My client just share with me one interesting point, how come Sime Darby and IOI will JV? Normally both of them build their own project. Something that worth to think about right? smile.gif

Was comparing PJ Midtown vs Icon City. From investment point of view, Icon City has higher visibility. Any dai gor and guru here mind to comment??

not guru or dai gor, just a pj guy. i think this is part of something much bigger than icon city. there's so much ex factory lot to transform in sec 13. pj midtown is one of the early conversions. i think over the next decades with each new launch prices slowly creep up and more people move in and the area become more and more ong smile.gif

I don't think the area take so long time to transform because currently the lease of the land left average 45 yrs. most of them currently had arranging either to sell the land or proceeding the conversion of title.

JV = higher sales price, smaller units, branded names involved.... i stay by this area, currently with some development has taken upfront before entering Sect 13... like the pinnacle, malton (completed)... so JV of course will stir more interest...

Do u really think IOI n Sine Darby JV to increase the price? I mean Sime Darby alone can increase the price. JV somemore will involve lots of conflict of interest issues and more procedure for them, somemore such small land. There are more stories behind it I believe

with all these new property development, the traffic in PJ is going to be really bad. Current traffic light system in Sec 14 and Sec 13 area can barely handle the heavy traffic during peak hour time.

PJ still have good connectivity and the jam is bearable as there are several alternative routes

It is a good project but if as investment the risk is on the slight high side due to the high supply coming into S13 PJ. Other more attractive project like F&N City launching not too far ahead and competition will only increase. Let's see the performance of Centerstage.
