The price at 8xxsf I think is reasonable in PJ sec 13 since ara Damansara already selling at 750psf at least. A lot of ppl complaint that the traffic  is too congested in PJ sec 13, But isn't it a good sign or place for investment if the area is so busy? I ask my friend  to imagine that if there's somewhere have less people going and smooth traffic all the time, and selling 500psf, will he invest there? I think he will get more worries.

PJ definitely is a good area because PJ is always PJ, demanding all the time especially residential units with build up size less than 1300sf. . So far I hardly see any condo with the said sizes has low occupancy rates at the moment .
*
Wrong assumption of area busy traffic though. It is pass-through traffic that is causing the jam. Why would this area be busy at this moment? Hardly anything of interest there yet.

U need to go to Ara Damansara to "look see" the condo area there, u will find lots of empty units in Oasis Damansara.

Look at Tropicana Grande at night πŸ’‘πŸ’‘πŸ’ΈπŸ’Έ.

There is always no right time to buy, just depend how long you can hold. Look back to the previous chatting few yrs ago, everybody also saying its expensive at 700psf.nowadays 8xxpsf they also felt expensive. Funny..... Just if we know the price will reach 1200psf after 3 yrs later maybe they will consider the selling is cheap....haha....

Do you mean that the area is not worth at 8xxpsf?

i think this development is kinda too expensive since without DIBS - RM860-880psf

if you budget in the interests throughout the construction period - it will cost abt RM915-940psf when VP.

thinking to pull out...

anyone with news on F&N launching date??
*
I think the price is more than the current price if the project come with dibs...

Hi, i am new to the forum. Booked a 900 sft unit earlier at RM 860 psf. Thinking about pulling out too. The margin for profit is a bit thin. Sec 13 is a good location but not sure whether it can draw the crowd since there are so many growth areas in PJ.

Then you go buy ungrown area lor e.g. Nilai2

How you calculate profit margin, keep 5 year la.

Growth areas as in places like Kota Damansara, Damansara Perdana, Taman Tun, Sunway South Quay, Ara Damansara, etc. The pricing is competitive and have the necessary facilities as well. Not forgetting to mention Bangsar South, etc. A lot of activities have shifted to these areas. Nilai 2, Kajang 2, etc is a different proposition altogether. Not sure whether the reopening of Jaya Supermarket will make the area more happening. When looking at margin, my view is that we should do an analysis from the date of vacant possession until 5 years or more. In any event, I understand Midtown will take 4 years to develop which will give Sec 13 some time to develop.

I guess Block B will be launch when Block A reach 70 -80% & Block B price will be more expensive. How do you think?[QUOTE]
