The general standard globally is you can’t do short term stay more than half the year. Expect some variation of this rule once they decide to regulate.

No guarantees. The approved building before was above 44 floors so people were saying get above that but be aware that is a very old plan and things change. What has Sunway SA told you?

Back in 2021, I was told a relatively short (less than 10 storey) education hub or medical facility was being mooted which was different from Salcon’s original plan. So I simply don’t know. But went ahead anyway.

Umm do run the numbers first. If profitability isn’t a big deal to you then eat your heart out.

It’s great that it works both as investment and own stay. But do note that some of the earlier phase 3 bedders sold at like 700k so it’s quite a bit less than what you’d pay.

Truth be told. If you buy a premium unit with view then I think you should do premium ID and target higher income people. I don’t know if room rental/partition works for high end units. It’s contradictory.

If you can’t outcheap the cheap then you have to go the other way in my mind unless numbers really don’t matter to you.

Can safely say that all the unblocked view units will generally be desired the most with A/A being the most successful. Wonder how much of an impact on asking prices for blocked vs unblocked views. Or it just means you get picked first.

Someone quoted earlier in the thread that the high floor Tower C units with view were over 1k psf. So this price is actually not that bad. You get your own facilities.

It’s sales strategy - front of house at the start of all launches to demonstrate brand cohesiveness and cater to ready buyers. Then when things slow down, get the commission agents to hunt down buyers.

You’re giving them too much credit. Their new launches are at the same density as mass market developers and they are coasting on the brand. Always judge their work on its individual merits.

Market is improving as long as the immigration channels are clear and non restrictive. The digital nomad community seem to be taken by KL for now… The quality of our units at their respective price points is still very affordable for most OECD countries.

Better off waiting another year for completed unsold units or subsale as mentioned. No guarantees if they will still be available or there won’t be further price increases but it’s quite unlikely. If u really need the certainty then Go ahead but don’t forget the 800 psf range of property gives you many options both old and new.

Dunno if that’s what they’re doing. How many LV stores do u need in this economy? They need to make it experiential. Showcase Malaysian arts, craft and culture. It’s the right site for it then tourists will come.

The ubiquitous mid range stores like Uniqlo etc should be there along with a lot of fnb options. They need to focus on making it a destination. Being the tallest tower does a lot of heavy lifting. There is so much history in the area they need to lean into.
