you should sign SPA only when u get loan offer letters from banks that u applied. meaning the loan confirm edi. so later u signed SPA can proceed to loan documents etc.
if u sign SPA first then later u find out bank only give 80% margin of finance how? u need to come out with 20% downpayment. if u dont pay, then u lose the 10% downpayment as penalty to the developer/seller.
deswai i said to the earlier guy. its dangerous to sign SPA before confirm got loan.

Offer letter enough as it means the bank already preapprove your loan. later just inform the loan lawyer which bank u wanna take n they proceed for u. buy from developer abit easier la
