Sales status have to refer to Chulk ady. heard Small size 1269sf almost all taken up for block B & A, left bigger units. Block C 260units yet to launch.

Official launch should be around October when brochures/videos etc ready.

Sales Gallery/office with 3 Scales model are ready for viewing smile.gif

Haha because the longer the Launch delays, the more we can dig out the cons to complain.. hence the longer thread... lol
means Chulk kor more works to do and reply us.. guess they also wish to launch it fast.

Since Chulk Gor had mentioned they will have 4 tier security in CT. I am just wondering will they have security in place as well in the staircase in every block? If yes, how it works as it serves as an emergency exit? Will it be able to access with the access card or without? If access card is needed, then we can only access our own floor and the ground floor or every floor? I am more concerned about this type of security. Hope Chulk Gor can answer me.

I think the 4 tier is refer to : -

1. Guard post
2. Car park
3. Lift Lobby
4. You can only access to your floor only.

But i believe the maintenance fee also includes security facilities right?

Haha yea fees for maintenance of those common area/building/clubhouse facilities/security/guard etc + Sinkin Funds.
Never complain as I know all the condo do need pay maintenance, some above 27cents, 35cents also got.
If buy for flipping, really have to take into this cost consideration. Large unit size 1550sf X 0.28 = 434... more than 3K monthly commitment. laugh.gif

lift, pool, landscape, cleanliness, gym maintenance, security, common area defect maintenance....


if can maintain in tip top condition, 300plus is worth....

Good if residents have option to access certain facilities, with discounted rate of maintenance. haha
I dont use tennis court, dont play basketball, dont use swimmin pool block B, dont use BBQ zone..
can offer me only 20cents ? lol with access card limited to certain facilities. wahaha

hm...quite hard to control...a group of people will purposely just apply a card let say enter gym facility, use one card and enter together...haha


very hard to control, cannot be hire guard to control at gym , pool, tennis court...only allow who pay the money can go in...haha

this will make the condo looks like a commercial center....

well, if u chose to stay in gated guarded condo, you need to agreee to pay maintenace as what stated in deed of mutual agreement....

i do not like some malaysian who stay in condo, but refuse to pay the maintenance fee, and some ppl are very selfish, use the common area like corridor to put their bicycle, flower pots la...looks damn ugly...

a good condo managemnett need sufficient fund to do better maintenance, and need good mindset from residents to maintanin condo in good shape......malaysian still quite lack of this kind of awareness about the taking care of common area, most malaysian prefer take care on own unit only...
