Is there any consensus on relative value of the rental and sub sale price? Ranges from OKR level right up to KLCC levels. Very confusing and all over the place. The owners are trying to manage the market but this is very difficult with over 1k units.

QUOTE(cnyew @ Jul 18 2025, 09:36 AM) anyone knows anything about the empty land beside Sunway belfield, the one beside the shaded walk way to MRT station. Any like future development and who owns it ? The plans that exist date back to 2014. The land is actually owned by Bulan Sabit Merah (charitable organisation). Leased to Salcon for development on a 70 year tenure. Sounds a bit messy and the view owners would obviously lobby against what goes in front. |

QUOTE(Babizz @ Jul 14 2025, 10:29 AM) Yes I remember sunwai increase the price by more than 20k after the extremely hot BBB first day preview. Subsequently block B already much more expensive. I also remember sunwai charged much more for temporary view of 118 as the next land is still empty. I see it as less paying for the 118 view as paying to not face the cemetery. Its a nice bonus of course while it lasts. |

No use panicking without further details. The land in front is a hill. The Sunway sales used to say whatever they build can't be very high. Yes I know this is Malaysia and DBKL are as crooked as they come so no use crying until we get further confirmation. Can always invoke the greenie card that tearing down more trees is bad for the environment especially these old ones. Worked in TTDI.

QUOTE(macbookpro88 @ Oct 26 2025, 12:23 PM) Nonsense. There are offers at 1k+ psf for the 118 facing units. The smaller ones easily 900 psf. In a bit of a twist, 4 bedroom units are probably the most in demand ones cementing this as a preferred own stay area. And we are still a year away from seeing the true potential. |

QUOTE(Azamat_Bagatov @ Oct 26 2025, 11:14 PM) no airbnb allowed? The agents were Sunway staff and expressly said no airbnb. Very factual and to the point. Its a positive that many can view this as a home and not just some throwaway investment.Wonder how those early buyer felt, I am sure some agents marketed it as airbnb project for high return Babizz liked this post

QUOTE(macbookpro88 @ Oct 27 2025, 08:45 PM) Early phase is from 700 psf. Some bigger units are less than this. I think offers now are 900-1k psf. 4 bed very in demand. Babizz liked this post

QUOTE(macbookpro88 @ Oct 29 2025, 11:53 AM) but 700 psf can't be right ? isn't ? if that so, then the smallest unit 790sf, sold for 553000 ? impossible. FROM. If you're looking at smallest unit, cheapest was from 590k at launch. Psf and quantum price are different math expressions. This post has been edited by Cavatzu: Oct 30 2025, 08:19 AM |

QUOTE(bursageek @ Oct 31 2025, 10:24 PM) Which year was the rm700 psf number? If it has gone up to even 900 psf, that's a <30% gain only however many years that is. If it's over 5 years, then annual gain is <6%, might as well have put your money into the US stock market which has doubled (120% to be exact) over the same period. I was just refuting the statement that it's negative ROI. This one is a rarity for Malaysian real estate and should just be recognised as such with more upside to go. It might interest you to know that the choice units with great views are getting offers in the 1100 psf range. Babizz liked this post
