Land bought in 2011 and yesterday. Freehold.

Proposed for 2014.


UOA buys 6 parcels of land at Jalan Ipoh, next to some 16-acre land parcels it bought last time. This time the transaction would cost UOA about RM130 million. Total GDV could come between RM3-5 billion.



UOA Jalan Sentul Pasar Project (1-2 Acres) versus UOA Jalan Ipoh Project (27.9 Acres - not sure if include Sentul Pasar land)

I think this one is the empty land/land with workshop/squarters beside Duke toll near Jln Kuching. Maybe with bigger land, UOA can create direct access to Duke then the project would really be promising. If not entrance very bad. Have to go through old shophouse/DSL/apartment before you reach the land. Not far from Boluevard by Magna Prima. But Boluevard is beside Jln Kuching, better access and entrance. Boluevard Business Park

The said land should be near batu 4 jalan ipoh, from the side entrance of SBC under construction shop office go straight in until the end. and you will see a hoarding around there.

This is on of the access. If the land is near Sungai Batu, then this will be the nearest access. But if they combined with their earlier purchase the site should also be accessible from Jalan Kuching.

Jalan Ipoh ( along Jalan Kuching ) vs Jalan Kelang Lama ( along Jalan Puchong )

Both have equal good in terms of locality and accessibility. I might prefer the gravity of Jln Kelang Lama which swinging to the South but if merely based on all the pocket new developments, I think Jalan Ipoh / Kuching side might have higher potential with it's products, concepts, pricing, locality and flexibility once more projects are revealed.

Actually i think Jalan Ipoh / Sentul is overrated. I do not deny the accessibility of the area which i think is superb but i think it still lack a lot of ingredients to make it premier address. I don't think there is a big supermarket in that area. The old neighbourhood were not decent and has not changed till to date. Despite it is near to everywhere but unfortunately I don't see much has changed in this area. We may have more new residential developments but where is the commercial like office, retail, supermarket, improved road infrastructure (except for those within YTL). Strictly speaking these are the ingredients to add value on that area and is obviously missing in this area.
Old Klang Road is slightly better where they have Scott Garden and many more new retail coming up.

Where is the exact location? Beside DUKE tol house & Sri Gembira Apartment?

If that is the location, they better build a new bigger bridge to sustain the capacity 2000+ units. The existing bridge link from Jalan Ipoh narrow and congested as many cars by pass to get over to Jalan Kuching through taman kok lian.

UOA Development to roll out two projects with RM840m GDV

KUALA LUMPUR: Property developer UOA Development Bhd is looking to roll out two projects, one in Old Klang Road and the other in Sentul over the next few months.

UOA Development general manager Eugene Lee said the gross development value (GDV) of the two projects totals RM840 million and is expected to contribute to the company’s sales for financial year 2014 (FY14).

“We did some previews for our existing buyers and the response has been good, it should translate into sales starting next month,” said Lee after the company’s shareholders meetings yesterday.

As at December 2013, unbilled sales for the company stood at RM1.25 billion, according to Lee.

The Southbank project in Old Klang Road has a RM500 million GDV and will comprise the development of 647 residential units and six boutique office towers, while Sentul Point (phase 1) will consist of 462 units of residential and 15 units of shop offices.

Both the projects are expected to be completed by 2017.

The pricing for Sentul Point averages between RM500 and RM550 per sq ft (psf) with units ranging from 800 to 1,000 sq ft. The Southbank development will be priced slightly higher between RM650 and RM750 psf with units mostly at 900 sq ft, said Lee.

The units will cater to the growing demand of the medium-end market with its residential properties costing below RM1 million, he added.

Currently, 70% of its sales come from the residential segment with the remaining derived from commercial units, he said.

“UOA has a long history of developing commercial properties, but looking at the pipeline of residential projects that we have, the contribution will be higher in residential and will be more than 75%,” he added

He noted that UOA Development’s undeveloped landbank stood at 1,240 acres (501.81ha) within Greater Kuala Lumpur.

Meanwhile, UOA Development’s net profit fell 62% year-on-year to RM44.65 million in the first quarter ended March 31, 2014, from RM119.14 million a year ago. This came on the back of the absence of en bloc sales for the quarter under review.

