Agreed. Not sure if they’re doing it but connecting Jalan Belfield to the Royal Museum integrates it a bit better into the tourist fold. Right now it’s a real pain to get to so I’m guessing many give it a miss.

This wouldn’t be Sunway’s purview but rather DBKL if they give a damn and can stop selling land cheaply to cronies and focus on genuine value add transactions.

It’s not about being smart, it’s purely public interest vs self interest. Gazetted roads and forest reserves can miraculously become new high rises. Councils are meant to oppose these things not facilitate it. They have so many expensive urban plans drawn up only to ignore all the recommendations.

Just come out and say it outright. The other type C will most likely overlook the Cemetery. Real polar opposite in the pricing as the 118 side will likely be most expensive psf and the other side I wonder how much they reduce it by.

As always, there will be takers at the right price.

Gonna be tough to get funding now I imagine. Good then no competition for a while for Sunway. The main problem nowadays is when there’s so much supply that comes online at the same time in the same area creating rental price war.

More realistically I’d go quote shopping towards end of 2024. Tastes change and material availability will impact any decision of yours. If it’s an investment then you’d likely go for the cheapest most aesthetic thing you can find.

You could start building up a mood board now. I feel a bit silly because I bought a few furniture pieces during Covid for this unit and it’s just been gathering dust and eating space in my house. But I thought they were worth it for the look I’m going for and they were heavily discounted at the time.

I thought someone said this is not going forward? Or delayed rather. But to be fair with this sort of high value area should let the infrastructure go in first before the buildings are erected. Same problem with so many townships that were built in anticipation of future promises.

This is purely my intuition but I think what they will do is raise the bar for affordable housing. That’s all. Impressed with their ethos and design skills so they can make inexpensive things look expensive.

That’s my point. So far the newer projects haven’t been able to integrate rumahwip in a harmonious manner. It’s like a tale of 2 cities with these developments. Some of which there is anarchy. The developer that gets this right will strike gold.

I don’t think they are that politically connected to get away with no rumahwip and it’s already been stated that there is mandatory 30% affordable housing. It might be Bolehland but there’s a spotlight on all decisions. Some things can’t be too obvious.

That’s Salcon land. No public news as I know. Under this administration, I don’t think anything will happen yet. There’s something odd about the lease tenure. This goes to show that even developers can be BBB and suffer for it.

I now understand why Sunway doesn’t have to do Rumahwip as it was a private sale between Genting and them or rather Lim Goh Tong’s estate.

No idea why my last message got reported. I was merely stating facts.

They have a 48 month time line. And SPAs were generally signed end of 2020/ early 2021 when the project was first launched. So they would aim for completion by end of 2024/early 2025 not counting the Covid concessions. The later towers had their SPAs signed a lot later.

It’s not the cost, it’s the sales strategy for a well received project. It’s your last chance to buy in and they justify the price hike with superior view, self contained facilities and some custom kitchen colours. Typical premium pack pricing.

It goes from as low as 650 psf to 1k psf. Tremendous scaling for the same development.

Na I believe it’s the same entrance. Just well done. I can see the Kuen Cheng factor at work already so some locals want in and there’s also the expat and tourist factor. Ticks many boxes.

I think they bought the land privately from Genting which already had development approval before the affordable housing component so don’t need to do more.

If you’re submitting a new development proposal now then it’s a necessity.

To be fair, it’s needed in this area. There’s not enough affordable good quality accomodation in this immediate area. Those old hotels all shut down. Going forward, there’s only a 4 star Four Points and a 6 star Park Hyatt.

When I did the VR view in showroom, only very slight. 118 pretty much covers it up. Maybe the right most units and at an angle.
