I think mutiara 428 due to its close proximity 2 ikea, ikano power station mall, its still a bankable buy..

Only thing is d affordibility of d sale price of circa rm1,400 psf. ..n dont bank on d nearby TRX coming to life as this mammoth project will likely b shelved.

Even the star residence at klcc address is struggling to sell at 1500psf up b4 disc. Sunway proj is always overpriced. I dont expect velocity can do well in subsales with this sort pricing. I guess benchmarking it with velocity is a dangerous fact for u to decide buy or no buy this mutiara proj.

According to hartamas agency who is in charge of sales for Star Residence, over 70% of the 1st block of star residence has been sold. But I think mutiara 482 will do better than velocity in view of its close proximity to ikea n ikano power station. Malaysians r typically crazy abt ikea, so mutiara 482 will definitely do v well.

I meant IKEA Damansara store itself. Alot of Malay customers these days, which is good thing as they are now more affluent.

Without ikea and ipc, i think the curve will kaput. The management no idea one. Just build lone escalators to nowhere thinking they will increase traffic. I digress.
