900psf still better than sunway velocity selling at 1200psf if not mistaken. Those bought sunway velocity really jialat.

Agreed....

Went to the sales gallery last week, not much info. However the developer staff told me that the land is Freehold with conditions. he told me that the developer managed to convert the land from leasehold to freehold. However, when we want to sell the unit, we must get the consent from authority? First time heard of this...wonder any sifu can explain further?

Selling Freehold Properties but still need to have the Consent (which Leasehold Property does).

I also asked the developer staff but he just tell me have to get the consent..... confused.gif

everything looks good....my concern is it's very close to MEX highway and will be quite noisy when use facilities....

All lands in Malaysia are freehold to begin with. Then the lands started to change to leasehold so that local authority can make some money.

Many lands in Selangor such as Kelana Jaya are either leasehold and there are some freehold but got consent requirement. These lands are previously managed by the state developmnt company or leased from the state or local authority.

It is normal that today Freehold and 99-year Leasehold - the land tenure factor are not much critical when it comes to owning a strata property, unless you are buying into a master title or buying into less than 60 year leasehold land.

I'm not working with Sunway neither property agent nor staff. Sunway property really has their standard up to par. We always emphasise on "location, location & location. Those who bought Sunway Velocity Residences on first phase really big winner. Low density, FREEHOLD, direct link to Velocity Mall, just downstairs.
My friend told me that during VP, Sunway staff will make sure everything is clean, they even installed lighting bulbs with low voltage in every units, every door knob tide up with red ribbons. Red carpet all the way from management office to lift at facilities floor. Very details developer. They even provide disposable shoes for purchaser to wear.

I had seen many developers after VP or before VP, the conditions is really bad, dirty, like really rushing to VP.

Last time when both me and my fiance went to the launch of Sunway Velocity, there were still a bit of dust in the carpark area and some of the overhead parking lights were not functioning, but other than that, the shopping mall itself is quite clean. biggrin.gif

The layout is very wasted and all starting from 900++ sf.
With 1 +1 and 2 to 3 rooms. 1 to 10 floors are not nice as it is facing carpark or roadside...since they build unit from grd up...what a waste... Oct to launch.

Yeah, not desirable to be looking at the carpark at such a close distance, plus the noise from cars driving in and out aside from the podium noise. I also noticed this same method is used in Midfields 2 and Lakeview. Not surprised that this is how certain developers maximise their profits by squeezing in as many units until it is at the podium level.

I bet that most who bought these floors will surely be investors. No way own-stayers will want to live right next to a carpark block.
