Sunway Velocity's upcoming 650sqft launch in june 2014 is fetching rm1,350 psf. So when mutiara 482 launch in oct 2014 (which will b after sunway velocity launch), the price will b at least rm1,400 psf for the 650sq ft unit. This is taking into acct its close proximity to the proposed mrt, Ikea & the shopping mall.
Even the star residence at klcc address is struggling to sell at 1500psf up b4 disc. Sunway proj is always overpriced. I dont expect velocity can do well in subsales with this sort pricing. I guess benchmarking it with velocity is a dangerous fact for u to decide buy or no buy this mutiara proj.
