I'm not aware if it's part of gov grant. I don't think company will revoke it else many employees will protest.

when all vp and oversupply, market forces will make rent super cheap
with that, cbj looks good value for rental location
with that, cbj will thrive with population and hit critical mass
investors with holding power rejoice
(with added bonus of more companies coming as per press release recently)

Cyber workers not stay in cyber because they not afford to stay in cyber.
Outside people buy cyber just wish for a hensem return when vp.
At the end..........

Thats the only forward for cyberjaya currently. Developer all launch ambitious price...buyer buy ambitious price...but tenant unwilling to match buyer expected roi rental...so buyer must discount/subsidize rental rate to make it realisitcally affordable...then the population factor can increase healthily...how many willing to rent out at a loss for unforseeable future before we see quite a few number of dead chicken at auction...

Half bought for own stay? Tipo. Mostly all are investors. No night life in cyber. Wait till d'pulze open may change the situation. Finger crossed hope for the best.

Been here for many years..I'm seeing cbj is getting crowded by the year. Only weekend u see lesser crowd. But this will change over the next 12 months once we have malls up n running here

Ya. I don't means all cyber workers. Some top earners like you of course afford. thumbup.gif
But I see majority look for accomodation outside cyber like nilai, salak tinggi, dengkil, puchong, putra perdana, science park 2, ...etc. Not because accomodation expensive but the food also expensive.

not because of the food expensive... its because 10%+6%.... and cyberjaya need more food court/restaurant which is without 10%+6%.....

my condo in prime area kota damansara also took about a year to fill in
expect cyber to be slower, but doesnt mean its BAD when that happens

right now serin is a good example of a vped development (the arc is distasteful to me)
alreay ure seing serin is filling up nicely
alot of units up for sale too with good value pricing (buyers market) even i am tempted to snap one stay there

give it time, market forces will play its part
good condos in cyber (good location to some) will eventually do good

Sharing. Not only Cyberjaya has potential extended MRT coming in from Putrajaya through MRT line 2, but it has LRT planned out within Cyberjaya!

The blue railway from Puchong is passing through Cyberjaya and into the edge of Garden Residence ( see the red rectangle box ) and leading to ERL and branch out to Cyberjaya railway.

Just chat with my chairman jmb in cyberia...he have few props in cj. Yup he also confirm with me rental rate and demand have soften a lot in existing cj unit. Some studio asking rate frm rm1200, condo rm 1400-1500 ...even the arc oso asking rm1500 full unit. Room rate start frm rm500 for d arc...older condo shoulf be much cheaper...its a renter market right now...anyway looking in a broader sense its a healthy correction for cyberjaya actually...population will increase...once population increase commercial demand and activity will increase as well...this leads to a healthy population n more n more ppl will see cj as an ifeal place to call home...long term the cj property value will only go up...

I've seen this map before from MPSepang, it's crossing directly infont MMU, and interchange in btw nadayu and tamarind, and straight down to vega residence and then going up to Taman putra perdana...
