Ermm still scouting la..shah alam not to say very familiar but the 3 property that u said 1 of it v rejected. 1 of it service apartment no more but still lots of soho. Lastly is this 1.. still looking. Location wise each got their pros n cons le. Really hard to say. Vista in front of hospital ,easier to rent out n neart to future mrt/lrt. Metia I need to pay a visit but generally nearer to ameneties.. so really depend on what u want and what is ur goal

this developer have a way of market their product.. most of their product launching punya legal fees, stamp duty disbursement bear by them and 10% rebate to make it attractive

Alam Sanjung nearby also has no amenities, and no shop lot also.

Pluspoint for Metia is cheaper than Alam Sanjung, and it's nearby with MSU & KDU (future) + walking distance to Giant.

went to the site visit .. location is good and surrounded with matured shops. easy to access to nkve, glenmarie and federal. aeon will be there as well .. mrt will be plus point but not really concern to me

I know the place.. Actually seksyen 13, the rental yield quite attractive. U can check online and see.. RM1200- Rm1800.. I checked rawang property as well.. Rental yield cant compete with metia.. Metia near giant, msu, and college also.. Near to ara damansara and glemerie.. If u notice after bukit jelutong tol, there are many office lot, rental wise sure ok =D.

Anyone know the latest status? Now discussing with my family as my loan saturated ady.. quite regret for previous buy.. zzz

In my humble opinion, DIBS is just a minor factor. It's like giving free air con. What important is the after sales either can be sale or rent. For me the location of Metia is pretty strategic, walking distance to Giant and nearby with MSU and KDU (future college).

But of course, i do agree DIBS is one of the key-attraction in Sanjung.

Can someone relate this Metia to Brunsfield service apartment? Price for Brunsfield is pretty low compared to this new launch....

MSU students may just opt for Brunsfield. Cheaper and nearer.

yea.. initially want to wait for sentralis also, but i doubt the price is cheap.. the ttdi SA said not so soon to launch.. not sure how good the sales for the current sovo units

I never heard any stories this river is smelly or what so ever.

I think in terms of location comparing Alam Idaman and Metia, Metia has better location. Nearer with Giant and other things.

In terms of price, in iProperty Alam Idaman Subsales is still cheaper but like wise.

That river has bad record of flood. It had flood several times in last ten years. Floodwater can reach front door of CSR Plant....

There was once flood was so intense, it reached the highway...about waist deep....no kidding..on the paper and told by witnesses...

They up the price by 15K for level 11-13.... Really turn people off. It tilted our balance. Decided to give it a pass....

RM5B-RM6B PLAN- Prasarana is expected to call for tenders next year

THE government may build a third light rail transit (LRT) line from Kelana Jaya to Port Klang, believed to be costing RM5 billion to RM6 billion.

Dubbed the Shah Alam LRT line, Syarikat Prasarana Negara Bhd (Prasarana) is expected to call for tenders for the project next year, after a proper due diligence to be undertaken by the Land Public Transport Commission (SPAD) is completed.

Prasarana is a wholly-owned government company established by the Finance Ministry and the operator and asset owner of LRT lines.

SPAD chief development officer Azmi Abdul Aziz confirmed that the new Shah Alam LRT line is on the drawing board and that it will span 20km to 30km.

He, however, declined to comment on the estimated development cost.

Azmi said it will be an open tender and companies with existing contracts for the Kelana Jaya and Ampang LRT line extension projects will be allowed to bid.

"It is no more like before where companies that had won LRT jobs couldn't bid for the same development. As long as the companies are qualified and have met the necessary funding and technical requirements, they can bid," he said.

"This is totally a new line and very important for the public. Shah Alam is becoming densely populated, with new townships coming up.

"The new line would allow people from Port Klang and Shah Alam to come to the city without hassle. It will complement the existing Kelana Jaya and Ampang LRT lines," he added.

RM5B-RM6B PLAN- Prasarana is expected to call for tenders next year

THE government may build a third light rail transit (LRT) line from Kelana Jaya to Port Klang, believed to be costing RM5 billion to RM6 billion.

Dubbed the Shah Alam LRT line, Syarikat Prasarana Negara Bhd (Prasarana) is expected to call for tenders for the project next year, after a proper due diligence to be undertaken by the Land Public Transport Commission (SPAD) is completed.

