If the first phase is at the further plot of land from jalan Ipoh, most likely will be too far to walk comfortably.

UOA's another modus operandi is multiple agents/agencies will market the project with high rebate without disclosing the name. Once enquiry only u know is UOA's project.

UOA must be pretty generous with agent commission.
