Their boss has went for meeting with MB last week and already has approval from them.
Now waiting for Permodalan Negeri Selangor Berhad (PNSB) send PA to developer.

*Now on Level 12

According to lawyer,they going to submit s&p to MB office next week. I was shocked when she asked me if Im still interested on the house or not, i asked why? she said she already separated my docs bcoz she heard I want to cancel my unit. Asked them to proceed already.. Luckilly they asked first.. lol

The gap really concerns me. I also went there. If u go into the flat area, u can actually see people can easily enter the property parking area. Hope got card access activated lifts. If the security is only at the bottom part, that really is a problem. Coz not sure what type of security they have, only states multi level security but didnt say what sort of security they provide.

Plus side, the shops below may get alot of customers from the neighbouring flats.

Not sure after construction complete they will put up a wall or not, but currently the only thing standing between the project site n the flats are those normal green wire fence.

Hope any1 who have contact with dev can ask about this issue.

I think there will be no perimeter walls (based on S&P design). The area itself will share with the hotel & shops. Hopefully I'm wrong. Forget not, the other side is also just about throwing stone from the hotel.

If I'm not mistaken it will be 3 tiers security in which:
1) Parking
2) ??
3) House

I might be wrong since the discussion with SA took place long time ago. sad.gif

Undercon won't be cause too much (assuming yours are at upper level) as you just need to pay for interest. Basically 10 - 20% if i'm not mistaken.

Then, when they are working on your parcel, they will request the bank to release more money you need to refer to SNP.
For that time onwards, the changes will be significant biggrin.gif

Play safe, just set your budget as much as your monthly fee once it's finished.. Got extra? Just keep for reno later smile.gif

May i know which bank u took ur loan? Im with maybank. The problem is, they do not inform how much i need to pay. Only send letter stating how much from total loan is disbursed. But did not inform how much need to pay. For safety i just put a certain amount in my acc n just see how much they deduct.

Did same thing happen to u?

I wonder how much the rental rate there within the 1st year.. anggerik villa is just about 800-900/month.. what do u guys think? is it possible to reach 1500/month within 1st year of completion? we have to compete with MKH Boulevard as well since they are nearer to mrt station.

Nope. My statement mentioned the value. Anyway, If you registered for online banking, you may know the exact amount you need to pay.

I'm not expert to predict something like this, but I honestly think that it'll be around 1.2k - 1.3k.. Yeah, it is a bit pain for us (me as well). Forget not, there is still a lot landed house available around. But It will be another story once the 2nd phase (with shopping mall) constructed. The Semenyih road also need for upgrade.
