Visited the show room yesterday.
8**psf before rebate is really expensive for leasehold project. Seriosly cant see any future appreciation if we talking about up to 1kpsf. just my 2cent
No direct entrance with u come from kepong area. Only entrance is to via sg.buloh village.
Surrounding by factories.
The attractive point is only mrt.
10% rebate and downpayment 5%.
90% sold left all small units.

Developer blocked many units. Slowly release few units at a time to clear stock.

Congrats - by the time SqWhere VPs, with the MRT up and running and some activities from the nearby Kwasa Damansara will serve as future price push factor.

RM766 psf :clap upon vp want to sell for RM 500k (900psf) with 20% gain or rent out for RM2000 per month??

Well, 3 stations from Sg Buloh MRT station whereby SqWhere is linked to, is Tropicana Gardens, units for Phase 2 were sold at RM1100psf, this is 2013 pricing.

SqWhere's averaging RM 750psf with completion is at 2018 - there is definitely room to appreciate, with Kwasaland developments in full swing by then.

Such small units r really untested, my fren bought two 400-500sf units soho etc and hardly appreciates even after 2years ++...and bear in mind that this is during poperty bull run period...MRT is not everything, many high income earners tat can afford in sels, they need to use own transport, and at higher prices, many bigger units to choose from instead of these shoe boxes

People that bought this property should be verrrry worried, just my 2 cents. This might be a potential abandoned project. The land is agricultural land, but until today the units have been sold and the title of the land is still agricultural. Normal practice, developer will acquire the land and change the title to commercial or residential( this approval process usually take 1 year, pay some under table to make the process faster) then start selling once it is a full fledge commercial/ residential land. In this case, owners u need to do some due diligence.
