TP <300 psf? Too many supplies. The rental will be much lower when astoria ampang and reizz residence is completed later

Hm.. Technically it is 2+1 rooms... Another room is without window.. Looking at layout.. Easily can add another 2-3 rooms with windows for sublet strategy.

Be prepare for maintenance fee up by 50% when the defect period is over... 8+1 lifts for each block with about 350 units...

When a development is over ran by Airbnb businesses... This bound to open. Operators will move on and find new condos. Only owners are left holding worn out property that need substantial fund to renovate.

Many owners simply are too short term.

Unless the majority of airbnb operators also owners then the property maybe well taken care.

Last round when I went there for visit, kids running around.. kicking walls.

Parents just allow them to do so.

Cushion dirty, stained.. sure spill water during "picnic".

All in all terrible experience.

The level 1 unit attracted more than 10 bidders just now.
Sold at 479,900 in the end. For level 1 unit.
Last month can win at 448k but nobody interested.

And the sifu grab level 17 same size unit at 460k. This is smart buyer.

Good buy? Below 500k for a 1000sqft apartment in the heart of KL with fancy looking facilities. Do you guys think its worth to buy for own stay? Any major downsides to buying for own stay?

the only major drawback for commercial title would be the electricity bill and assessment bill i think. but given the low price its auction at, its more than worth it? how much would an equivalent residential title be worth?

for condo, leasehold not so much an issue I think.

Private lift is not a selling point.

It just means LONG waiting times during PEAK airbnb period.

Yes it is a disaster, wait almost 20 - 30 minutes to get to your home. From the lift no less.

If you like strangers coming in and out of your place of residence. By all means go ahead.
