QUOTE(icemanfx @ Dec 23 2022, 06:54 PM) During bn selangor state gomen, developer by giving enough grease to mb and state exco, could get away from breaking byelaw, etc. some of this development couldn't be completed under ph state gomen. hence, abandoned. They are still trying to appeal. See what happens under rule of law if “uncompetitive” business practices are being greatly discouraged. Interesting to see a local council get taken down a peg or two.

QUOTE(icemanfx @ Dec 23 2022, 10:56 PM) If state gomen allowed, more developers will go against byelaw and regulations. DBKL was implicated in the Mira case. That specific culture was endemic everywhere. Land sales and development approval is big business for them. Changing this culture is a big part of the new government’s work.

QUOTE(araveang @ Dec 25 2022, 07:48 AM) this project still worth buying? considered tower a for e type, but back then backed out coz mostly lower floor. only upper floor will be safe from upcoming projects (covering the view) For investment or own stay? No one but a SA will blindly endorse any project. It ticks a lot of boxes for sure but be wary of the supply vs demand equation. Is it truly the best use for your capital or loan quota? Only you can answer that. Regardless, any property purchased now will need to be kept for a long time to turn any meaningful gain. The numbers just do not make sense nowadays so if it’s a pure investment then think carefully on my above point.

QUOTE(syzsiew5991 @ Dec 25 2022, 10:54 AM) On the sell side, I would influence this way but since I have no skin in the game be truthful. It’s always great to be able to argue on both sides of the equation - that’s what makes a genuine salesperson. This post has been edited by Cavatzu: Dec 25 2022, 11:38 AM

This is definitely a better tourist oriented site than where TRX is.

QUOTE(Snacky1100 @ Jan 1 2023, 11:14 PM) To be a tourist place, the 118 must include an abundance of pedestrian or sheltered walkways around its vicinity and be interconnected to local spots (petaling street, stadium negara, etc). Otherwise, it would be a far-reaching/non-interesting office place for tourist people to get close to. Just like other office-oriented mall buildings such as KL tower and TRX. Isn’t 118 the connecting point to activate these old historic areas? It makes it possible to stay in the area for a longer period of time in comfort rather than just trying to traverse Chinatown for a few hours. It’s definitely walkable to places of interest but as to how pedestrian friendly is another and Malaysia is not good at this. The immediate building site though should be very well done. QUOTE(Babizz @ Jan 2 2023, 11:13 AM) Merdeka 118 got office hotel and mall. Also got public transport via merdeka MRT and monorail. All the major mix development same concept. I think both malls won't do very well It boils down to how it’s marketed. Being the tallest tower in Asia does a lot of the heavy lifting. Tourism propaganda just needs to include this. The 2 climbers have done a lot TBH.

QUOTE(Babizz @ Jan 3 2023, 07:35 AM) So far i haven't seen the list of any anchor tenants in 118 mall. This one and Lalaport will cannibalise each other. Don’t even think Lalaport is completely filled yet after a year of launching. They have to be creative and shift to an experiential model rather than a collection of shops.

Watching the presentation for 118 mall, there are some clever ideas like promoting Malaysian arts and crafts. If they can make it an atas Central Market, could work well. Don’t know if anyone will buy anything but the idea is there.

Got market now for daredevils and people who want IG bragging rights.
PNB can make a lot of money out of selling people the ability to climb up the spire.

QUOTE(razerlxz @ Jan 7 2023, 06:26 AM) Lalaport also same idea. Won’t fly that easily. This could end up like Sunway putra mall Yea 118 and Lalaport will cannibalise each other. But how to compare to Putra Mall that’s dated and tacky. There’s a lot of local millennials and young expats that do enjoy this part of town though. The local character here hasn’t been quite replicated in other parts of KL.

QUOTE(Aldo-Kirosu @ Jan 14 2023, 10:01 PM) Now the mall at city Central already reached the limit, and all the big mall mid valley, pavilion, klcc are reachable by public transport. Just 15 to 25min traveling time. So standard mall. Like Putra mall are very well serve the residents surrounding. I am quite enjoying to shopping on not so pack shopping mall instead of very lively one. Especially pandemic case still there. Now I am enjoying Lalaport as well, not so pack. As long as each mall can carve out their own unique identity and appeal to their target crowds then they sort of can unprofitably co exist. Malls are a tool to sell units nowadays and vice versa to convince retailers to set up shop. This post has been edited by Cavatzu: Jan 15 2023, 04:30 AM

QUOTE(Chanzeryl @ Jan 16 2023, 09:32 AM) This could be a potential development for young urbanites who are ready to leave the overhyped kampung kerinchi and start a family at a more ideal living space with budget to afford a similar if not lower price per square feet. In terms of developers' approach, it is quite obvious Sunway adopts a more resident-friendly and less corporate-feel approach, and willing to minimize the impact of high density by splitting the 1000+ units into 3 towers. Yea I’d been saying this is a prime spot for KL Sentral overflow with a moderately lower price tag and better cheap eats.

QUOTE(syzsiew5991 @ Jan 16 2023, 01:09 PM) think TRX and 118 are not so attractive as tourist attraction place. so many high towers keep coming up and the hype is not as strong compared to 10 years ago. They are not the main attraction but 118 activates the Stadium Merdeka area which is close proximity to a lot of old historical buildings. The claim to be the tallest tower in Asia will draw people. TRX is just a vacant office tower.

QUOTE(Snacky1100 @ Jan 16 2023, 05:55 PM) Oh yeah that's a good idea, thanks! We should inform the PNB about this. KLCC has lost its lustre. It attracts a specific crowd as there’s no Babi in the vicinity and it’s not a good drinking hole. I’d like 118 and it’s surrounds to be the haram counterpart. QUOTE(Osob @ Jan 20 2023, 04:43 PM) 118 has not been fully lit up. Not sure if the lightings will be as spectacular as klcc when it’s operational. That could be one of the factors. I imagine it would be if they’re using modern led tech. Can do so many more colours and custom art work/messages etc.

QUOTE(YoonFhui327 @ Jan 20 2023, 02:42 PM) Back in Nov last year, PNB rented an old building next to Tong Wah Confectionery for a 118 roadshow. They even use the rooftop of the old building that can oversee 118 to put up some stand/banner that introduced the 118 precint. Let's hope there will be cafe/bar owners that willing to invest and open up a rooftop bar/cafe there There’s already rooftop speakeasy’s along Petaling Street area. I’d like to see the abandoned shops along Maharajalela get converted or used in a clever way. I think people are all holding out on the building being completed.

QUOTE(Osob @ Feb 5 2023, 11:44 PM) Why not? It’s a touristy spot. Airbnb could be beneficial. Wasn’t sure what their blanket policy is. They are a bit more conservative after all. I think when it’s “serviced apartment” they will allow but so could be wrong.
