Is there any consensus on relative value of the rental and sub sale price? Ranges from OKR level right up to KLCC levels. Very confusing and all over the place. The owners are trying to manage the market but this is very difficult with over 1k units.

The plans that exist date back to 2014. The land is actually owned by Bulan Sabit Merah (charitable organisation). Leased to Salcon for development on a 70 year tenure. Sounds a bit messy and the view owners would obviously lobby against what goes in front.

No use panicking without further details. The land in front is a hill. The Sunway sales used to say whatever they build can't be very high. Yes I know this is Malaysia and DBKL are as crooked as they come so no use crying until we get further confirmation. Can always invoke the greenie card that tearing down more trees is bad for the environment especially these old ones. Worked in TTDI.

Nonsense. There are offers at 1k+ psf for the 118 facing units. The smaller ones easily 900 psf. In a bit of a twist, 4 bedroom units are probably the most in demand ones cementing this as a preferred own stay area. And we are still a year away from seeing the true potential.

The agents were Sunway staff and expressly said no airbnb. Very factual and to the point. Its a positive that many can view this as a home and not just some throwaway investment.

Early phase is from 700 psf. Some bigger units are less than this. I think offers now are 900-1k psf. 4 bed very in demand.

Ya that's why ROI can't be negative. There's like a 20% capital gain already and rental yield is at least 5%. Mine is 7.5%. This is definitely cash flow positive property.

No la. That's too bold a statement. They have and will make bad decisions too. Judge the project on its own merits. I dont know who can profit from Sunway Cochrane.

FROM. If you're looking at smallest unit, cheapest was from 590k at launch. Psf and quantum price are different math expressions.

I was just refuting the statement that it's negative ROI. This one is a rarity for Malaysian real estate and should just be recognised as such with more upside to go. It might interest you to know that the choice units with great views are getting offers in the 1100 psf range.