Revenue was down to RM174.99 million compared with RM381.86 million previously.

In a filing with Bursa Malaysia yesterday, UOA Development said it recorded total new sales of RM335.5 million for the first quarter of 2014 with strong sales contribution from a new residential project — South View Serviced Apartments — and other ongoing projects such as Scenaria at North Kiara Hills and Kencana Square in Subang.

“For the remaining of 2014, we intend to launch approximately RM2 billion worth of development projects including Southbank in Old Klang Road, Sentul Point (Phase 1) in Sentul and a parcel of Jalan Ipoh land,” it said.

UOA Holdings Bhd’s development of the 60 acres in Bangsar South in the last decade has been transformational.

With its widened main access road, new pedestrial walkways, office suites, spacious retail and food and beverage outlets, and mid to high end residential towers, the area is now a sharp contrast to the previously shabby Kampung Kerinchi environment of mostly affordable apartments and flats.

Bangsar South began as a RM3bil development in 2004, which has now tripled to RM10bil.

With 25% completed, there’s still another 25% under construction, while the remaining 50% – comprising residential and commercial towers – will be progressively launched over the next five years.

Residential units here already range between 700 per sq ft (psf) and 950 psf, with rental rates going from RM2,500 to RM9,000 a month.

UOA is now planning to emulate that evolution in its latest undertaking on its 28 acres situated within Bamboo Garden, a small township enclosed by Jalan Ipoh, Jalan Kuching and the Duta-Ulu Klang Expressway (DUKE).

Temporarily called the Jalan Ipoh Land Development, UOA is planning a RM3bil gross development value (GDV) integrated city development sporting surrounding open spaces and expansive greenery, its general manager Eugene Lee tells StarBizWeek.

Initially, the property developer purchased 18 acres in 2011 and had planned to launch office and residential towers when it finally decided to add to its land bank in the vicinity another 10 acres last month.

In total, the 28 acres cost about RM300mil.

“It was a logical decision as we had been eyeing the additional 10 acres for a while. We will clear out the squatter area behind the Jalan Ipoh Boon Siew Honda shop,” Lee says.

The Jalan Ipoh Land Development is intended to provide the community components similar to that of Bangsar South, such as residences, office suits, a retail mall and a hotel.

“The existing development around Jalan Ipoh is a mature one. When we purchased the land, we saw the potential of what it could be in the future,” Lee says.

UOA intends to build residential towers towards the back of the development where it is quieter than facing the highway.

Seriously, can you imagine Bangsar South will be selling 800psf by now when it was still called Kerinchi with alot of low cost flat and Malay kampung area? It's all about proper planning and re-branding.

Apart from EcoSky (freehold) , Lakeville (leasehold) , Kiara East and Boulevard (jln Kuching) which are some of the on-going condo projects around the area, the Jln Ipoh Land Developmenr project (by UOA) offers another option (albeit at a later stage as it would only be launched later) to potential buyers / investors. This UOA project is not far away from KL Sentral which is accessible via Jln Kuching /jln ipoh to Jln Duta to KL sentral.. Additionally this freehold land project may be near to the proposed MRT line 2 station at Jln Ipoh and is deemed relatively near to KL town.. Also, the Pusat Bandar Damansara will be developed into a mixed development which include retail mall. Some people also said that it is also deemed the 2nd Pavillion as it is developed by malton bhd. If there are 2 access points from Duke Highway and Jln Ipoh (as mentioned by UOA), this project would have better access than EcoSky and Lakeville..Ones need to be aware of the latest potential project to be an informed and wise buyer / investor .. Just my 2 cents worth of thought... Cheers!!! Btw, i am not UOA personnel or agent..Just here to share my thought..

i think not enough demand for office space la.. oversupply of office space will become worse by 2017..build a lot of resi n 2/3 office blocks here should do well...but yeah high density is one of oua's formula for success... they should only launch after mrt station is confirmed..

Nowadays, development projects are of high density unless the project is of very upmarket due to scarcity of lands around Klang Valley and it doesnt come cheap.

The proposed MRT Line 2 will be made known to public in March 2015.

I still waiting for its master plan. Frankly speaking, Bangsar south is a very successful project and uoa successfully revamp the kampung kerichi to become a well known cyber city in kv area. I just doubt uoa can replicate another success story with this plot of land in Jalan ipoh.

