I think this is not about arguing and not something that the owners asked but given. Whether this letter is binding or not, it would not be fair to the consumer if it was carved in stone. Promise = credibility. What reaction people will have if you say the letter is not honoured?

SPA and other letter do not mention about the booking fee of RM1000. Could it be the agent fee? tongue.gif

I suggest to do your own research but here are some for me(remembering off hand) :-

1. Giant, Tesco and soon, AEON Jusco to be built rather nearby.
2. Next to business park, near educational institutes, etc.
3. At least some activity at night in Section 13. Section 14 is very quiet at night.
4. Only 15 to 20mins drive to malls along LDP, without jam.
5. Price. Try finding another new development of same value psf not more than 20mins drive from LDP.
6. Nice and enough condo facilities. Not a shabby, tiny pool but 25 meters.
7. Rated top level developer by most, if not all banks.
8. No high tension wires.
9. Unlikely to have a parking problem due to 4 lane road between Acapella and Metia.
10. Chance of rental rates at Acapella rubbing off on Metia.
11. Chance of property appreciating when urban rail plans are more visible.
12. Proximity to various highways.
13. Various entry/exit points into Shah Alam for when there is activity at the stadium.
14. If I ever have to work in KL, just hit Federal Highway and it's one straight road into KL.
15. 2 car parking lots, important for me even if I am living alone.
16. Option to take tolled or untolled routes.

That's a few there but I am stopping here. What about you - what are the pros and cons you see?

My views on cons:

1. A lot of new development around the area (Section 13 & 14, Batu Tiga) - more choices = rental will be difficult?
2. Food. For own stay - i'm a Chinese myself - and there's no Chinese food in the area - hv to go to Subang for chinese food.
3. Leasehold compared to some places which is freehold (e.g. Alam Sanjung Batu Tiga)
4. No DIBS

Disagree on 3rd point.
Surround Apartment Sri Kerjaya, you could found alot of Chinese food. BKT, Char xiu, pan mee etc all there.
