Alam Sanjung nearby also has no amenities, and no shop lot also.

Pluspoint for Metia is cheaper than Alam Sanjung, and it's nearby with MSU & KDU (future) + walking distance to Giant.

In my humble opinion, DIBS is just a minor factor. It's like giving free air con. What important is the after sales either can be sale or rent. For me the location of Metia is pretty strategic, walking distance to Giant and nearby with MSU and KDU (future college).

But of course, i do agree DIBS is one of the key-attraction in Sanjung.

Let me share ok.

I stayed in Shah Alam many years already. There was a flood (2-3 years back) along the way in front the Sugar Factory, in front Avenue Crest and also in front Alam Idaman. That was one time only, but for me flood is just another natural disaster which you can't control specifically on that area where, very rare lah that area got flood.

But perhaps along that road is only one-way-in and one-way-out. I am not sure where is Alam Sanjung exactly but it should be nearby there, and i heard people says can see the Cemetery?

Ok, for the Metia is actually located on a different land. It was separated by the Federal Highway, which means you have across the bridge and pass by the traffic light. Perhaps 1.5 km distance from each other? That area memang i never hard got issues about flood. I've read in this forum they said got so maybe it was one-time issue only. But other than that, the Metia surrounding and nearby land is pretty good location. I don't have to list down la, like near with Giant, AEON, NKVE, and has many entry / exit way. Like Alam Idaman there very satu jalan itu sahaja.

So many things to comment...