Another point in the interview is uoa going to focus affordable house, house below 500psq. Is that mean another high density residential will be built for this projects too? Smaller house and below 500k.

UOA's another modus operandi is multiple agents/agencies will market the project with high rebate without disclosing the name. Once enquiry only u know is UOA's project.

UOA must be pretty generous with agent commission.

I always go to dim sum around 2am -3am during weekend after drinking session. Normally drive lo . Never try to walk for dim sum lo . So far i never experience the case as what you said la... touch wood first. In fact, personally think that crime case happen everywhere in KL, except those gated residential area or high end residential area like DSC, mont kiara and bangsar. Just need precautions lo when going out at night especially ladies. I think PJ area still ok compare to KL.

KUALA LUMPUR: UOA Development Bhd will be launching three new projects this year with a combined total gross development value (GDV) of about RM700 million, said its senior manager Yap Kang Beng.

“We are planning to launch three new projects by December, one of which [will be our first venture into] the affordable housing segment which will be located in Selayang,” Yap told reporters after UOA’s annual general meeting yesterday.

The GDV of this project is between RM90 million and RM100 million, Yap said, adding that these affordable units will cost below RM500,000 each.

“We are also developing a commercial centre in Taman Desa, which will consist of two office tower blocks called the Desa Commercial Centre,” he said. The GDV of this project is about RM300 million.

The third project is a new development in Bandar Tun Razak, which will also carry a GDV of some RM300 million.

“We will also be continuing sales of our Sentul Point in Sentul and United Point Residences in Kepong,” Yap added. The group had unbilled sales amounting to RM1.4 billion as of Dec 31, 2016, which Yap said will be recognised over the next four years.

Excluding those that are to be launched this year, Yap said the group currently has seven ongoing projects, which are all located within the Klang Valley. Among them are its Southbank Residence in Old Klang Road, the South View Serviced Apartments in Bangsar South, and Suria@North Kiara in Jalan Ipoh, which the group is expecting construction to be completed by the end of this financial year ending Dec 31, 2017.

“Moving forward, we are still going to focus [on] our developments within Kuala Lumpur, targeting the middle-cost-range residential market, with units priced around RM500,000 each.

“The [property] market sentiment remains soft and we are cautious. However, if we focus on the right locations and price points, [we believe] there will still be demand,” Yap added.

That depends to which part of Jln Ipoh you meant here. Using the new access road to/from Jln Ipoh, have to pay toll regardless of the direction of travel.

The Birch more towards KL directions
Whereas KL DC is 3 to 4 Miles of Jalan Ipoh, is a bit towards to north site. Investment hmm.gif
Based on current economic, appreciation of Property is a bit stagnate.
But you can keep it for long term investment

Yup quite confusing, the location is so far

I think The Kuala Lumpur Digital City is relocated near Taman City(Jalan Kuching/Jalan Ipoh).

The properties there will grow and it's great to invest for 5 years from now since the location is really strategic (15 minutes to IKEA Damansara and 14 minutes to KL)

It's a masterplan indeed. Similar to what Lake City is trying to achieve, but I think the location for this project is way better.

Empire City tends to be luxury properties more than E-Sport. E-sport is a jailbreak to free some of the debt, as we all know the hangover from Empire City

While Kuala Lumpur Digital City is well plan prepared as we can see the planning since 2013.

Now the project is started in 2020 and by the time the cooldown for properties is over and started to build up the momentum.

And you are right talked about room for development, one of the reasons why DBKL plan the project way out from the main KL city but interconnected each other to expand the KL development

It won't be 1-2 years this will be long term planning and we are lucky to know sooner about this project

I get some info on the MRT 2 (Putrajaya Line) phase I, it will start operating in June 2021 but only until Kampung Batu station meanwhile at the same time can see the train testing run until Kentomen which is next to the KLDC.

The Sphere is targeting office people. I think is different? Anyway I like the Bangsar South concept too, used to work there. I like how everything is within walkable distance.

I think yes, saw there is property gallery coming up in the official page .. Went to Bamboo Hills the other day, did saw the construction. Cant wait for them to unveil more updates ..
