entrance as near to UNA.

Btw how is the pick up rate of UNA?

Yeah, I agree, and I think that the layout is more or less the same like Tower A for those units facing SE (Cheras). As for those facing KL, I'd wager that the layout for type E and F for Tower B may be a bit different than Tower A just by scrutinising the shape of it in some of the photos I took. The type F looks more flat with the living room balcony jutting out and the type E unit next to it looks more like a type D dual-key unit (hopefully the latter will be a bit larger, tho. 969sf is kinda small to my liking). hmm.gif

Looks like this one will not have sky facilities like SV1. But price is definitely a plus

I just came back from the property gallery and the sales staff mentioned RM 0.35/sf for the maintenance fees and Tower A will be open for sale this September, not next year September (Tower B will be 5% more expensive). Furnishing-wise, it's nearly bare save for air-conds in all rooms and hot water storage tanks for all bathrooms. Units at 30 floors and above will be entitled to 1 additional cp. As for the floor difference, he mentioned to me that it will be RM 1,000 per floor. Will pay another visit once the pricing is announced on that day. biggrin.gif

The only problem I had is the potential of the KL view for certain units in Tower A to be blocked by an upcoming serviced residence in the SW2 master plan which I was told is going to be two blocks as well. Tower B will have the upper hand as you only have to worry about whatever Boustead (or whichever developer) plans to do on that plot of land across the road from the Cochrane station. hmm.gif

850 psf maybe only for largest unit?

assume 570k for 632sf, already hit 902psf.

add 1,000 per floor. If target 20th floor onwards. Meaning additional 32psf (20k / 632), become 934 psf already...

hmmm.... when they will decide the final price and sales package?

As I mentioned previously, the pricing will only be confirmed on this September.

One thing I didn't highlight is that Tower B will be 5% more expensive, tho. But not surprised why given that both the NW (KL/TRX view) and SE (Cheras view) is unblocked. Just that some of the layout will be a bit different based on the scale model itself. hmm.gif

tower b (klcc view) will not be obscured by the v shaped building in front of it ?
but from the demo that built in show gallery seems like half of tower b will be blocked by that white colored v shape building too

Oh ya, I didn't factor in the units on the other end of Block B. Yeah, a bit of a bummer thanks to the upcoming 2-block residential tower in front of it. I was more focused on the bigger units than the smaller ones which aren't block by the latter.

My bad. sweat.gif
