Those who have bought cbj die die also have to say cbj is good. Because their mindset have already changed to +ve. No good also turn good.

Those who have missed the boat earlier or not afford to buy cbj property will blast blast all -ve impact of cbj because they jealous.

Now cbj got lot of buyer. Later will have lot of seller. Worry?

Outside people buy cyber just wish for a hensem return when vp.

Ya. I don't means all cyber workers. Some top earners like you of course afford.
But I see majority look for accomodation outside cyber like nilai, salak tinggi, dengkil, puchong, putra perdana, science park 2, ...etc. Not because accomodation expensive but the food also expensive.

Investment are saying growth rate. We want fast fast to earn money. Not wait 5 - 10 yr to earn. Too late. If CBJ after 5 yr only can see it "Wong" then is lousy investment. 5 yr later maybe Rimbayu more happening than CBJ. Or Semenyih also better than CBJ.

I only know 1 formula will bring the area "Wong" :

'When the China Doll or Vietnamese girl started to move around in that area, it is the time for that area to be Wong'

This formula work 100% accurately for me for the last 20 yr. These girls represent the biz activities. More girls, more biz activities. More Wong. And property price will shoot higher. Tenant demand increase.

CBJ has all MNC company. These company only bring low and medium class worker. Will not able to push up the property price fast. That why u will see these people stay outside CBJ. It will go up but at the lower rate. U can't BEAT the market.

I am monitoring CBJ too. If I found China doll/Vietnamese started to do biz around, its time to consider BBB especially the commercial. If a night club come lagi best but not Hard rock.

Haiz....makan gaji employee how to afford to spend more. Spend 1k for dinner already teeth pain. Spending is the one who determine that area can do biz or not. Husband 10k + wife 10k just medium income nia. Where can afford to buy a shop lot in CBJ or a landed house? We need those undefined income people to boost the area. These are the people can that can spend thousands a day kind of people. Then more biz will come because got demand.

That's what I actually want to say. CBJ has slow return in term of investment. Because of what u have mentioned.
For own stay I have no comment.

Don't under estimate rich people. How many night club in Malaysia? How many people there per night? A table can easily cost > 10k per night. Lot of them are regular customer. There plenty of rich people, just they haven't come to CBJ