Prasarana is a wholly-owned government company established by the Finance Ministry and the operator and asset owner of LRT lines.

SPAD chief development officer Azmi Abdul Aziz confirmed that the new Shah Alam LRT line is on the drawing board and that it will span 20km to 30km.

He, however, declined to comment on the estimated development cost.

Azmi said it will be an open tender and companies with existing contracts for the Kelana Jaya and Ampang LRT line extension projects will be allowed to bid.

"It is no more like before where companies that had won LRT jobs couldn't bid for the same development. As long as the companies are qualified and have met the necessary funding and technical requirements, they can bid," he said.

"This is totally a new line and very important for the public. Shah Alam is becoming densely populated, with new townships coming up.

"The new line would allow people from Port Klang and Shah Alam to come to the city without hassle. It will complement the existing Kelana Jaya and Ampang LRT lines," he added.

This project only pay RM1k booking. If you want to refund due to loan tak lepas, also can. But then if you want to cancel because suddenly you found this project not attractive, they return you 800 only while 200 is the service fee.

But then again, as this project the SPA / Legal fees (i am not familiar with this) is borne by the developer, if these lawyers has started to their work and suddenly you want to cancel then there's another extra charges (i think this is similar with other property projects out there as well).

So, since its 10% discount, no downpayment require. Just pay RM1k booking, and wait rumah siap.

i just see online articles say 2006 flood at csr sugar refinery there bad, giant there also affected. i also want to know if it affect the metia residence area .. existing tenant at SA will know :

well actually i do ask the receptionist in SA..she told me tarak flood in SA.. behind there in lama seri got a bit..even then the water was foot level only..

Let me share ok.

I stayed in Shah Alam many years already. There was a flood (2-3 years back) along the way in front the Sugar Factory, in front Avenue Crest and also in front Alam Idaman. That was one time only, but for me flood is just another natural disaster which you can't control specifically on that area where, very rare lah that area got flood.

But perhaps along that road is only one-way-in and one-way-out. I am not sure where is Alam Sanjung exactly but it should be nearby there, and i heard people says can see the Cemetery?

Ok, for the Metia is actually located on a different land. It was separated by the Federal Highway, which means you have across the bridge and pass by the traffic light. Perhaps 1.5 km distance from each other? That area memang i never hard got issues about flood. I've read in this forum they said got so maybe it was one-time issue only. But other than that, the Metia surrounding and nearby land is pretty good location. I don't have to list down la, like near with Giant, AEON, NKVE, and has many entry / exit way. Like Alam Idaman there very satu jalan itu sahaja.

So many things to comment...

wot..without DIBS, for the loan 380k, 3 years have to pay 23k-25k interests only.

meaning minimum selling price 380k+25k= 405k + MOT (7K) = 413k

Huayang has a few signifcant project eg, One South, Batu Caves Symphony Heights. Which has contribute largely to their company profit which the company shares rise from 0.75 to current 3.05 from year 2012(not including bonus issue or dividend,300% increase in almost 2 years)

Very well known in focusing mid-range property development which are suitable newly married couple salary rage from 5-7k with combine income and looking for 1st house. Targeting at right group of customer.

Site will located in Section 13 Shah Alam, near to all the access.

Type A - 1,224sqft - RM 530,900 (433)
Type A1 - 1,365sqft - RM 539,200 (395)
Type B - 1,017sqft - RM 442,200 (434)

My Own Opinion of possible profit

If considering high rise, developer has to deliver VP in 3 years. Somewhere in 4th quater 2016 if 1st batch S&P stamping in OCT 2013.

Developer if providing 10% discount with absorbing all related fees with booking 2k.

3 years later to sell at price higher by 15%.

Total net flipping profit with average 438psf with 10% discount, actual psf 394.2.

Due to S&P at 438psf, increase 15% will be 503.7psf.

3 years progressive interest estimated at 7% of your purchase price, which will be RM30,954 for 1100 sqft.

Total Gain=((RM503.7-RM394.2)*0.7 (if property gain tax increase to 30%))*1100sqft-30,954(No DIBS)=RM53,361

Percentage=RM53,361/RM2000
=26 times

If 3 years later 1100sf become RM555k upon VP, Interest at 5%, 35 years ,90% loan, installment around 2650. Young couple would need atleast 6.5-8k to own this property.

