Like the location a lot but worry about how the traffic situation gonna be there later, so damn jam around there already now (jln univ & semangat for example). But i guess the traffic jam is inevitable no matter where u stay.

2.5k rent for studio will be a challenge in most (all?) areas, I mean who's the target group (except young single expats perhaps...)?

PJ definitely is a good area because PJ is always PJ, demanding all the time especially residential units with build up size less than 1300sf. . So far I hardly see any condo with the said sizes has low occupancy rates at the moment .

Wrong assumption of area busy traffic though. It is pass-through traffic that is causing the jam. Why would this area be busy at this moment? Hardly anything of interest there yet.
