Agree. Type 3,7 balconies seems to be recessed inwards and block by giant pillars. The nice city views is on the north west side, and the pillars seem to block it. If the pillars are at the side of the balconies, then that's the kind of view onwe would boast about.

i thought they took the time to review the layout again but looks like they couldn't because the foundation is ready or too much work to be done...

unless got very special package...can't see how the project would be viable...

If no rebate at all, all buyer need to bring chq amounting to 90-120k ya? Wow..this weekend we can see so many rich people gather around in 1 place..

Those cash rich people i suppose only use up maybe 10% to 15% of their cash money to invest in this property..huhu

how's the sales here. high asking price for such poor layout n facing flats. also remember velo residence subsales transaction is almost non existent. good luck for investor here.

not sure no indicative yet...but this is already 900 psf...if additional 100psf but better layout and enviroment y not....u have to be in that area to appericiate the difference between velocity and one cocharane...but still i think both are too high for investment and sub sale for cheras is laugh.gif

The developer should be giving out some form of early-bird rebates or sth at this stage. The price stated in the brochure should be the nett SPA pricing before whatever rebates they want to introduce. Most of the time, those who declare their SPA price on the website/brochure will not disclose how much in rebates they're offering.

Maybe have to wait for feedback from those who booked a unit and see what are the rebates offered.

I agree with your observations. Both are equally expensive, and within the time horizon we are looking at, the rental yields in this area is a loser. I think the sole advantage of buying now is you get to choose the best unit. There is potential in this area though, cos the gentrification process just got started.