As group of couple earning combine income of6.5k-8k will increase by time. Only initial capital or down payment will not be easy to accumulate.

Risk to be consider, higher bank interest, higher capital gain tax of 30%,sudden surge of supply if all college around move to next destination. If all this possibility of calculated risk is able to be mitigate by possible of own stay, 2nd home, enough of cash cushion if couldn't get rental.

Chances of developer abandon is to be study from their company perfomance, so far the company is doing well therefore the price is going up with PE of 9-10. Not sure abt cash position and liablity.

Semi-D concept, each unit is corner unit, as most of the service apartment nearby the area is at high density, this would be just nice for those looking for own stay in future.

The Facility provided would provide decent living style during weekend, whether all the residents will use at the same time or not, very subjective, finishing wise for Hua Yang within expectation.

However the shop-lot will also contribute for future gain if developer able to attract well-known food & beverage provider.

As night city in SA is not happening like Kota Damansara or KL, perhaps still unable to witness any successful township in SA which can be so happening like KD or KL. Not able to comments on this as coming future might be different.

I am going to visit the area time by time, exact location can be seen on the annual report of Hua Yang. Still have some time to make more research.

I got one construction site next to this klang river. Those gate valves for flood prevention always closed. Meaning the river flood level is high at all time. If you take a closer look at the gate valves, u will noticed a lot rubbish and debris floating at the gate there. That is where the foul smell released.

Its just something i noticed and share here.

If you thinks is a beautiful river, please take a dive and swim there.

indeed the river is not nice tongue.gif, like teh tarik, haha..i think no crystal clear river in malaysia already... however the river next to the metia is damansara river wor..not klang river

I went to the site. Indeed very near river and highway. Small narrow strip of land. Floor level is low too. If flash flood happen again, this place will not be spared....

If those don't believe what flood can do to your property values. Try buy a link house in Taman TTDI Jaya...

About the smell....hmmm...wind down the window.

That's what I thought but I don't stay/live/work in Shah Alam so I'm not really sure. Went for site-seeing, the shops around quite ulu as well.
Other than that it's quite close to Giant, close to Subang Jaya, easy access from Federal Highway and etc. Nice location.

price about the same? if im not wrong aurora stood at a higher price in total... about location wise both is way different.. some say puchong better but terrible jam.. u can read the aurora thread for further info.

the very same developer has launch their project in the same vicinity... aurora, d'aman, koi prima..

For lvl 11 above, all units will be different by15k
And for lvl14 and above, there will be another increase also... For type C, it starts frem 405 k already for lvl11...

SA told me that dev exclude A/C space and it given as free.. Hence maintainence fee will be cheaper...

By the way, heard non bumi lot for lvl7 -15 has been fully booked..

the SA there told me, floor 7 to 13 non-bumi lots overbooked...so floor 14 to 19 need to reserve 50% for bumi...

i thought some say for leasehold in shah alam once own by malay, it is automatically convert to bumi lot already..

my wild guess only, maybe some expert can clarify.

all i know buying bumi lot is damn headache

I'm not sure. Maybe not.
I think because 7th floor is the facilities floor.
All facilities like swimming pool, gym, cafeteria, multi purpose hall and to name a few are at 7th floor.

depends how u define high density.. one block 306 to me is not high over the 3.7 acres.. and it is served by 5 lifts across the floor layout.. you don't need to walk till the middle then take lift

7-10, each level tambah 1k.

11 onwards tambah 14k (but stil 11,12,13 .... i think stil tambah 1k) - only level 11 kena tambah 14k additional.

The SA there wasn't even very helpful. I just registered myself and ask them to update me of any available units and higher floor launching.

hear from the SA, price sure will be increase. If you are the developer you will also increase the price rite?
and some more i hear they are oversold for the non-bumi unit for floor 7-13. so not much hope to get non-bumi for new open floor.

is it that one seafood restaurant?

they open restaurant in sek 13?. I wish them good luck as i know one none halal sea food restaurant buz very bad in sec 13 due to population majority is muslim.

Alot of projects in Selangor such as in Shah Alam facing problems with 40-50% Bumi quota.

They need to sell Bumi units first.
