Hi CloudAtla$, the price Arte+ is not high in Jalan Ampang. Would you pay extra premium for freehold ?

Freehold command extra premium to pay for and has it long term investment value. Even this development is cheaper thn surrounding but over all, it still overpriced. And what is the future appreciation whn current price already high? And what is the rental around this area with so many project complete in the future? It will have stiff rental competition.

Booking is fully refundable by cheque or cash, so why not have I try on the loan application blush.gif A good investment opportunity that is not to be miss.

I think property market in KL is peaking now, I doubt we will see 15-20% growth per annum in property price for the next few years. The best scenario would be property price growing less than 5% pa. Caveat emptor!

Just saw this property booth today in Publika, right now they are offering similar like previous package ....
13% discount, zero legal spa & loan, rm5000 deposit, after discount still around RM900 per sf. Maintenance fees RM0.25 per sf.

I am still considering whether OK to buy? as this is leasehold and commercial title.
Any new comment and advise on this?

Sentrio suites Desa pandan if im not wrong Rm730psf coz im just visited the showroom by last few wks. Dont think its worth that kind of price range by looking at its features n surrounding location, again different client different view. :~)

why so many are selling even before VP?
this developer is new
can deliver?
i worry
everybody buying to flip?
then upon VP all waiting for buyers at ridiculously high price
sad case
this is speculation world making normal ordinary rakyat suffer and cannot afford buy homes

i just read few pages here and instantly feel there is quite a bit of problems here and there
does it mean this developer lacks the experience?
change here and there and late approval
sometimes it is better to just for established developer
not that they won't go bust but at least less risk
