It seems they have thousands of people on their register list for this project.

RM1,000+++ psf... higher floors more expensive psf as you get better KL skyline view and the height of condo is much taller than Sunway Velocity. And lastly... it is a Mutiara Rini developer where its Mutiara Damansara is very highly regarded.

If you realised, several big brands are now present in Mutiara Damansara. Ikea, Nestle, Procter & Gamble, AstraZeneca, Porsche, Lexus and the upcoming McLaren Malaysia.

Not too long ago Mutiara Damansara was a jungle... next to Orang Asli hideout. Land was part of Bukit Lanjan reserve and come under Mukim Sg Buloh if not mistaken.

Fast forward today is a different story.

Yes, you're right, the success of MD is location. As for Cochrane, I see this place something like Mid Valley - nothing previously but because of centre location between PJ and KL, the place start to boom after many years.

Cochrane is actually the centre between Cheras and KL. It is no wonder that the MRT has to come here too in order to connect with Cheras. It will definitely take many more years for things to change.

IKEA is targeting the average shoppers... so their factoring is more on volume ala population rather than gross income. But the IKEA in Cochrane will attract shoppers from all over KL/Cheras/Ampang side to come here for shopping.

- population boom (which means demand for housing),

- middle class upgrade (due to security or affluence they upgrading to highrises or old people moving out of landed),

- higher level property awareness (which means normal ppl dat dont care about property is now coming into property),

- increasing corporate purchases (mainly for commercial/for reit/co. purchase/govt backed projects and more co. venturing into property),

- foreign purchases (in the case of Iskandar and Melaka)

and

- the boom in personal wealth (which means more and more ppl are buying >1 property).

Elevated MRT is only for "Suburban".

So I guess Cochrane will be incorporated within KL City.

This project probably testing RM1,000-RM1,400psf.

Many project launching soon at much higher prices. More will be revealed soon, one of which is the project I'm involved in the technical planning, which appeared in newspaper on Saturday in Business section.

IKEA Malaysia reported a much better revenue per head. And if not mistaken, their F&B in Malaysia used to be probably the highest gross sales worldwide.

IKEA opening in Penang, and will be at somewhere in JB soon (relocation?).

KUALA LUMPUR: WCT Holdings Bhd has accepted a RM651.62mil contract from Boustead Ikano Sdn Bhd to build an 11-storey retail complex along Jalan Cochrane here.

WCT said on Wednesday the contract included building a major retail shopping centre with two levels of basement car parks, four levels of retail, food & beverage and entertainment and four levels of elevated car parks.

The entire project was expected to be completed in second half of 2016.

“The contract is expected to contribute positively to the group’s future earnings and net assets,” said WCT.
